Market Research brings realistic advice to potential local sellers

The sales team at Wood&Co are proving that thorough market research is the key to top results for vendors. Not only is this good news for sellers, but this also helps to attract optimal enquiries from qualifi ed buyers.

“Pricing properties correctly enables us to send the property information to qualifi ed buyers that are looking in that price range,” said Wood&Co principal, Brian Wood.

“We can send the property information to our registered buyers prior to advertising the property to the general public. In these cases if the vendors have taken our advice on board, the properties often sell very quickly and save the vendors hundreds of dollars in marketing expenses.”

When 46 Pritchard Street was listed, it took only eight days to sell the three-bedroom family home off market.

“The vendors listened to our property professional’s expert advice and priced the property well. The property was under offer (just shy of asking price) in eight days and saved the owner almost $1000 in marketing expenses.” The home sold for $255,000.

When 7 Drummond Street sold for the list price of $225,000 it was again due to the expert advice of the Wood&Co sales team.

The three-bedroom home was listed and sold unconditional within a month. The property attracted three qualified parties who inspected the home. An offer

was submitted after 12 days. Once again, there was zero marketing cost to the vendor.

A property that experienced both our buyer database and a short-lived marketing campaign was 23 Standen Street. Again, this property was priced to sell and was fi rstly emailed to our database of potential buyers.

One open home day welcomed the public. After a total of 13 inspections, three offers were made. It took only 33 days for this perfect home-reno project to

sell by private treaty for $228,000.The average time Swan Hill homes

stay on the market is 52 days. Our market research skills and knowledge along with our strong database of qualifi ed buyers is a proven way to sell properties quickly.

Are you thinking about selling your Swan Hill home? We’d love to help you achieve your real estate goals and add you to our long list of happy vendors. Pick up the phone and give us a call or visit our website at www.woodandco.com.au for more information.

Swan Hill’s Spring is in full swing and buyers have been pleased with some increased opportunities as more properties have hit the market in recent weeks.

The average “Days on Market” has fallen dramatically and accurately priced, well presented homes are attracting the most interest with many selling even before being advertised.

This activity is setting new benchmarks across the board and many of our sellers are thrilled with prices exceeding expectations.

Property owners may wish to give the Wood&Co team a call to learn how these recent precedents will impact on the new value of their homes.

District cereal growers are gearing up for another good harvest and there doesn’t seem to be a ceiling on the price of quality dryland cropping land in this highly sought-after market.

Kind regards

One of the many streets named after prominent and influential figures of yester-year Beveridge Street pays honor to the Scottish family who established the first European settlement in the Swan Hill district.

In 1846 two brothers, Peter Beveridge & Andrew Beveridge Jnr undertook a bold journey in search of rich grazing land. The young men set off from outer Melbourne with two bullock wagons loaded with a year’s provisions and droving almost 1000

cattle. The men selected approximately 300 square miles which extended from Swan Hill to Piangil and was about 12 miles deep, becoming the pastoral run known as ‘Tyntynder Homestead’. More on Tyntynder in coming issues.

With low interest rates and extremely low vacancy rates for rental properties now is a great time to invest in real estate

Time To invesTWith low vacancy rates, now is the perfect time for Swan Hill buyers to buy a rental property.

The current economic climate has created a high demand on the rental market and first home buyers are finding themselves competing with investors for limited stock.

Although it is a stressful situation for those competing for rental properties, for current landlords and others looking to buy, there is no better time than right now.

In this report, Property News speaks with Wood&Co Principal Brian Wood for an in-depth look into the benefits of investing in property.

“Demand for rental properties in the Swan Hill area is strong,” Brian said.

There are only 20 properties currently for rent in Swan Hill. Wood&Co’s diligent Property Managers keep our investor’s properties well leased and we currently have only 6 residences available for lease.

“People are looking to rent all types of properties from units, to family houses and unfortunately there are just not enough properties out there.”

“Unfortunately, times are tough for renters but the need for more rental properties creates a great opportunity for savvy investors.”

“When you decide to buy a property as an investment, you want to know that you are going to attract tenants as soon as possible. After all, your property is only costing you money if it remains empty.

“As well as securing incoming rent quickly, the other positive thing about the amount of people looking for rental properties is that we can be very selective to make sure we find you a fantastic tenant who will treat your property like their own.”

Wood&Co has plenty of properties that would suit first time investors or buyers wanting to add another rental to their portfolio.

“We have units, family homes and large properties for sale that would all

make perfect investments,” Brian said.

“One of the properties we have for sale is 2 Dunstone Street Swan Hill, which has 3 bedrooms, 1 bathroom and 3 carspaces.

“It has an asking price $229,000 and when rented this home has an estimated rental return of approximately $260/week.”

For more information about investing in the property market to make the most of the low vacancy rates, talk to the experienced team from Wood&Co today.

This is the complete package for family living – just 8 Km from town.

With a beautiful brick veneer home, massive shed with power and air-cooling, fantastic outdoor living, all surrounded by magnifi cent sprinkler serviced gardens, this 6,252 sq.m property has all bases covered.

The well-appointed home has four bedrooms with built-in robes (plus en-suite to master) an open living space and is serviced by ducted evaporative cooling and a large wood heater.
