The Vision A new day is beginning on Ile Soleil, and with it a

different concept of living for Seychelles is taking shape.

Spread out across 123,000 square metres of reclaimed land off Mahé’s eastern coast, Ile Soleil is a residential and commercial development for Seychellois that is meant to re-kindle a sense of community and belonging for its residents and patrons.

Duplex Duplexes feature two separate living units in one building, and are conveniently suited for extended families, or for a resident with commercial designs on renting or selling one of the units. A larger duplex may have up to two master bedrooms with two single bedrooms in each unit, whilst smaller duplexes may have one master bedroom and a single bedroom.

Condominium (Apartments)Condominiums on Ile Soleil can have four, six or nine apartments in one building, for those keen on convenient living units without the upkeep of a garden. What happens after you have submitted your Application or Tender?

1) 2020 DC will undertake the Tender

2) The successful Applicant(s) shall enter into a ‘Promise of Lease’ with 2020 DC prior to transfer of the plot; 3) The successful candidate will need to pay a deposit of 20% of the total value of the Lease within 14 days of being awarded the plot; the Bid Security of SCR50,000/- will be payable in the event that the successful applicant does not proceed with the purchase of the land. Should the applicant fail to meet this deadline, 2020 DC may

2) The successful Applicant(s) shall enter into a ‘Promise of Lease’ with 2020 DC prior to transfer of the plot;

3) The successful candidate will need to pay a deposit of 20% of the total value of the Lease within 14 days of being awarded the plot; the participation fee of SCR20,000/- will form part and parcel of this 20% deposit. The participation fee of SCR20,000/- shall be forfeited in the event that the

proceed with purchase;

4) Subsequently, a promise of Lease shall be executed between the 2020 DC and the successful Applicant;

5) The successful Applicant will then have 12 months to settle

the Transfer of Lease will be executed;

6) Early entry for purpose of Planning Application will be granted and the plot will be ready for occupancy upon completion of infrastructural works on Ile Soleil.

When can you start construction?

The development of infrastructures on Ile Soleil shall commence in March 2014 and shall be completed within 18 months. The Owner shall commence construction of the building, within 6 months of and shall complete such construction within 30 months of, the completion of

the infrastructures. Provided always during the construction of the infrastructures the Owner shall have reasonable access to the Parcel, for the sole purpose of taking the necessary steps and e�ecting the necessary exercise, to produce any such documents required, for the

purpose of obtaining the requisite approval, for the construction of the building, from the relevant Government authority.

Ile Soleil will be a living demonstration of what’s possible when sustainable living practices are at the core of future development. And its impacts will be felt well beyond the island itself.

The development phase alone is expected to showcase a new model for business, with different mindsets and better priorities – from the architect who researches the most innovative and ecologically friendly designs, to the contractor who brings that design to fruition – for virtually every facet of both public and commercial enterprise. Any number of spin-off services will be required to suit the needs of this progressive new Ile Soleil lifestyle, providing lucrative opportunities for all. And, for a handful of successful applicants, the opportunity to build the foundation of a community that the rest of Seychelles can aspire toward.
