Mr. Niranjan Hiranandani

Niranjan Hiranandani, Founder of Hirco and Co-founder of the Hiranandani Group in discussion with Isabelle, Editor Inspired to be Green.

Hiranandani Group is known for projects of Hiranandani Gardens, Hiranandani Business Park Powai & Thane, Hiranandani Upscale Chennai and Bangalore and 23 Marina, Dubai. The group has continually pioneered newer technologies, bold design and precision engineering to create landmark residential townships and commercial complexes. Propelled by the drive to change expectations and the lifestyle of people Hiranandani has ushered in an era marked by higher standards of living and global lifestyle.

What is the motivation behind your “green” building activity?

Humans are a part of nature so I think it is naturally that we are going for green buildings. The Hiranandani Group wants to build better communities and we are not only focusing on one building, we want to transform a whole area to an environmentally friendly community. Decades ago when we entered in the construction field our aim was to construct our buildings with consideration of the environment. To construct buildings and whole townships has certainly a huge impact on the environment, and our target is to transform the surroundings in a positive way, increasing the biodiversity and creating beautiful place to live. Let us talk about the commercial aspects of Green Buildings, we know that there is a certain incremental cost involved, how do you face that challenge?

I think we need to see the “commercials” in a different way. If you can transform a part of a city from a construction land into

a green garden and natural reserve the “payback” happens in a different way. Another reason for us to go for green buildings is that lot of buyers favor green buildings surrounded by gardens and natural forest compared to other modern but very tight construction developments. For us the environment is a top priority and we have taken a lot of initiatives to make Hiranandani Gardens in Powai to one of the greenest places in Mumbai, the success speaks for itself.

Can you tell me a little bit more about your “Green” activities?

We have to think beyond our borders, for us “Green” is not only restricted to the buildings. With a lot of efforts we are creating a whole green environment, to give back a part of land to nature. In Powai we have restored barren areas as well as created beautiful landscapes all around our buildings, walkways and streets. 40 percent of the land is used for the purpose of greenery and open spaces. We have planted over four lakh trees at Powai and created more than 100 acres of gardens and forest in that area.

Ten years ago the 209-metre tall Powai hill, was completely deforested, a victim of extensive quarrying activities. Left to the quarries there would have been no hill there today. The Hiranandani Group purchased the hill from quarry owners, shut down the quarries and took up a massive afforestation programme. This is perhaps the largest environmental initiative by any private developer in India.

Afforestation has helped in conserving soil and maintaining the ecological balance. Proof of this can be seen both in the greenery restored in the hills and the animal life found today, which include over twenty-five exotic species of birds, otherwise found in a natural forest only. A survey found rare birds such as Roseringed Parakeet, Koel, Whitebreasted Kingfisher, Pied Myna, Jungle Babler and many other such unique birds in the afforested area and Hiranandani Gardens. The nursery at the complex tended to by a full time horticulturist has over 500 varieties of plants, trees, bamboos and shrubs, including over fifty varieties of palms, many of which are rare.

We have installed a sewage treatment plant at Powai that processes four million litres of sewage daily. The treated water is then used to maintain 40 acres of gardens.

Hiranandani’s BG House and Crisil House are LEED Platinum rated buildings, will all your upcoming projects be green from now on?

You are right, BG House was Mumbai’s first LEED Platinum rated building. Crisil House is energy-efficient, with a space plan that maximizes the use of daylight. All workstations are within 40ft of a window, and the atrium allows in substantial natural light. Zoning allows ACs to be selectively switched off when spaces are unoccupied, further reducing power consumption. Water is conserved through recycling mechanisms and water-efficient fixtures. A roof garden insulates against heat and absorbs emissions.

We are very proud that we are constructing Green Buildings right from the beginning, but not all of our projects are LEED

or IGBC rated. Our projects are done with an environmentally friendly design in mind, and we will continue this for our future projects as well. The advantage of a LEED rated green building is a better recognition by the people, so we will decide on a case to case basis which of our future projects aims towards a LEED certification.

What are the challenges in constructing a Green Building?

First it is the support of the client which is very important. There are challenges in the way of design, material selection, planning and construction but we should always make our decision in consensus with nature. As a leader in the construction industry we always have to face great challenges and we are facing those with determination. We have shown that it is possible to create beautiful, healthy, eco-friendly living space in a crowded city such as Mumbai.

What is the reason behind your tall Buildings?

Our tall buildings are landmarks, and we want to take up a footprint which is as small as possible to preserve gardens and nature around our buildings.

How do you see the future of Green Buildings?

I see more and more people moving towards Green Buildings. We need to keep innovating and using the best building materials and systems. There are a lot of new technologies emerging which help us in reducing the energy consumption of our buildings. We need to implement those new technologies along with an environmentally design to great buildings for the future. Green Buildings give a direction they are not a destination, and there is constant scope for improvement.

Launch of “GREEnco” RatinG SyStEM foR coMpaniES

Our human destiny is inextricably linked to the actions of self & all other living things. Respecting this principle is the fundamental challenge in changing the nature of business. To create an

enduring society, businesses will need to devise a system where each and every act is inherently sustainable and restorative.

To encourage industry tread this path, CII initiated the voluntary programme “Mission on Sustainable Growth” seeking commitments from companies to reduce their

intensity and optimally use natural resources.

Taking forward this initiative, CII has embarked on a journey to create a comprehensive rating system to analyse the performance of companies

on the greenness of their operations. This rating will be the “first of its kind in the world” which will enable companies to take stock of their

environmental performance and devise their way forward.

CII – Godrej GBC has constituted a Steering Committee involving industry experts for developing a transparent & unique rating system for companies.

The Abridged Reference Guide for the Pilot rating system has been prepared based on the suggestions provided by the Steering committee members. Pilot projects

can be registered with IGBC

Launch of “GREEn

townShipS” RatinG SyStEM

Indian Green Building Council (IGBC) has successfully launched the Green Townships Rating System (Pilot) on 27 January 2011 at an event “Municipalika 2011” (India’s biggest event on Municipal and Urban Solutions) held at Bengaluru.

The IGBC Green Townships Rating System is designed to address the issues of urban sprawl, automobile dependency, social and environmental disconnect. This gives a unique opportunity to design townships and large developments in facilitating a low carbon growth path for India.

IGBC Green Townships will have benefits which include:

• Efficient land use

• Habitat preservation & restoration

• Efficient transportation management

• Proper waste management

• Enhanced quality of life

• Energy conservation

• Water conservation

The Indian Green Building Council along with Ministry of Commerce & Industry has prepared the Green SEZ guidelines. The feedback and suggestions of several stakeholders were sought during interactions held at various major cities - New Delhi, Cochin, Mumbai, Hyderabad and Noida.

IGBC has developed green building rating programmes to cover commercial, residential, factory buildings, etc.; rating programmes would help projects to address all aspects related to environment and is an effective tool to measure the performance of the building/ project.

The IGBC Green SEZ Rating System is an extension of the Green SEZ guidelines. The rating system encourages the projects to surpass the requirements of many codes and standards. The rating programme is a tool which enables the designer to apply green concepts and criteria, so as to reduce the environmental impacts, which are measurable. The programme covers methodologies to cover diverse climatic zones and changing lifestyles.

National Priorities Addressed in the Rating System

The Green SEZ Rating System addresses the most important National priorities which include Site Preservation & Restoration, Reduced Use of Fossil Fuels, Energy Efficiency, Water Efficiency and Handling of Solid Waste.

IGBC Green SEZ Rating System is a voluntary and consensus based programme. The rating system has been developed based on materials and technologies that are presently available. The objective of IGBC Green SEZ is to facilitate the creation of energy efficient, water efficient, healthy, comfortable and environmentally friendly SEZ.

The guidelines detailed under each mandatory requirement & credit enables the design and construction of green SEZ of all sizes and types. IGBC Green SEZ addresses green features under the following categories:

• Site Preservation & Restoration

• Site Planning & Design

• Water Efficiency

• Energy Efficiency

• Materials & Resources

• Innovation & Design Process

Different levels of green building certification are awarded based on the total credits earned. However, every Green SEZ should meet certain mandatory requirements, which are nonnegotiable.

The Emerson Cup 2010 – India & South

East Asia announces its winners in each

category for energy-efficient buildings

The Emerson Cup is an annual award function that recognizes and rewards innovative and energy efficient designs and buildings across India and South East Asia.

The Emerson Cup is an annual event instituted by Emerson Climate Technologies to recognize outstanding innovations and energy-

efficient designs in the air-conditioning and refrigeration industry. The competition, held for the last seven years in China, completed its third consecutive year in India and South East Asia this year. The gala awards night saw esteemed industry stalwarts announce the Excellence and Honorary award winners across categories.

Speaking on the occasion, Mr. Giovanni Zullo, VP Marketing & Product Planning, Emerson Climate Technologies said, “The HVAC industry in particular makes a significant contribution to the green building movement on the fronts of energy efficiency and indoor air quality. In this area Emerson is deeply engaged not only in the development of energy efficient technologies but also in supporting the process of adoption. The Emerson Cup is an initiative to recognize the leadership, innovation and courage to drive change, by individuals and their organizations, giving creative designers an opportunity and an incentive to showcase their work.”

The Emerson Cup 2010 had launched awards in five categories, namely –

The Excellence award for the New Buildings category (residential and commercial buildings) was given to Clancy Global for La Residency, Thane, Mumbai while the Honorary award was bagged by Venkataramanan Associates for KBL – Yamuna, Pune. The Special Applications Excellence award was presented to Sanjay Prakash & Associates for Banjar Tola, Kanha while the Honorary award was presented to Mr. Pankaj Dharkar for their URL Biotech Research Centre, Ahmedabad. The Retail and Refrigeration category witnessed high number of unique nominations, in which Dr. R Sarvanan from Anna University, Chennai won the Excellence award, followed by ACR Porject Consultants for Colour Film Vaults for National Film Archives, Prasar Bharti - All India Radio. In Retrofit category, Excellence award winner was The Galen, Singapore project while Mr. Pankaj Dharkar

won another Honorary award for the Cadila Health Care Ltd.The students’ category invited ideas from students for reducing carbon footprint of their institutes or college buildings. Engineering student Wilson Montereo from De La Salle University, Philippines and a group of Architecture students from Dr. Bhanuben Nanavati College of Architecture for Women, India won the Students’ Cup.

Overwhelmed with the response during the award ceremony, Mr. Shrikant Bapat, Managing Director, Emerson Climate Technologies (India) Ltd. said “Emerson believes in energy responsibility and we do our bit by recognizing green buildings across Asia. The Emerson Cup has gained a lot of traction in the Indian industry over three years. The Emerson Cup jury was impressed with the quality of entries received this year.” He added, “This was a proud moment for Emerson and we look forward to continue to build momentum in the coming years.”The Emerson Cup saw a phenomenal rise in entries this year with triple the number of main category entries and the Students’ category grew seven times. All projects were judged by an independent and international panel of judges from India, Philippines, Singapore and Thailand. Existing BuildingsLEED 2009For Existing Buildings

LEED for Existing Buildings provides the existing building stock an entry point into the LEED

certification process, and is applicable to:

• Building operations, processes, systems upgrades, and minor space use changes.

• Buildings new to LEED certification as well as buildings previously certified under LEED for New Construction.

LEED for Existing Buildings is a method for building owners and operators of existing buildings to implement sustainable operations and maintenance practices and reduce the environmental impact of a building over its functional life cycle. Specifically, it addresses exterior building site maintenance programs; water and energy use; environmentally preferred products for cleaning and alterations; waste stream management; and ongoing indoor environmental quality. LEED for Existing Buildings is targeted at single buildings that are 100% owner-occupied as well as multiple-building projects and single, multi-tenant buildings, which can potentially qualify under certain conditions (see the USGBC Web site for more information). LEED for Existing Buildings is a whole-building rating system; individual tenant spaces are ineligible.

LEED for Existing Buildings Initial Certification vs. Recertification

Any first-time certification application to the LEED for Existing Buildings program is considered an initial LEED for Existing Buildings certification. This includes both applications for buildings never LEED certified and buildings previously certified under LEED for New Construction. Any LEED for Existing Buildings application for a building previously certified using LEED for Existing Buildings is considered a LEED for Existing Buildings recertification. These buildings can apply for recertification as frequently as annually and must file for recertification at least once every 5 years to maintain their LEED for Existing Buildings status.

Performance Period for LEED for Existing Buildings Applications

Documentation required for LEED for Existing Buildings Certification Applications include performance data for the building and site over the performance period. The LEED for Existing Buildings Performance Period is the period during which building performance data is collected for inclusion in a LEED for Existing Buildings certification application. The Performance Period may not have any “gaps”; it must be a continuous interval of time.

Requirements for Initial Certifications

Duration

For initial LEED for Existing Buildings certifications the Performance Period must be at least three months long. In some situations, specific prerequisites or credits may require more than three months of data, in which case historical data can be used to supplement the Performance Period data, or the three months of Performance Period data can be extrapolated to annual data following the guidelines in the LEED for Existing Buildings Reference Guide. The maximum Performance Period duration for any prerequisite or credit in an initial LEED for Existing Buildings application is two years.

Consistency across Prerequisites and Credits

Consistent start times and durations for the performance periods for each prerequisite and credit are preferred but not strictly necessary. However, all performance periods must end within a shared 60-day window. For this example, the shared window extends from October 30 to December 30. Certification application must be submitted to USGBC within 90 days of the end of the shared 60-day window.

Duration

Though the performance period can be as short as three months for initial LEED for Existing Buildings applicants, consider a longer performance period, which will provide a more robust picture of the building’s performance. A full year of data, for example, will reflect seasonal variations in resource consumption (irrigation rates, heating and cooling loads, etc.) and occupant behavior (commuting choices).

In any case, the maximum performance period duration for any prerequisite or credit in an initial LEED for Existing Buildings application is two years.

Timing

Ideally, the performance period should be identical across all prerequisites and credits, and all policy, operations and equipment changes undertaken to meet LEED for Existing Buildings requirements should be fully implemented BEFORE the start of this universal Performance Period, as the building performance data collected should reflect those changes. If major changes to building operating procedures or equipment occur during the Performance Period, it is best to collect at least three months of data after such changes to help identify any new trends in the performance results.

Requirements for Recertifications

The performance period for recertification applications runs from the time of the last certification under LEED for Existing Buildings to the date of the time of the filing of the recertification application.

• As a result the performance period for these recertification applications can be as short as 1 year and as long as 5 years.

• Performance data for the entire performance period need to be provided with LEED for Existing Buildings applications. Performance data need to be provided for each year of the performance period so that ongoing annual performance is demonstrated. If data cannot be provided for a building for the entire performance period, then an application for first-time certification application needs to be submitted instead of a recertification application, and there will be a gap in the building’s certification history.

Chennai’s Green Library

Asia’s First Leed Gold Rated Library Building Situated in Chennai

“LEARN, LIVE, WORK, RELAX AND BE GREEN”Anna centenary library building is constructed as a state of art library building by Department of public libraries, Tamil Nadu State Government. The building is located in a well developed area in Kotturpuram, Chennai amidst Educational/ Institutional surroundings and easy access from all parts of the city. The building has been developed in 8 acres land with world class facilities with approximate built up area of 3.8 lakhs sft. The vision “is to be an internationally recognized urban Library known for excellence in learning, innovative research, and community engagement that contributes to the economic vitality, environmental sustainability, and quality of life in the Chennai region and beyond”. This demonstrates the commitments of the Tamil Nadu state government towards protecting the environment for future generation.

The library building complex consists of Library building (G+8) and an auditorium (G+1) to accommodate 1200 persons. To improve the thermal comfort of the occupants, the building has been provided with adequate air conditioning.

The project achieved the prestigious LEED Gold rating given by Indian Green Building Council under New Construction rating. This is a unique achievement for the Tamil Nadu State Government and happens to be the first library building in the Asian region to get this coveted rating.

Green Building Features of Anna Centenary Library Building:

We are learning, sometimes the hard way, that battling nature is an expensive and ultimately futile effort. Nature is a complex set of systems, each with its own integrity and life cycle. Respecting these natural systems and creating structures and communities in concert with them is the foundation of “sustainable development”.

Incorporating “green” elements successfully and cost effectively into any project is an “art” that requires a multi-disciplinary, integrated approach as well as a long-term view of “value”. It also requires at least one powerful stakeholder who makes “going green” a requirement of the project.

Some of the green elements incorporated at Anna Centenary Library:

Sustainable sites:

• The top 20 cm soil during excavation is protected and used for landscape applications.• Project is located in a well developed area and has access to all the basic amenities, which

channels development to urban areas with existing infrastructure.• Project has two nearby bus stops, which encourages the use of Mass transportation system.• The project is provided with 341 numbers of car parking spaces, in which 18 car spaces have

been earmarked for car/ van pool spaces.• 11 number of 15 amp sockets has provided in the parking lot to encourage the use of

electric vehicles.• Extensive landscape is provided to an area of 6361 Sq.m. to address the heat island effect.• Adequate rain water harvesting structures (rain water sump and percolation pits) of

capacity 780 m3 is provided, which ensures the good rain water harvesting and increase in ground water table.

• A collection well/ sand filter is provided at the lowest point of the site, which helps to remove the sediments from storm runoff moving out of the site.

• To reduce the heat ingress in to the building, the library terrace area is painted with high albedo paints and green roof is provided to Auditorium terrace and Library terrace level at 1st, 2nd and 3rd floor.

• Efficient lighting system is designed to ensure there is no light pollution from the project.

Water efficiency:

• The project is provided with onsite sewage treatment plant of capacity 75 KLD to treat the wastewater produced from the building.

• Only treated waste water is used for Landscape irrigation and toilet flushing requirements

• High efficient Landscape irrigation systems – Drip and Sprinkler system

• To reduce the potable water consumption, the building uses only water efficient fixtures and achieved water use reduction of 64 % compared to a standard building and the flow rates are as follows, • Water Closet – 1.6 GPF• Urinals – 0.4 GPF• Wash Basin – 1.7 GPM• Sink – 1.7 GPM• Shower head – 1.7 GPM• Health faucet – 0.026 GPM

Energy efficiency:

• The project uses high efficient air cooled chillers with COP of 3.11.

• Energy saving heat recovery wheels and Demand control ventilation are provided.

• 75 mm thick over deck roof insulation of extruded polystyrene.

• Achieved a very low lighting power density of 0.71 W/Sq.ft against 1.3 W/Sq.ft.

• Day light controls for perimeter areas are provided.• Glazing (DGU) with low Solar Heat Gain Coefficient of 0.2.• High efficient motors, pumps and fans.• Project achieved 17.5 % of energy use reduction

compared to a standard building.• CFC and HCFC free HVAC and Fire suppression system.• Energy and water meters are provided at strategic

locations to quantify the energy and water usage.

This building would consume 30% less energy and 20% less potable water consumption without affecting the indoor condition and occupants comfort. In a nut shell, the additional investment made to obtain the Gold rating would get paid back in just 2.5 years period through operational energy efficiency. This demonstrates green makes economic sense.

Materials:

• To segregate the waste generated in the building six numbers of waste bins are provided in the each floor level and a common collection yard at ground level with a collection area of 525 Sq.ft.

• 75 % of the construction wastes generated are reused within the site and sent for recycling.

• The project used building materials with recycled content value of 12 % by cost of the total material cost.

• To support the regional economy and to reduce the environmental impacts resulting from transportation, the project used 77 % of the building materials manufactured and extracted locally, i.e. within 500 Mile radius.

Indoor Environment Quality:

• For improved occupant comfort and well being the project is provided with, increased fresh air of 30% more than the ASHRAE requirements.

• Smoking prohibited Environment.• Only low VOC products (Paints, Adhesives

and sealants), CRI certified carpet and MDF & plywood free from urea formaldehyde resins are used in the building.

• Only eco friendly house keeping chemicals are allowed inside the building premises.

• Chemical rooms inside the building are provided with deck to deck partitions and negative differential pressure of 5 pas is maintained.

• DCV system and CO2 sensors are provided in densely occupied areas (more than 25 persons in 1000 Sq.ft.)

• 15 days building flush out is carried out prior occupancy. MERV 8 filters were used during flush out and MERV 13 filters after flush out.

• All the equipments and systems are protected from dust and moisture during construction.

• Entry way mats are provided with minimum 6 feet long in all the main entrances.

Building Insulation with Polyurethane

Introduction –Need for Thermal InsulationEnergy conservation is an increasingly important issue today. Not only does the cost of energy continue to rise, but scientific studies continue to reveal a direct cause and effect between energy consumption and larger sustainability issues –such as global warming, air pollution and the Urban Heat Island (UHI) effect. A recent study by the Georgia Institute of Technology estimated that more than 50% of energy consumption is directly or indirectly related to building or building construction.

Building insulation offers the largest CO2 savings potential of all energy efficiency improvement measures and achieves energy savings with the highest negative CO2 abatement costs and the highest net financial gains for society. In 2001, the Indian parliament passed the energy conservation act and established the Bureau of Energy Efficiency,BEE, which formally launched the Energy Conservation Building Code (ECBC) that prescribes guidelines for efficient use of energy in buildings in May 2007.

Polyurethane InsulationRigid polyurethane and polyisocyanurate (polyiso) insulations are among the most cost-effective, energy-efficient and versatile construction materials available, used for wall and roof insulation, air barrier sealants, and insulated doors and windows, rigid polyurethane and polyiso foam products deliver a unique combination of properties that help reduce energy consumption,maintain uniform temperatures and lower noise levels in homes and commercial properties. The properties of rigid polyurethane and polyiso foam reduce energy transfer, resist moisture, maintain dimensional stability,remain airtight and often support a structural role. These materials function without deforming, distorting in temperature extremes ranging from -75 to +120 deg C.These products have some of the highest insulating R-values per inch among commercially available insulation products enabling thinner walls and lower profile roofs that maximize energy efficiency.

Rigid Sandwich panelsRigid polyurethane foam core is sandwiched between metal sheets. Apart from having very good thermal resistance the composite panels are light in weight and longer lengths ensure very fast construction speed, these panels can be manufactured in desired thickness and sizes.

Spray Polyurethane Foam (SPF)Spray applied PU Foam for thermal Insulation is A 2 Component Foam system, spray applied at Site. This allows spray application on complex Substrates/shapes, confined spaces lowering Transportation costs simultaneously.

Polyurethane Slabs & Cavity Insulation The PU slabs are fixed in the cavity walls and over the roof. The thickness of the slabs can be selected as per the requirement. These boards are faced with a variety of materials such as paper and aluminum.

savings, a healthy indoor environment and protect the environment. Mumbai based Mr. Kapil Bhalla, Studio for Environment & Architecture has designed this hotel. The design of Swissôtel takes its inspiration from the Sunderbans, one the most unique ecosystems in the world. Elaborating further, Mr. Kapil Bhalla explained, "We came with ideas for the project by combining tradition and innovation, with an appreciation for nature while capturing the essence of West Bengal's culture and craftsmanship.” The modern architecture of Swissôtel makes it eye-catching as it offers many unique features such as “the city’s largest pillar-free conference hall” named Bern, which covers 7,064 sq. ft. and can be split into separate areas, complete with conferencing technology.

Soft House by Sheila Kennedy

Habitat 2020 by Philips design probes

Sheila Kennedy, an expert in the integration of solar cell technology in architecture who is now at MIT, creates designs for flexible photovoltaic materials that may change the way buildings receive and distribute energy.

Soft House is a structure that can create close to 16,000 watt-hours of electricity by transforming household curtains into flexible, semi-transparent, solar collectors.

Textiles have been a fixture of architecture and design for their ability to define and modify a space. For Sheila Kennedy, textiles are just another material from which energy can be generated. The thin-film photovoltaic textiles are essentially solar panels created from organic photovoltaic. While not as efficient as the silicon based type, they are able to be molded and modified without any manufacturing process.

The cost of the solar textiles would, at current, make it cost prohibitive. However, Kennedy’s work on this project shows that renewable energy technologies can be easily integrated into designs in ways that had never been thought of before.

Creating a sustainable housing for a Megalopolis in China 2020 explores a project that integrates electronics and biochemistry. With this concept, the current approach of building and habitats is dependent on the grids of energy and water supply will definitely change. The building materials can be used for shielding purposes and these future habitats of China are designed to have sensitive functional skins that will act as membranes to harness energy. In addition, the membrane creates a strong link between the interior and exterior of the habitat whilst being used as a transporter, collecting and channeling the elements of air, water and light from the outside.

The concept fundamentally changes the current approach to buildings and habitat. Whereas building surfaces are currently inert ‘dumb’ materials only used for shielding purposes, this future habitat shifts to sensitive functional skins that are ‘alive’ and act as membranes to harness energy. A membrane creates a strong link between the exterior and interior of the habitat and can be used as a transporter, collecting and channeling the elements of air, water and light from exterior to interior. This will supply the habitat with all necessary sources to be able to live off the grid.

Ultimately it explores the integration of electronics and biochemical functionalities into the inert material of the built environment.

Singapore City by Foster + PartnersA new green complex from world renowned architecture firm Foster + Partners will be adding more than a dash of green to the Singapore skyline since 2007. As sustainability becomes an essential ingredient to development in this island nation, the UK-based firm is leaving no stone unturned to make good use of alternative energy sources in this 150,000 square meter mixed-use project.

The complex will fill an entire city block between Singapore’s Marina Center and the Civic District with commercial, residential, retail, hotels, and a ‘green’ link to a Mass Rapid Transit (MRT) station. All facades will be fitted with solar cells and, to help control solar gain, direct sunlight will be filtered through ribbon-like canopies rising from the base of the entire complex to the exposed east and west elevations of the towers.

The canopies will form vertical louvers at the elevations and provide more renewable on-site energy with integrated thin-film solar arrays. Vertical green spaces and extensive sky gardens are also important components of the towers, further greening the whole structure with natural vegetation and ambient temperature moderation.

The slanted facades are designed to catch the wind and direct it downwards for natural cooling of the ground floor spaces. A rainwater harvesting system, geothermal heating system, chilled beams and ceilings, and an ice storage system for cooling are further enhancements planned for the complex.

While it looks intensely complex, the design takes advantage of simple green building principles like passive solar, natural ventilation and natural cooling. The building will function in sync with the surrounding climate, and just might be the perfect merger of elevated architecture and grounded green building.

Iwamoto Scott Architects Vision “San Francisco in 2108”San Francisco is already one of the greenest cities in the US, but check out this wild new concept from Iwamoto Scott Architects to completely remake the city into an ecotopia by 2108.

The design, which is as visually stunning as it is thought-provoking, recently won the History Channel’s City of the Future competition. It’s a full-scale urban system that combines the most innovative green technologies with San Francisco’s unique micro climate and geologic conditions, to produce a compelling vision for the future. Hydro-Net, as the project is known, is designed with algae-harvesting towers, geothermal energy ‘mushrooms’, and fog catchers which distill fresh water from San Francisco’s infamous fog.

It is an extensive network of above ground and underground systems that fulfill infrastructural needs for the movement of people, water, hover-cars, and energy throughout the city.

This network would connect water, power collection, and distribution systems across the city, forming one giant super-system that would resemble seaweed and chanterelle mushroom in its form. The aquifer and geothermal sources beneath San Francisco would be utilized as the source of water and power, while ponds and “forests” of algae would produce hydrogen.

The walls of the network would consist of carbon nanotubes walls, which would store and distribute the hydrogen generated by algae. The hydrogen would in turn be used as fuel to run hover-cars in the underground tunnels. The network also includes fog catchers that harvest air moisture, ecotowers, and more.

Asia’s First Tidal Power Plant in India

University of Texas at Dallas scientists are spinning yarn out of powder-infused carbon nanotubes in the hopes of creating textiles that can power the latest iPad. The nanotubes give superconducting particles, such as boron and magnesium powder, a more manageable form without binders or lasers. Their goal: To weave this energy-transmitting yarn into lightweight batteries you can wear.

Powdered materials like boron and magnesium play a vital role in battery electrodes, superconducting wires, and even catalysts in fuel cells, but they are difficult to work with without complicated processes to bind their shape. By “growing” a web of nanotubes and then spraying it with the powder, any finely ground material can be turned into a “sewable, knittable, knotable, braidable yarn,” says Ray Baughman, director of the university’s Alan G. MacDiarmid NanoTech Institute. The powder, which can account for 95 to 99 percent of the yarn’s weight, is trapped inside the twists of the nanotube web. “When you wash it, almost all the powder is retained,” he adds.

The concept of wearable batteries that look like regular clothing could be a major game-changer. Designers worldwide will be clamoring to incorporate energy-storing textiles into their collections. No need to search for a power outlet—charging your device could be as simple as plugging it into your T-shirt.

India has joined the tidal power wave with the approval of a commercial-scale tidal power plant in the Gulf of Kutch. The 50 Mw plant will be developed by the London-based company Atlantis Resources Corporation in partnership with Gujarat Power Corporation, and construction will start this year. The plant should be operating by 2013, making it the first of its kind in Asia (Korea’s tidal power plant won’t be finished until 2015).

Last year, Atlantis unveiled the world’s largest tidal turbine in Scotland, where they installed a 378 Mw tidal power project. An initial economic and technical study by the company indicated that the Gulf of Kutch could produce as much as 300 Mw of extractable tidal power, but the plant is likely to be scaled up to a capacity of 250 Mw.

Tidal plants usually take between eight and twelve years to break even, but their environmental advantages are unparalleled. Tidal power is incredibly predictable, making it one of the most reliable sources of renewable energy.

Zero Energy Space brought this concept to reality and showcases a building which even runs the air-conditioning system fully on solar power.

The Zero Energy Space shows future technologies of buildings and opens up the possibilities of energy-efficiency and energy generation on site. The Zero Energy Space shows the latest green building technologies on 360 sqft in action and invites all stakeholders in the construction industry to experience the new level of building green. The building is transported in one piece and started its journey from Chennai to Mumbai to New Delhi and from there to Bangalor to be featured at construction related exhibitions in the country.

The concept of the Zero Energy Space was developed by Isabelle, managing the operations of Inspired to be Green, “I am fascinated of the potential of Zero Energy Buildings. Worldwide buildings consume around 30% to 40% of the total energy produced (as stated by UNEP). We are showing that every single building out there has the possibility to be energy efficient and generate all its power needs on its own, that implies that it is possible to reduce the word’s energy consumption by 30% to 40%. This is a solution for climate change, power shortage and clean energy generation at the same time.”

The success of the Zero Energy Space lies in the combination of the most advanced building technologies available. It has taken a period of 5 month to find and select the best materials and systems available, the actual construction took only 2 weeks. Walls and Roofs are made with a strong, lightweight and modern technology using Everest Fiber Cement Boards and EPS and XPS insulation from Beardsell and Supreme Petrochem. The building is fully air-conditioned with solar power and shows the most efficient building materials and technologies available on the market.

“A majority of the energy used in the building is for air conditioning and lighting. To reduce the AC load, first you have to prevent the heat entering your building through the building “skin”. Solar reflective paints which can reduce the surface temperature by up to 5 degree Celsius have been applied on exterior walls and roof. Construction with fiber cement boards and 2 inch insulation panels reduce the heat conduction further. The UPVC framed windows which are double and triple glazed units with solar reflective properties also play a major role in the system. The cooling load is reduced drastically and the air conditioning system can work even more efficiently. To create a healthy environment we have applied only LOW VOC paints and using a 100% fresh air cooling unit. Lighting of the building is done with help of the latest LED technology.

In this project, we are using only a little more than one regular light bulb to light up the entire space (78 W to light 360 sqft) and a 1 ton air conditioner for 350 square feet (typically you require 1 ton for every 100 square feet). Power requirements are taken care of by the photovoltaic system installed on the rooftop and all generated power is saved in a battery bank, to provide over 6 hours of back up energy. The building has no connection to the electricity grid and is full self sustaining. The bathroom is using all water saving fixtures to save our scarce resources of fresh water.”

The Zero Energy Space is a fully functional prototype, and this concept can be adapted and applied for an IT building, or a residence or even a school. It is possible that we build self sustaining structures and reap the benefits of energy savings and high comfort at the same time.

The target behind the Zero Energy Space initiative is to educate people about the intelligent use of technology and give them the experience and feel of such a building. Green Buildings help to save the environment, save you money and have a positive impact on your health. Now that’s a win-win situation for everyone.

1. When and how did you get to know about Green Buildings?

Akshaya has been in the forefront of real estate development in South India since 1995. Ever since inception we have been consciously looking at ways and means to minimize the depletion of environment and have tried to use recyclable materials in our construction. In our country the green movement in real estate space began to gain momentum with the formation of the IGBC in the year 2001. I have been a member of IGBC since 2008 and our company is also a life member of the Indian Green Building Council. 2. What was the reason for you to take it up in your own projects?

As a responsible corporate citizen, at Akshaya we believe that our pursuit of wealth creation cannot be at the cost of being insensitive to the environment. We desire that we should leave behind a better place for the future generation to live in.

Global warming is a phenomenon that is of concern all across the globe and our efforts in how to contain the global warming and the accompanying climate change, is going to decide what kind of world we want to leave behind for our future generations.

Our industry, one which constructs buildings is one of the major contributors to climate change. The energy used to heat and power our buildings leads to the consumption of large amounts of energy, mainly from burning fossil fuels - oil, natural gas and coal - which generate significant amounts of carbon dioxide (CO2), the most widespread greenhouse gas. Recent survey shows that buildings in the U.S. contribute 38.1 percent of the nation's total carbon dioxide emissions and our country cannot be far behind.

Reducing the energy use and greenhouse gas emissions produced by buildings is therefore fundamental to the effort to slow the pace of global climate change. Buildings may be associated with the release of greenhouse gases in other ways, for example, construction and demolition debris that degrades in landfills may generate methane, and the extraction and manufacturing of building materials may also generate greenhouse gas emissions.

We have decided to design our buildings as GREEN buildings to reduce the overall impact of the built environment on human health and the natural environment by efficiently using energy, water, and other resources protecting occupant health and improving employee productivity, reducing waste, pollution and environment degradation. In our projects we undertake a conscious effort to reduce the carbon footprint.

From the industry perspective going green ensures that waste is minimized at every stage during the construction and operation of the building, resulting in low costs. Coupled to this is the environmental benefit of enhancing and protecting biodiversity and ecosystems improve air and water quality reduce waste streams, conserve and restore natural resources. 3. What challenges did you and your team have to face while construction a green building in India? The prime challenge is to understand that sustainable development can occur only if the planners and architects work together from the inception stage itself as I have realised that if the same is not initiated then to implement the same at the execution stage becomes difficult to implement technically. The challenges we have faced includes a) identifying the right site b) The availability of Green materials that save on energy c) Reuse of recyclable water for flushing.

4. A lot of people think that Green Buildings are much more expensive then conventional construction. How did you face the cost aspects and why did you invest more into your building?

At Akshaya we realise that the construction cost of Green Buildings is more than the conventional construction. Typically when one constructs keeping the environment need in mind there is no significant change in cost but in the process of complying with the parameters laid down to achieve LEED Silver, Gold or Platinum certification the cost can escalate by about 5% which can be recouped by reduced maintenance cost.

Our decision to GO Green has been arrived at for the following reason: Buildings that consume least energy provide the best value for the public through both life cycle cost benefits and positive effects on human health and performance.

A recent study reflects that buildings designed with minimum energy use, shows that energy use is down 26% and occupant satisfaction up 27%, compared to commercial office benchmark data. More importantly, buildings, which use an integrated design approach, deliver significantly better results with less energy consumption, lower maintenance costs, and less water use.

The careful use of materials can reduce energy consumption during the manufacturing process and protect the health of occupants. Careful construction techniques can reduce the amount of construction waste that reaches landfills by 95% or more. Re-use of existing structures can reduce resource consumption while preserving our country’s heritage. Careful designing can make buildings perform better from both environmental and human perspectives: proximity to transportation reduces pollution and improves occupants’ quality of life. The key is holistic, integrated consideration of all the factors that influence building, including consideration of the decision of whether to build at all.

5. How do you see the future of green buildings in India?

Green Buildings is the way forward and if we want to bench mark against the global standards then we need to ensure that our developments are sustainable in order to preserve the environment and prevent depletion. We need to take a conscious decision and construct only GREEN Buildings.

6. What are the plans for your upcoming "green" projects?

At Akshaya we have taken a policy decision that all our projects/ buildings will be Green. Currently we are developing Residential projects Orbit 11 in Coimbatore, 36 Carat on PH Road, Chennai ,The Belvedere in Urapakkam Chennai and project January in OMR Chennai. Apart from this we are developing commercial projects Domaine and Rubics Square in OMR Chennai and commercial project VIBGYOR in Nungambakkam, Chennai. The area being developed in these projects all of which will be Green Buildings is around 1.42 million sq ft.

7. Your personal advice to builders who are not "green" up to now?

My personal advice would be that as responsible citizens we need to ensure that we construct only Green Building so that we can leave behind a greener planet for our future generations.

Energy Invention

There are endless sources of waste heat in our buildings and industrial processes. Like waste heat from condenser units or as a

result of mechanical processes. Up to now there are no widely commercialized appliances to convert heat of 80 degree celsius into mechanical/electrical energy. The invention of a LOW temperature SMA Heat Engine could revolutionize the use of low temperature heat which can even be produced by simple solar water heaters.

The heat engine utilized Shape Memory Alloys (SMAs) and the principle of magnetic levitation for converting low-grade thermal energy into mechanical energy. Further the heat engine can operate over a wide range of temperatures by selecting an appropriate SMA.

The technology is patented and could find many different applications and bring renewable energy generation to a different level. Greenroute Enviro Technologies Pvt. Ltd and the inventor of the SMA Heat Engine have received several prestigious awards and are now looking for business partners to commercialize this engine. Technology and working principle behind the 3 KW prototype engine: The SMA wire contracts upon receiving the thermal energy from

the heat transfer fluid. The contraction exerts a force on a corresponding lever that is coupled with the SMA wire. The force exerted on the lever pushes a stator magnet of the plurality of stator magnets towards a rotor magnet of the plurality of rotor magnets. Like poles of the stator magnet and the rotor magnet repel each other, to cause a kicking action. The kicking action causes the rotor to rotate, which further rotates the output shaft. Rotation of the output shaft causes the first circular disc and the second circular disc to rotate simultaneously. This rotation causes the contracted SMA wire to break contact with the heat transfer fluid. The SMA wire is exposed to air, and expands upon losing the thermal energy. Further, the rotation causes an adjacent SMA wire to contract the heat transfer fluid and receive the thermal energy. The adjacent SMA wire undergoes the contraction, and causes the rotation of the output shaft. This cycle is repeated till the heat transfer fluid continues to provide the thermal energy to the SMA wires.

The new trend in India is to craft green buildings by focusing on environment friendly options which are LEED rating, ECBC compliance or

Griha rated. Also, the sudden wake of construction industry is surprisingly good for the country as a whole, accompanied by an added advantage to reduce global warming. One cannot sideline factors like environmental protection, global warming, green buildings, hybrid cars, energy saving and more.

Max Healthcare, having created a distinction in healthcare with a clear focus on service and medical excellencies, also nurtures a vision to incorporate the best practices in its infrastructure. Within a built up area of approx 0.23 million sq.ft. The “Max Super Specialty Hospital” in Patparganj received LEED India Gold Rating under IGBC and is the First LEED certified Hospital Building of Northern India and also the first building in Delhi to be awarded the Gold Rating on LEED Certification.

This 258 bed facility with best patient cares services in sync with the technology merges sustainable features with the complex services of a Tertiary Care Super Specialty Hospital Building. Its designed to enhance the maintenance of health, rather than the management of disease, reduce stress by creating a more relaxed environment and support peoples

dignity and identity. The basic design principles include, ‘the healing environment’, patient focus, energy efficiency, life cycle costing a wealth of previous experience/post occupancy evaluation, knowledge of current and future trends, value for money, community involvement with cultural references, natural light and views, clarity of entrances and circulation (people oriented).

The extension of Max Super Specialty Hospital to provide an additional capacity to the overall hospital development was located on an area of the adjacent vacant site, thereby allowing for the possibility of a further re-development of the existing hospital at some point in the future. Sitting/orientation of the main entrance and the primary face aspect of the building was dictated with little flexibility, facing South East. Given the large amount of accommodation required within the service profile and the small ground cover allowable, a multi-level solution was inevitable. Three basements were created with to accommodated the Oncology Department, Service Area and car parking. Ground levels were carefully modeled to allow entrance to the emergency and trauma unit at the rear of the building, whilst the main entrance was located at the main ground level above.

A prudent and cultured organization advocates the importance of environment conservation with utmost precision,

not only focusing on its core subjects but also taking care of its impact on the secondary factors.

The main out-patients departments and clinical facilities were located at the lower levels in a footprint that covered the whole of the available ground cover area. To aid orientation, a central light well was created, helping to bring additional daylight into the centre of the building. Above the third floor podium, which was designed as a raised garden area, the in-patient accommodation was arranged in a U-shape around the sides and rear of the block, to optimize on daylight and views over the podium garden for each of the habitable rooms. The overall effect successfully meets the general design principles stated above.

The hospital uses energy-efficient light fixtures which reduces the power consumption and further air-conditioning power load because of less heat from fixtures. The power consumption (post survey) shows reduced energy levels more than 18 percent which includes power usages of machines andequipments used in the hospital. The building also maintains the IPD (Light Power Density) as low as 0.7 watts per sq.ft. of area which is very low for hospital lighting design.

Power savings are achieved without sacrificing the Lux level of such a critical environment, the hospital maintains the Lux required by NBC (National Building Code).

Further, the delicate lighting design also respects the outdoor environment as the light fixture

which are installed outside are all inward focused fixtures and there is a minimum light pollution level around the surroundings of the hospital (no sky glow at night).

The hospital focuses on the fresh and waste water issues by complementing sustainable features. The supply fixtures used inside the building are low flow fixtures. The LEED submitted report shows a 40 percent reduced water usage as compared to any other conventional building. The water once used after treatement is reused for entire landscaping and flushing purpose, which saves the direct use of water. The entire landscaping has been done taking into account that water for the landscaping is 100 percent reused water. Further, the project has used plant species which require less water throughout the year. It has also used the green pavers which increases the green cover all around the building to

ultimately give the green environment a respectable ratio to built-up mass.

The project has given significant importance to air-conditioning, heat reduction, passive measures such as double glazed glass windows, reflected roof top tiles etc, that were installed to reduce maximum heat impact on the building. The building follows ASHRAE (American Society of Heating, Refrigeration and Air-conditioning Engineers) which is the bench mark standard for HVAC and is known for their accuracy in calculating permutations and combinations for savings (LEED recognizes and follow these standards). The hospital uses R134a, which is worldwide considered as safe refrigerant. Post completion, stringent indoor air quality checks were carried out on-site to ensure best quality of air is reached to end users. To maintain good air quality standards, the hospital has also used low VOC compounds for all finishing materials such as paints, adhesives, etc.

The introduction of daylight and outside views as strategic points within the building plan enhance the quality of the internal environment. Productivity of building users increases within a properly ventilated; day lit and well designed environment so patient and staff comfort for environmental design issues. The building is designed to use less energy, with a more economical running and maintenance cost in long term. The design of the project focus on careful attention to sitting, Orientation, design and planning

for user comfort rather than the costly innovation or high maintenance controls.

Keeping all LEED certification measures as top priority, Max Healthcare has declared its commitment towards the environment protection campaign. The Max Super Specialty Hospital Palparganj will now encourage and accelerate the global adoption of concept of Green Building and has become a paradigm not only for the upcoming hospitals, but also for the green building aspirants of the nation.

topic around the world, with new projects providing more and more evidence that it is possible to combine ecologically and financially sound a p p r o a c h e s , especially in the area of public and commercial buildings. As part of the global Bayer Climate Program, Bayer MaterialScience launched its EcoCommercial Building (ECB) program which seeks to provide building decision makers with a collaborative network of product and service providers, focused on the construction of sustainable, net-zero energy commercial buildings through integrated design and innovative product solutions. The EcoCommercial Building program has a proven track record with three innovative buildings that have been constructed in different climates, with different energy resources and under different site conditions. The first EcoCommercial Building, the Bayer administration building in Diegem (Belgium), which has already been operational, was awarded the “Belgian Prize of Architecture and Energy”, in October 2009. The second, children’s day care centre in Monnheim (Germany) achieves an emissions-neutral energy balance over the course of the year and received the prestigious award for “Energy-Optimized Building 2009” by German Ministry of Economics as part of the “Berliner Energie Tage” event.

Recently, Bayer MaterialScience inaugurated the annual net-zero energy & zero-emission EcoCommercial building at Greater Noida, near New Delhi, India. The building draws 100 percent of its electricity, annually, from a photovoltaic plant and needs 50 percent less power than comparable buildings in the region. The project demonstrates various innovative, sustainable building solutions that are particularly suited to the local conditions. Most of the solutions are already available in the marketplace, but are perhaps not combined in the right way or well known. This project is contending for Leadership in Energy & Environmental Design (LEED®) NC Platinum rating and Green Rating for Integrated Habitat Assessment (GRIHA) certification. The EcoCommercial Building in India is built in conjunction with local companies, shows that the concept is also applicable in sub-tropical climates.

EcoCommercial Building at Greater Noida comprises of office areas on Ground and First Floor with 7151 sq. ft conditioned area. A zoning plan was developed for each floor & entered into the simulation model. Each zone was assigned a set of properties including lighting power density, equipment power density, occupancy rate, outside air requirement, material conductivity and fenestration area, etc. A wide range of individual energy conservation measures such as envelope insulation (floor, wall and roof insulation), type of windows, lighting controls & systems, central chiller plant were added to the base case to optimize the performance of the proposed building. All energy that would be used by building, including consumption for air conditioning, sewage & water treatment, on an annual basis would be generated from on-site photovoltaic cells which will significantly reduce the environmental impact by not contributing to any green house gas emission, climatic change or air pollution. Insulation is integral to this development. By radically reducing heat loss, energy consumption can be minimized and internal conditions can be controlled and maintained. Throughout the building, the floor, walls and roof are insulated with Polyurethane/Polyisocyanurate foam (PUR/PIR) insulation boards and panels produced out of Baymer® from Bayer MaterialScience, which provide very high thermal insulation properties. During its lifetime, PUR/PIR foam insulation can save approx 70 times more carbon dioxide than it generates during production.

The EcoCommercial Building program of Bayer MaterialScience is part of the Bayer sustainability program. It offers decision-makers in the construction industry a unique portfolio of services and material solutions for energy-efficient and cost-effective building. Bayer MaterialScience’s EcoCommercial Building at Greater Noida, is its first emissions-neutral office building in Asia.
