Autodesk Customer Success Story Junglim Architecture Implementing BIM for the building lifecycle at Grand Hyatt Incheon West Tower Achieving a full BIM workflow that integrates design, construction, and maintenance with Autodesk ® Building Design Suite Project Summary Construction for the Grand Hyatt Incheon West Tower, located at Incheon International Airport, started on January 2, 2012. With a building size of 16,348m 2 and a total ground area of 70,547.26m 2 , the project consists of two underground stories and 11 stories above ground. The framework was constructed in the top-down method, and construction was completed in July 2014. The Grand Hyatt Incheon West Tower hotel was designed to host international events, starting with the 2014 Asian Games in Incheon. As a new landmark at Incheon International Airport, the project focused on external skin design but also prioritized interior design, user convenience, and efficiency in hotel management. To achieve these goals, the Grand Hyatt project team used Building Information Modeling(BIM) as an integrated process from design to construction to operations. This solution gave them the ability to perform such functions as reviewing the internal and external skin of the guestroom areas, analyzing traffic flow to optimize hotel operation and management, and forecasting future repair needs. The hotel applied BIM in multiple ways that varied by phase of the project. Having established BIM at the design phase, Junglim Architecture then implemented BIM in the construction phase, where having a BIM workflow reinforced collaboration with the contractor. Junglim was also able to extend BIM to the maintenance phase based on data inputs from the building operator. Project Summary

Construction for the Grand Hyatt Incheon West Tower, located at Incheon International Airport, started on January 2, 2012. With a building size of 16,348m2 and a total ground area of 70,547.26m2, the project consists of two underground stories and 11 stories above ground. The Grand Hyatt Incheon West Tower hotel was designed to host international events, starting with the 2014 Asian Games in Incheon. Aiming for effective collaboration and BIM for the building lifecycle

“The key to BIM is in effectively achieving collaboration,” explained a director at Junglim. “Design is limited when BIM is outsourced from the workflow. We’re making efforts to

overcome these limitations by implementing ‘BIM for the building lifecycle,’ which embraces design, construction and facility management.”

Junglim’s “BIM for the building lifecycle” ensures that design data can be effectively used in construction and maintenance. To this end, it is important to establish a consistent operating environment and process—from design to construction and facility management.

Solution

Reinforcing data integration and collaboration with Autodesk® Building Design Suite

Junglim used a variety of Autodesk solutions for each BIM workflow, including Revit® Architecture, and 3DMAX for Schematic Design; Revit® Architecture, Revit® Structure, and Revit® MEP for Design Development; Navisworks for construction documentation and pre-construction; and BIM 360TM for the construction phase.

Junglim focuses on interoperability between different software programs and selecting appropriate software for each phase of construction design, while using Autodesk® Revit® as the common platform for BIM design. The Junglim project team applied this knowledge on the Grand Hyatt Incheon West Tower project as well, and their success is expected to act as a guide for future applications of BIM.

Implementing their “BIM for the building lifecycle” strategy in the design of the Grand Hyatt Incheon West Tower won Junglim the Grand Prize at the Autodesk Korea BIM Awards 2014. The project team implemented BIM using Autodesk® Building Design Suite software.

The Grand Hyatt Incheon West Tower is currently operated using As-Built BIM, since BIM has been applied to the project since its initial phase. systematically, and establishing a facilities management program. In doing so, the building was designed from the start with BIM, instead of keeping design separate from BIM.

Using BIM in all phases of the project

BIM was applied throughout all phases of the project, including schematic design, parametric digital design, and construction documentation; design review such as clash detection and digital mock-up(DMU); application of field design changes and safety facility check; actual construction such as processing of uneven stone surface; and building lifecycle management.

“With BIM, we were able to accurately and promptly comply with the requirements of the project,” said a director at Junglim. “Data movement and collaboration happened smoothly and efficiently thanks to the use of integrated software. By entering and recording all kinds of information necessary for future operation into the model, and accumulating information after each phase, we successfully delivered a project that harnesses the full power of BIM.”

Establishing an integrated BIM workflow from construction to facility management

To use BIM in the construction phase of the Grand Hyatt Incheon West Tower project, Junglim established a BIM workflow to review constructability in advance. Constructability review is the process of adding construction data to design data in BIM.

Key tasks reviewed with construction BIM include process management, temporary installation and safety management, review of material order quantity, setting of work scope for specialized contractors, review of requests by owner, and review of field designs. In the case of the Grand Hyatt, a digital mock-up was built beforehand, and BIM data was verified before approval.

Junglim took actual measurements on the construction side using a tablet PC, and updated the BIM data to match the completed building, using both the construction documents and As-Built BIM data. The company implemented the BIM-based maintenance method, in which necessary information such as construction data,

materials, detailed drawings, contact information of property management companies, and term of guarantee are recorded in BIM data in an integrated format. The BIM-based maintenance method was implemented as an improvement over past methods, where multiple data formats made it difficult to work with information.

Additionally, Junglim incorporated BIM maintenance data into the design and construc-tion data during the change-over period of construction, creating an information system for subcontractors, materials suppliers, and AS companies for facility managers to use in operation.

At the Grand Hyatt, Junglim integrated BIM throughout the entire lifecycle, from the initial phase of design to the first BIM data input, to phased operation and optimization, and finally to maintenance data input. Their work has proved that the goal of project integration can be achieved with the tools of BIM.

Vision

Expanding BIM based on project accomplishment and seeking enhancement of technology

Junglim realized through the Grand Hyatt Incheon West Tower project that BIM for the building lifecycle will enable the company to implement a smart process and obtain the highest quality buildings possible as well as realize economic benefits. A smart process refers to evidence-based decision-making and process efficiency; highest quality is obtaining top quality in design and construction; and economic benefit is a cost-reduction effect in maintenance from eco-friendly design and a shortened period of construction

This project has proven that an integrated approach to BIM, rather than separate design and construction BIM, is the right approach.

Based on the success of the Grand Hyatt Incheon West Tower project, Junglim plans to continue to provide BIM for the building lifecycle to its clients. Moreover, the company will expand the use of BIM to local districts and small contractors, and seek ways to apply localized BIM and Autodesk® Building Design Suite in other countries such as China and Vietnam. In the meantime, Junglim plans to keep ahead of the latest technological trends by seeking 3D scanning business and opening up the company’s technology to open source.
