Washer fill hoses should bereplaced every five years, and theexhaust duct on clothes dryers should beinspected and cleaned at least once ayear. Also, always clean the lint filterbefore each use. With ovens, make suretheres no heavy grease build up on theinterior.
With an estimated 600 millionappliances at work in U.S. households,Americans spend more than $15 billion ayear on new appliances. Gone are thedays when washing dishes meant wasting
time and water standing at the sink(washing dishes by hand uses onaverage 5 times more water per sessionthan a dishwasher). The scrubbingboards of pre- clothes washing machinedays are a relic delegated to museums,as are the ice boxes once used to keepfood cold.
But how long should appliances lastbefore they need to be replaced?
According to Consumer Reports, theaverage life expectancy for dishwashersis 9 years, washing machines 10 years,garbage disposers 12 years,refrigerators and dryers 13 years, andgas ranges 15 years. Of course these
figures may vary depending on themodel and brand of appliance, plus howwell they are maintained.

Recently, we decided to sell a house in the Hollywood Riviera area. We live out of state,and we knew Igor Nastaskin both as a former family neighbor and for his reputation andknowledge of area real estate. When we made the decision to sell the house, we didnt hesi-tate - we contacted Igor. Not surprisingly, Igor was quick to respond to our inquiry. He ex-plained the system he uses to establish the market value of a home and the process of bringingit to market. We were impressed by the timely manner and thoroughness of his approach. Afterhis presentation and some other consultation, we decided to list the house with Igor. We arevery pleased with that decision.
Before agreeing to list the property, we had separately engaged the services of an inde-pendent property appraiser, and when Igor proposed a listing price it was within $5,000 of theappraised value (on an approximately $900K property). Again, we were favorably impressed.As soon as we agreed to work with him, Igor began pre-marketing efforts and offered manyconstructive suggestions, which was especially helpful since we werent in the area. He tookcare of arranging home and pest inspections, before the house even went on the market - and
at his expense - so that both we and potential buyers would have realistic expectations duringthe marketing, negotiating, and completion of the sale process. We were pleased when verysoon Igor presented us with an offer that we attribute directly to his personal marketing efforts.The offer was very reasonable, and we accepted it and the escrow process began.
Throughout the remainder of the sales/escrow process, Igor continued his strong efforts onour behalf, making for a smooth and successful completion of the sale. During the entire proc-ess Igor worked cooperatively with the buyers and their agent and with us, always makingspecial efforts to see that everyones needs and desires were fulfilled to the greatest extentfeasible.
That we were in another state didnt slow or impede the process - Igor communicated as ifwe had been right down the street!
Looking back, we know that our decision to be represented by Igor was the right one. Wevebought and sold several properties over the years, in multiple states, and in no case did wereceive better service than that provided by Igor Nastaskin. We recommend him without reser-vation.
