    CONTROLLER WILL COMPARE THE COOLING SETPOINT WITH THE SPACE TEMPERATURE AND DETERMINE THE

    DESIRED AIRFLOW QUANTITY BETWEEN MAXIMUM AND MINIMUM AIRFLOW SETTINGS. ON A FALL IN SPACE

    TEMPERATURE, THE PRIMARY AIR DAMPER WILL MODULATE CLOSED TO MAINTAIN MINIMUM COOLING CFM

    SETPOINT. IF SPACE TEMPERATURE CONTINUES TO FALL BELOW SPACE HEATING SETPOINT (ADJ.), THE

    PRIMARY AIR DAMPER SHALL MODULATE TO MAINTAIN HEATING CFM SETPOINT (ADJ.) AND THE HOT WATER RE-HEAT

    COIL WILL BE INDEXED AS REQUIRED TO MAINTAIN HEATING SETPOINT. ON A RISE IN SPACE TEMPERATURE,

    THE REVERSE WILL OCCUR

    VAV AIR HANDLING UNIT

    PROVIDE UNIT WITH A MICROPROCESSOR BASED PROGRAMMABLE CONTROLLER CAPABLE OF

    STANDALONE OPERATION OR AS DIRECTED BY THE ENERGY MANAGEMENT SYSTEM (EMS). THE UNIT MOUNTED

    CONTROLLER SHALL MONITOR AND CONTROL THE UNIT. THE CONTROLLER SHALL HAVE A HUMAN INTERFACE

    PANEL CONSISTING OF 2-LINE LCD DISPLAY SCREEN AND A MULTI-BUTTON KEYPAD FOR MONITORING, SETTING,

    EDITING, AND CONTROLLING THE UNIT.

    SUPPLY FAN CONTROL (GENERAL) : THE SUPPLY FAN WILL BE CONTROLLED THROUGH A HAND-OFF-AUTO

    (H-O-A) SWITCH INTEGRAL WITH THE VARIABLE FREQUENCY DRIVE (VFD). WHEN THE SWITCH IS IN THE

    "AUTO" POSITION, THE SUPPLY FAN WILL BE STARTED AND STOPPED AND FAN SPEED WILL BE CONTROLLED

    THROUGH THE EMS. WHEN THE SWITCH IS IN THE "HAND" POSITION, THE SUPPLY FAN WILL RUN AND THE

    FAN SPEED WILL BE CONTROLLED THROUGH A MANUAL SPEED ADJUSTMENT INTEGRAL TO THE VFD. WHEN

    THE SWITCH IS IN THE "OFF" POSITION, THE SUPPLY FAN AND DRIVE WILL REMAIN OFF. WHEN THE STARTING

    CIRCUIT IS ACTIVATED BY THE EMS OR BY PLACING THE SELECTOR SWITCH IN "HAND" POSITION, THE VFD

    WILL START UNLOADED AND WILL RAMP UP TO SPEED AS PROGRAMMED INTO THE VFD'S SAFETY CIRCUIT.

    UNOCCUPIED MODE : IN UNOCCUPIED MODE, UNIT SUPPLY FANS WILL BE INDEXED OFF AND WILL

    REMAIN OFF UNTIL THE START OF AN OCCUPIED CYCLE OR A CALL FROM THE VAV ZONES FOR NIGHT SET-UP

    OR SET-BACK OPERATION. THE OUTSIDE AIR CONTROL DAMPER WILL REMAIN CLOSED TO OUTSIDE AIR DURING

    UNOCCUPIED, NIGHT SET-UP AND SET-BACK OPERATION. DURING NIGHT SET-BACK OPERATION THE

    DISCHARGE AIR TEMPERATURE SHALL BE SET AT 60 DEGREES F (ADJ.). ALL FURTHER SPACE HEATING SHALL

    BE ACCOMPLISHED LOCALLY WITH THE VAV BOX REHEAT. UPON A CALL FOR NIGHT SET-UP OPERATION,

    DISCHARGE AIR TEMPERATURE CONTROL SHALL BE AS DURING OCCUPIED MODE.

    AFTER HOURS OPERATION : UPON A CALL FOR AFTER HOURS OPERATION FROM VAV ZONES, AHU SHALL

    OPERATE IN THE OCCUPIED MODE FOR 4 HOURS.

    OCCUPIED MODE : IN OCCUPIED MODE, THE SUPPLY FAN WILL BE ENABLED TO RUN THROUGH THE VARIABLE

    FREQUENCY DRIVE (VFD); WILL RUN CONTINUOUSLY AND; THE OUTSIDE AIR CONTROL DAMPER WILL BE ENABLED.

    OUTSIDE AIR DAMPER CONTROL : OUTSIDE AIRFLOW SHALL BE MONITORED BY THE AIRFLOW

    MONITORING STATION. IN OCCUPIED MODE, THE OUTSIDE AIR DAMPER WILL BE MODULATED TO MAINTAIN

    RETURN AIR CO2 SETPOINT AS SENSED BY THE DUCT MOUNTED CO2 MONITOR. WHEN THE CO2 SENSOR

    SENSES A CO2 CONCENTRATION OF 400 PPM, THE OUTDOOR AIR DAMPER SHALL BE AT THE MINIMUM

    POSITION. AS CO2 CONCENTRATION LEVELS RISE, THE DAMPER SHALL MODULATE OPEN. THE DAMPER SHALL

    BE AT THE FULL OPEN POSITION WHEN CO2 LEVELS EQUAL 1100 PPM. MINIMUM OUTSIDE AIR DAMPER

    POSITION SHALL BE ESTABLISHED DURING SYSTEM AIR BALANCE.

    DISCHARGE AIR TEMPERATURE CONTROL (RESET PROGRAM) : DISCHARGE AIR TEMPERATURE FROM THE UNIT WILL

    BE RESET IN ACCORDANCE WITH THE RESET SCHEDULE. THE CONTROLLER WILL MODULATE FLOW OF

    CHILLED WATER TO MAINTAIN THE TEMPERATURE OF THE AIR LEAVING THE COIL AT THE SETPOINT DETERMINED BY

    THE RESET SCHEDULE. DISCHARGE AIR TEMPERATURE SETPOINT WILL VARY BETWEEN A MINIMUM OF 50° F

    (ADJ.) AND A MAXIMUM OF 60° F (ADJ.). RESET OF DISCHARGE AIR SETPOINT SHALL BE BASED UPON

    COOLING DEMAND FROM VAV ZONES ASSOCIATED WITH EACH AHU.

    SUPPLY DUCT STATIC PRESSURE CONTROL : THE SUPPLY FAN VFD WILL BE MODULATED TO MAINTAIN THE

    SUPPLY DUCT STATIC PRESSURE SETPOINT AS SENSED BY DUCT STATIC PRESSURE SENSOR LOCATED

    DOWNSTREAM IN THE SUPPLY MAIN. UPON STARTUP, THE VFD WILL BE IN THE "UNLOADED" POSITION. THE

    VFD SPEED WILL BE ADJUSTED THROUGH A CONTROL LOOP IN RESPONSE TO THE DUCT STATIC PRESSURE

    SETPOINT. AS THE DUCT STATIC PRESSURE RISES ABOVE SETPOINT, THE FAN SPEED WILL BE REDUCED

    THROUGH THE VFD SPEED SIGNAL CONTROLLER DOWN TO THE PROGRAMMED MINIMUM SPEED (ADJ.). AS THE

    STATIC PRESSURE INCREASES ABOVE THE ACTIVE SETPOINT, THE FAN SPEED WILL BE INCREASED. DUCT

    STATIC PRESSURE SETPOINT SHALL RESET BETWEEN AN ADJUSTABLE MINIMUM AND MAXIMUM SETPOINT. RESET

    OF STATIC PRESSURE SETPOINT SHALL BE BASED UPON AIRFLOW DEMANDS FROM VAV ZONES. IF THE FAN

    SPEED IS AT 100 PERCENT AND THE SUPPLY DUCT STATIC PRESSURE IS STILL BELOW SETPOINT, THE

    DISCHARGE AIR TEMPERATURE RESET CONTROL LOOP WILL BE OVERRIDDEN TO DECREASE THE ACTIVE

    DISCHARGE AIR TEMPERATURE SETOINT UNTIL THE STATIC PRESSURE SETPOINT IS SATISFIED.

    MORNING WARM-UP CYCLE : IN THE MORNING WARM-UP CYCLE, THE AHU SUPPLY FAN SHALL START, THE

    OUTSIDE AIR DAMPERS WILL REMAIN CLOSED, AND UNIT COOLING SHALL BE DISABLED. ALL BUILDING HEATING

    WILL BE ACCOMPLISHED LOCALLLY AT THE REHEAT VAV TERMINAL UNITS. MORNING WARM-UP CYCLE SHALL

    BE INITIATATED FROM VAV ZONES AS REQUIRED. AN ADJUSTABLE MINIMUM NUMBER OF VAV ZONES SHALL

    REQUIRE MORNING WARM-UP BEFORE AHU SHALL BE STARTED.

    MORNING COOL-DOWN CYCLE : IN THE MORNING COOL-DOWN CYCLE, THE AHU SUPPLY FAN START, OUTSIDE

    AIR DAMPERS WILL REMAIN CLOSED, AND UNIT COOLING SHALL BE ENABLED. MORNING COOL-DOWN CYCLE

    SHALL BE INITIATATED FROM VAV ZONES AS REQUIRED. AN ADJUSTABLE MINIMUM NUMBER OF VAV ZONES

    SHALL REQUIRE MORNING COOL-DOWN BEFORE AHU SHALL BE STARTED. DISCHARGE AIR TEMPERATURE

    CONTROL SHALL BE AS IN OCCUPIED MODE.

    SENSORS : A DRY CONTACT FROM THE VFD CONTROLLER WILL PROVIDE FAN STATUS FOR UNIT SUPPLY FAN.

    AN ALARM WILL BE INITIATED WHENEVER THE FAN COMMAND AND STATUS DO NOT MATCH. A FAULT CONTACT

    WILL BE INPUT TO THE CONTROLLER TO INDICATE AN INTERNAL PROBLEM WITH THE SUPPLY FAN VFD. A

    DUCT TEMPERATURE SENSOR DOWNSTREAM OF THE COOLING COIL SECTION WILL MONITOR SUPPLY AIR

    TEMPERATURE FROM THE UNIT. A DUCT TEMPERATURE SENSOR IN THE MIXED AIR STREAM WILL MONITOR THE

    MIXED AIR CONDITION UPSTREAM OF THE COIL.

    THE CHILLED WATER SYSTEM PUMPS SHALL BE ENERGIZED THROUGH THE DDC CONTROLLER VIAOCCUPIED/UNOCCUPIED MODE THROUGH THE BUILDING ECMS. THE CHILLED WATER PUMPS AREREDUNDANT AND SHOULD NOT OPERATE AT THE SAME TIME. THE ECMS SHALL SCHEDULE/ROTATE THEPRIMARY PUMP AND STAND-BY PUMP ON A MONTHLY BASIS TO EQUALIZE RUN TIME HOURS.

    THE CHILLED WATER PUMP SPEED SHALL BE CONTROLLED THROUGH THE VFD BASED ON THEDIFFERENTIAL PRESSURE SENSOR LOCATED IN THE CHILLED WATER DISTRIBUTION SYSTEM.

    IN THE EVENT OF THE PRIMARY CHILLED WATER PUMP FAILURE THE ECMS SHALL ENERGIZE THE STAND-BYCHILLED WATER PUMP AND GENERATE AN ALARM AT THE OPERATOR'S WORKSTATION. THE CHILLEDWATER PUMPS SHALL PROVIDE PROOF OF OPERATION AT THE OPERATOR'S WORKSTATION THROUGH THEUSE OF A CURRENT SWITCH.

    HOT WATER:

    THE HOT WATER SYSTEM PUMPS AND BOILERS SHALL BE ENERGIZED TO PROVIDE HEATING TO SUPPLYAIR TERMINAL UNITS (VAVS) REHEAT COILS, FAN-COIL UNIT HEATING COILS, UNIT HEATER HEATING COILSAND AIR HANDLING UNIT PREHEAT COILS.

    THE ECMS SYSTEM SHALL INTERFACE TO THE BOILER SYSTEM CONTROL UTILZING BACNET. THE ECMSSHALL ENABLE THE BOILER SYSTEM CONTROLLER. THE BOILER SYSTEM CONTROLLER SHALL CONTROLRESPECTIVE BOILER CIRCULATION PUMPS AND ALSO SHALL PROVIDE STAGING OF THE HEATING BASED ONBUILDING HOT WATER SUPPLY TEMPERATURE. A CONTROL VALVE LOCATED ON THE RETURN LINE OFEACH BOILER SHALL BE INTERLINKED WITH THE BOILER STAGING TO ISOLATE THE BOILER NOT INOPERATION (LAG BOILER). OUTDOOR TEMPERATURE RESET SCHEDULE SHALL BE CONTROLLED THROUGHTHE ECMS. THE ECMS SHALL MONITOR THE SYSTEM BOILER ALARMS AND RELAY/GENERATE ANY AND ALLSYSTEM ALARMS AT THE OPERATOR'S WORKSTATION.

    THE SECONDARY BUILDING HOT WATER PUMPS SHALL BE CONTROLLED THROUGH THE ECMS. THE ECMSSHALL ROTATE THE PRIMARY AND STAND-BY HOT WATER PUMPS ON A MONTHLY BASIS TO EQUALIZE RUN-TIME HOURS. IN THE EVENT OF THE PRIMARY HOT WATER PUMP FAILURE THE ECMS SHALL ENERGIZE THESTAND-BY HOT WATER PUMP AND GENERATE AN ALARM AT THE OPERATOR'S WORKSTATION. THE HOTWATER PUMPS SHALL PROVIDE PROOF OF OPERATION AT THE OPERATOR'S WORKSTATION THROUGH THEUSE OF A CURRENT SWITCH.

    THE HOT WATER PUMP SPEED SHALL BE CONTROLLED THROUGH THE VFD BASED ON THE DIFFERENTIALPRESSURE SENSOR LOCATED IN THE CHILLED WATER DISTRIBUTION SYSTEM.
