Dear Residents,

We understand that many of us face the challenge of getting basic electrical, plumbing and carpentry break-

fix services for individual apartments. While we have recently contracted A2Z Infraservices for providing

facility services for the common area.

Keeping the convenience of all residents in mind PHAOA have been working with A2Z to define in-scope of

the current contract in relation to inside the apartment work. We are also working on a mechanism to cater

inside the apartment service request outside the scope of work agreed. In this regards the following

agreement has been reached:

1. The current FMS services contract shall include all emergency services related to supply of water and

electricity or prevention of any short circuit or flooding inside the apartment. Any other inside the

apartment work, to the extent possible, the FMS staff will diagnose any plumbing or electrical problem.

2. Inside the apartment service request which are out of the scope of the FMS contract will be provided

on a discounted rate card basis. The discounted rate is provided in appendix A.

For further convenience of residents, PHAOA has also provided a rates guideline of common spares inside

the apartment (Appendix B). Please note, the prices are indicative and not binding on residents. Residents can call

the perspective vendor and negotiate rates and delivery charges (if required).

We understand that accessibility to basic convenience service due to Purva Highlands remote location is an

TERMS AND CONDITIONS

1. The services will be provided only by the off-duty FMS staff/technician electrician or plumber

2. The service request will be handled on a first-come-first-serve basis only and therefore will be

coordinated by the helpdesk

3. The service charges shall be settled between the individual resident and the technician

4. Procurement of spares will be the primary responsibility of the resident. However, if the resident request

the Technician to do the procurement then the resident should be fine with the following:

a. The purchase will be done only on the following day except Sunday where shops may beclosed. In such cases the procurement will be done on Monday.

b. A bill with applicable taxes will be produced and need to be paid by the resident to the staff.

c. A nominal conveyance charge will also be applicable.

d. Procurement of spares which are available in Bayanpallya locality (Talghatpura and

Raghavenahallli) will only be procured.

5. Carpentry services are not provided through A2Z staff. PHAOA has contracted a carpenter for the job.

The carpenter has agreed to come when a complete days job is accumulated. Therefore requests

might not get resolved soon.

6. Opening of main door lock might result in damage of the lock and therefore only will be done in case of

emergency upon the request/consent of residents or owners (in case of tenants).

7. Services not mentioned here will be charged on actuals and need to be agreed by the residents withthe Technician before availing services.

8. PHAOA will not be responsible or liable for any disputes. It is therefore recommended for residents to

agree on the rates before availing any services.
