Rear Garden The grass is overgrown and the tenant has stated this is due to herhaving hay fever and not being able to cut down the shrubbery. I havestressed to her that it is the tenants responsibility to ensure the gardenis being maintained but she has asked if the Landlord can supply herwith some garden equipment to help with the maintenance of thegarden. I did notice that the rendering to the conservatory is in a poorcondition, see pictures.

fitted to the area by 1 of our contractors, tenant has stated it is fully functional, our contractor has taped-up the bottomjust underneath the wall to the heater to make it secure; a lot of lived-in markings to the walls; the tenant has made effortto clean the areas affected with mould and during the visit the area was being ventilated; carpets are looking fairly worn inhigh-traffic areas.Kitchen countertop is suffering pretty badly at the moment, behind the sink the work surface is extremely spongy and thesealant has come away from the wall; I would suggest getting this looked at and suggest getting it rectified as the damagecould get worse, I have advised the tenant to be very careful when she is using the area as the water could cause damageto the bottom of the cupboards.

Notes:Notes:The lino to this area has been damaged by the tenant, she is fully aware of it, I have suggested her to rectify it, as it hasnot been done yet but she understands that as and when she does leave, it would be deducted from her deposit; area hasbeen repainted by the tenant; the door to the garden is in terrible condition, the wood is completely rotting away at thebottom, the tenant struggles at current with opening and closing the door, she is worried in the winter she will not be ableto open it, I would suggest getting this looked at.

Notes:Notes:Pen markings still located to the walls, the tenant has made attempts at cleaning this and all the other markings to thewalls, the only way in getting rid of this will be painting; the tenant has fitted a curtain pole to the window and it is lookingso much better than the last time I visited; carpets are very difficult to inspect properly due to a lot of the items located tothe area; overall the tenant has made effort in getting it back to an ok standard.
