1. ALL MECHANICAL EQUIPMENT AND INSTALLATIONS SHALL CONFORM WITH THE REQUIREMENTS OF THE 2009 INTERNATIONALMECHANICAL CODE, THE 2009 INTERNATIONAL BUILDING CODE, THE 2009 INTERNATIONAL ENERGY CONSERVATION CODE,STATE AND LOCAL AMENDMENTS, NFPA 90A, 101, UNDERWRITERS LABORATORIES (OR ETL) AND ALL APPLICABLE LOCALCODES AND ORDINANCES.
2. THE LOCATIONS, ARRANGEMENT AND EXTENT OF EQUIPMENT, PIPING, SUPPORTS, DEVICES, CONDUIT, AND OTHERAPPURTENANCES RELATED TO THE INSTALLATION OF THE MECHANICAL AND ELECTRICAL WORK SHOWN ARE APPROXIMATE.THE DRAWINGS ARE DIAGRAMMATIC. DO NOT SCALE THE DRAWINGS, BUT REFER TO THE ARCHITECTURAL DRAWINGS FOREXACT DIMENSIONS OF BUILDING COMPONENTS. SHOP DRAWINGS SHALL INCLUDE: ALL EQUIPMENT SCHEDULED OR SPECIFIEDON THE DRAWINGS; DUCTWORK DRAWN TO 1/4" SCALE OR THE SCALE SHOWN ON THE DRAWINGS; PARKING GARAGECO/NO2 MONITORING AND CONTROL SYSTEM LAYOUT INCLUDING SENSOR LOCATIONS, SEQUENCE OF OPERATION ANDPRODUCT DATA; MECHANICAL VENTILATION REFRIGERANT PIPING AND CONTROL WIRING SCHEMATICS CERTIFIED BY THEAIR CONDITIONING EQUIPMENT MANUFACTURER. FAILURE TO SUBMIT REFRIGERANT PIPING DRAWINGS SHALL BE CAUSEFOR REJECTION OF THE ENTIRE SUBMITTAL. LONG LINE REFRIGERANT PIPING APPLICATIONS SHALL BE IN ACCORDANCEWITH THE MANUFACTURER'S CURRENT SPLIT SYSTEM LONG-LINE APPLICATION GUIDELINE. 6. ALL MECHANICAL EQUIPMENT SHALL BE INSTALLED ACCORDING TO MANUFACTURER'S RECOMMENDATIONS.
7. ALL MECHANICAL EQUIPMENT AND SYSTEMS SHALL BE GUARANTEED FOR A PERIOD OF ONE YEAR AFTER ACCEPTANCE BYOWNER.
8. ALL HVAC COMPRESSORS SHALL HAVE EXTENDED 4-YEAR MANUFACTURER'S WARRANTY FOR A 5-YEAR TOTAL WARRANTY.
9. FOR EXACT LOCATION OF OUTDOOR AIR CONDITIONING UNITS, SEE ARCHITECTURAL DRAWINGS.
10. INSTALL ROOF MOUNTED OUTDOOR AIR CONDITIONING EQUIPMENT LEVEL ON 2" (MIN.) THICK POLYPROPYLENE EQUIPMENTPAD 4" LARGER THAN OUTDOOR UNIT FOOTPRINT; DIVERSITECH "E LITE PAD" OR APPROVED EQUAL. MOUNT ALL EQUIPMENTON ½” THICK NEOPRENE PADS (MINIMUM OF 4 PADS PER UNIT). ALL ROOFTOP MOUNTED EQUIPMENT SHALL BE INSTALLEDPER DETAILS AND AS RECOMMENDED BY THE MANUFACTURER.
11. PORTIONS OF DUCTWORK AND PIPE INSULATION VISIBLE THROUGH AIR DISTRIBUTION DEVICES IN FINISHED AREAS SHALLBE PAINTED FLAT BLACK.
12. MOUNT TOP OF THERMOSTATS AND SENSORS 46" AFF UNLESS NOTED OTHERWISE. PROVIDE CLEAR LOCKING GUARDASSEMBLIES FOR ALL PUBLIC AREA AND CLASSROOM THERMOSTATS. COORDINATE THERMOSTAT LOCATIONS WITH OTHERTRADES. ALL THERMOSTATS SHALL BE ADA COMPLIANT.
13. ANY EXISTING WALL, FLOOR, OR CEILING SURFACE THAT IS DISTURBED DURING THE COURSE OF THE HVAC WORK SHALL BEREPAIRED TO MATCH NEW AND/OR EXISTING CONDITIONS.
14. CONTRACTOR SHALL COORDINATE THE INSTALLATION OF ALL MECHANICAL EQUIPMENT, DUCTWORK, PIPING, ETC. TO FITWITHIN THE SPACE ALLOWED BY THE ARCHITECTURAL AND STRUCTURAL CONDITIONS. CUTTING OR OTHERWISE ALTERINGANY STRUCTURAL MEMBERS SHALL NOT BE PERMITTED WITHOUT WRITTEN PERMISSION FROM THE ARCHITECT.
15. PROVIDE ACCESS PANELS IN NON-ACCESSIBLE CEILINGS AND IN WALL STRUCTURE TO ALLOW ADEQUATE ROOM FORMAINTENANCE OF EQUIPMENT AND BALANCING OF SYSTEMS. ACCESS PANELS IN CEILING AND WALLS SHALL BE PROVIDEDWHERE SHOWN ON THE DRAWINGS OR NECESSARY TO ACCESS DAMPERS, VALVES, ETC. COORDINATE EXACT LOCATION OFALL ACCESS PANELS WITH THE ARCHITECT DURING THE SHOP DRAWING PROCESS.
16. ALL MECHANICAL EQUIPMENT SHALL BE LABELED WITH A 2” HIGH SEMI-RIGID PLASTIC LAMINATE NAMEPLATE WITH 1” HIGH WHITELETTERS ON A BLACK BACKGROUND SECURELY AFFIXED TO THE EQUIPMENT. THE NAMEPLATE SHALL SHOW THE EQUIPMENT TAGUSED ON THESE DRAWINGS.
17. REFER TO ARCHITECTURAL PLANS FOR FLOOR AND CEILING ASSEMBLY UL RATINGS AND DETAILS.
18. ALL MATERIALS EXPOSED WITHIN HVAC PLENUMS SHALL HAVE A FLAME-SPREAD INDEX OF NOT MORE THAN 25 AND ASMOKE-DEVELOPED RATING INDEX OF NOT MORE THAN 50 UNLESS OTHERWISE ALLOWED BY CODE.
19. THE FIRE SPRINKLER CONTRACTOR SHALL INSTALL AND LOCATE ALL FIRE SPRNKLER PIPING TO PREVENT PIPING FROM THEPOTENTIAL OF FREEZING. THE FIRE SPRINKLER CONTRACTOR IS REQUIRED TO NOTIFY THE ARCHITECT AND COORDINATE WITHTHE MECHANICAL AND ELECTRICAL CONTRACTORS IF HEATING IS REQUIRED.
20. UNLESS NOTED OTHERWISE, THE ROOF CURB SHALL BE FURNISHED WITH THE EQUIPMENT IT SUPPORTS (SUBMIT WITHSHOP DRAWINGS). VIBRATION/SOUND ATTENUATING ROOF CURBS (WHERE SCHEDULED OR NOTED) SHALL BE MASONRSC-A (2½“) OR EQUAL WITH ACOUSTICAL PACKAGE.
21. DUCTWORK AND PIPING SHALL NOT BE INSTALLED IN ELECTRICAL ROOMS, TELECOMM ROOMS, OR ELEVATOR EQUIPMENTROOMS EXCEPT FOR DUCTWORK AND PIPING SERVING THAT SPECIFIC ROOM. DUCTWORK AND PIPING SHALL NOT BEROUTED ABOVE ELECTRICAL EQUIPMENT PER THE NATIONAL ELECTRICAL CODE ARTICLE 110.
TESTING, ADJUSTING AND BALANCING
1. AFTER CONSTRUCTION, THE ENTIRE HVAC SYSTEM SHALL BE TESTED, ADJUSTED, AND BALANCED TO DELIVER THE AIRQUANTITIES SHOWN ON THE DRAWINGS. SUBMIT CERTIFIED (AABC OR NEBB) TEST AND BALANCE REPORT TO THEARCHITECT FOR APPROVAL.
2. VENTILATION AIR DISTRIBUTION SYSTEMS (OUTDOOR AIR AND EXHAUST AIR) SHALL BE BALANCED TO ACHIEVE THE AIRFLOWRATES INDICATED ON THE DRAWINGS. THESE AIRFLOW RATES SHALL BE CONSIDERED MINIMUM RATES. THE MEASURED AIRBALANCE TOLERANCE FOR BOTH OUTDOOR AIR AND EXHAUST AIR RATES SHALL BE 0% TO +10%.
MECHANICAL/ELECTRICAL COORDINATION:
1. CONTRACTOR SHALL COORDINATE ELECTRICAL CHARACTERISTICS AND REQUIREMENTS OF ALL MECHANICAL EQUIPMENTWITH ELECTRICAL DRAWINGS PRIOR TO ORDERING EQUIPMENT OR SUBMITTING SHOP DRAWINGS, AND SHALL FURNISHEQUIPMENT WIRED FOR THE VOLTAGES SHOWN THEREIN. SHOP DRAWING SUBMITTALS SHALL CLEARLY STATE THAT THEELECTRICAL CHARACTERISTICS OF ALL EQUIPMENT HAS BEEN COORDINATED WITH THE ELECTRICAL CONTRACTDOCUMENTS AND THE ELECTRICAL CONTRACTOR.
2. ALL MECHANICAL EQUIPMENT REQUIRING ELECTRICAL POWER SHALL BE INSTALLED WITH DISCONNECT SWITCHES AT EACHPIECE OF EQUIPMENT. COORDINATE SWITCH TYPE (FUSED OR NON-FUSED) WITH EQUIPMENT CHARACTERISTICS,MANUFACTURER'S RECOMMENDATIONS AND THE ELECTRICAL DRAWINGS.
3. PROVIDE ALL SYSTEM CONTROLS AND ASSOCIATED CONTROL AND INTERLOCK WIRING FOR COMPLETE AND OPERABLESYSTEMS. 120 VOLT AND HIGHER WIRING SHALL BE MC CABLE OR IN CONDUIT IN ACCORDANCE WITH LOCAL CODES AND THEMATERIALS AND INSTALLATION REQUIREMENTS OF DIVISION 26 - ELECTRICAL.
4. COORDINATE POWER AND FIRE ALARM REQUIREMENTS OF ALL COMBINATION FIRE/SMOKE DAMPERS AND SMOKE DAMPERSWITH THE ELECTRICAL CONTRACTOR.
5. ALL REQUIRED CONTROL WIRING (INCLUDING POWER WIRING REQUIRED FOR CONTROL PANELS, DEVICES, ETC.) NOTINDICATED ON THE ELECTRICAL DRAWINGS SHALL BE INCLUDED AS PART OF THE MECHANICAL WORK. WIRING IN HVAC PLENUM SPACES SHALL BE INSTALLED ACCORDINGTO CODE REQUIREMENTS.
6. UNLESS NOTED OTHERWISE, TRANSFORMERS, CONTROLS AND CONTROL WIRING REQUIRED FOR ALL MECHANICALSYSTEMS SHALL BE FURNISHED WITH THE EQUIPMENT IT SERVES AND INSTALLED BY THE MECHANICAL CONTRACTOR.MOTOR STARTERS FOR HVAC EQUIPMENT SHALL BE FURNISHED WITH THE MOTOR OR APPARATUS WHICH IT OPERATES.MOTOR STARTER INSTALLATION SHALL BE BY THE DIVISION 26 CONTRACTOR.
7. ROUTING OF PIPING AND DUCTWORK SHALL BE COORDINATED WITH THE ELECTRICAL CONTRACTOR AND ALL OTHERTRADES DURING THE SUBMITTAL AND LAYOUT PHASE. PIPING AND DUCTWORK SHALL NOT BE ROUTED THROUGH THEDEDICATED ELECTRICAL SPACE ABOVE EACH LOAD CENTER.
DUCT SMOKE DETECTORS:
1. ALL FANS SUPPLYING MORE THAN 2000 CFM OF AIR TO ANY SPACE SHALL BE INSTALLED WITH A SMOKE DETECTOR IN THERETURN DUCTWORK. DUCT SMOKE DETECTORS SHALL BE INSTALLED IN THE RETURN AIR PATH OF AIR DISTRIBUTIONSYSTEMS UTILIZING A COMMON SUPPLY AND/OR RETURN AIR PLENUM WITH A COMBINED DESIGN CAPACITY GREATER THAN2000 CFM.
2. THE SMOKE DETECTOR SHALL BE WIRED TO STOP THE FAN UPON DETECTION OF SMOKE, AND SIGNAL THE BUILDING FIREALARM CONTROL PANEL. THE SMOKE DETECTOR SHALL BE FURNISHED BY THE ELECTRICAL CONTRACTOR, MOUNTED IN THEDUCT BY THE MECHANICAL CONTRACTOR, AND WIRED BY THE ELECTRICAL CONTRACTOR.
AIR DISTRIBUTION:
1. SUPPLY, RETURN AND O.A. DUCTWORK SHALL BE CONSTRUCTED OF GALVANIZED SHEETMETAL IN ACCORDANCE WITHSMACNA DUCT CONSTRUCTION STANDARDS, LATEST EDITION. ALL JOINTS AND SEAMS IN ALL SHEETMETAL DUCTWORKSHALL BE SEALED WITH DUCT SEALER.
2. ALL OPEN ENDED DUCTS AND FAN OUTLETS SHALL HAVE ½” X ½” HARDWARE CLOTH AFFIXED TO THE OPENING.
3. EXHAUST DUCTWORK SHALL BE GALVANIZED SHEET METAL (G 90 MINIMUM) CONSTRUCTED TO SMACNA STANDARDS ANDSHALL NOT BE INSULATED UNLESS NOTED OTHERWISE.
4. ALL DUCTWORK SHALL BE SUPPORTED BY THE BUILDING STRUCTURE AND SHALL NOT REST ON CEILING TILES OR CEILINGSTRUCTURE. DUCT SUPPORTS AND ATTACHMENT TO STRUCTURE SHALL BE PER SMACNA STANDARDS.
5. FLEXIBLE DUCTWORK SHALL BE THERMAFLEX M-KE (U.L. 181 LISTED, CLASS 1 FLEXIBLE AIR DUCT) OR EQUAL. PROVIDEMINIMUM INSULATION VALUE OF R-6; R-8 WHEN LOCATED OUTSIDE THE THERMAL ENVELOPE OF THE BUILDING, OR GREATERWHERE REQUIRED BY APPLICABLE ENERGY CODE. AIR CONNECTORS ARE NOT ACCEPTABLE. FLEX DUCT DIAMETER SHALLMATCH DEVICE NECK DIAMETER. PROVIDE ROUND GALVANIZED STEEL DUCT RUNOUTS TO MAINTAIN A MAXIMUM FLEXIBLEDUCT LENGTH OF 8'-0". FLEXIBLE DUCTWORK SHALL BE INSTALLED AS STRAIGHT AS POSSIBLE AND SHALL BE ROUTED ANDSUPPORTED WITHOUT FORMING CRIMPS OR OTHER AIR FLOW RESTRICTIONS. PROVIDE SQUARE TO ROUND ADAPTERS ORBOOTS TO CONNECT TO AIR DEVICE NECK WHEN REQUIRED.
6. ROUND AND FLEXIBLE SUPPLY AIR DUCTWORK SHALL BE CONNECTED TO MAIN DUCTS WITH A CONICAL TYPE SPIN-INFITTING WITH MANUAL VOLUME DAMPER (EXCEPT WHERE INSTALLED ABOVE INACCESSIBLE CEILINGS, THE DAMPER SHALLBE OMITTED AND PROVIDED IN THE AIR DEVICE NECK).
7. TAPE, BED AND SEAL AIR TIGHT ALL PENETRATIONS FROM RETURN AIR PLENUMS TO NON RETURN AIR PLENUMS THAT AREREQUIRED DUE TO DUCTWORK, PIPING OR OTHER ITEMS.
8. DUCTWORK DIMENSIONS SHOWN ON THE DRAWINGS ARE INSIDE CLEAR DIMENSIONS.
9. EXTERNAL STATIC PRESSURE (ESP) DOES NOT INCLUDE COIL, CASING OR FILTER PRESSURE DROP.
10. PROVIDE ALL OUTDOOR AIR INTAKES AND EXHAUST OPENINGS WITH MOTORIZED OR GRAVITY DAMPERS IN ACCORDANCEWITH THE LOCAL ENERGY CODE. DAMPERS SHALL CLOSE WHEN THE VENTILATION SYSTEM IS NOT OPERATING.
11. LOCATIONS OF GRILLES, REGISTERS, AND DIFFUSERS SHOWN ON THE DRAWINGS ARE APPROXIMATE. COORDINATE EXACTLOCATIONS WITH LIGHTS, CEILING GRID, ETC. AND ARCHITECTURAL REFLECTED CEILING PLAN.
12. WHERE BALANCING DAMPERS CANNOT BE ACCESSED FROM BELOW THE CEILING, PROVIDE A REMOTE OPERATED DAMPER;YOUNG REGULATOR OR EQUAL.
13. FLEXIBLE DUCT CONNECTORS SHALL BE USED TO CONNECT DUCTWORK AND PLENUMS TO FAN-ROTATING EQUIPMENT;DURODYNE EXCELON OR APPROVED EQUAL. FLEXIBLE CONNECTORS EXPOSED TO THE WEATHER SHALL BE UV AND OZONERESISTANT. FABRICS, COATING AND ADHESIVES SHALL BE TESTED IN ACCORDANCE WITH UL 701 AND HAVE A FLAMESPREAD/ SMOKE DEVELOPED RATING OF 25/50.

OWa. Building Automation System Interface:
The Building Automation System (BAS) shall send the controller Occupied Bypass, Morning Warm-up / Pre-Cool, Occupied / Unoccupiedand Heat / Cool modes. If a BAS is not present, or communication is lost with the BAS the controller shall operate using default modes andsetpoints.
b. Occupied Mode:During occupied periods, the supply fan shall run continuously and the outside air damper shall open to maintain minimum ventilationrequirements. The DX cooling and electric heat shall stage to maintain the occupied space temperature setpoint. If economizing is enabledthe outside air damper shall modulate to maintain the occupied space temperature setpoint.
c. Unoccupied Mode:When the space temperature is below the unoccupied heating setpoint of 60.0 deg. F (adj.) the supply fan shall start, the outside air dampershall remain closed and the electric heat shall be enabled. When the space temperature rises above the unoccupied heating setpoint of 60.0deg. F (adj.) plus the unoccupied differential of 4.0 deg. F (adj.) the supply fan shall stop and the electric heat shall be disabled.When the space temperature is above the unoccupied cooling setpoint of 85.0 deg. F (adj.) the supply fan shall start, the outside air dampershall open if economizing is enabled and remain closed if economizing is disabled and the DX cooling shall be enabled. When the spacetemperature falls below the unoccupied cooling setpoint of 85.0 deg. F (adj.) minus the unoccupied differential of 4.0 deg. F (adj.) the supplyfan shall stop, the DX cooling shall be disabled and the outside air damper shall close.
d. Optimal Start:The BAS shall monitor the scheduled occupied time, occupied space setpoints and space temperature to calculate when the optimal startoccurs.
e. Morning Warm-Up Mode:During optimal start, if the space temperature is below the occupied heating setpoint a morning warm-up mode shall be activated. Whenmorning warm-up is initiated the unit shall enable the heating and supply fan. The outside air damper shall remain closed. When the spacetemperature reaches the occupied heating setpoint (adj.), the unit shall transition to the occupied mode.
f. Pre-Cool Mode:During optimal start, if the space temperature is above the occupied cooling setpoint, pre-cool mode shall be activated. When pre-cool isinitiated the unit shall enable the fan and cooling or economizer. The outside air damper shall remain closed, unless economizing. When thespace temperature reaches occupied cooling setpoint (adj.), the unit shall transition to the occupied mode.
g. Optimal Stop:The BAS shall monitor the scheduled unoccupied time, occupied setpoints and space temperature to calculate when the optimal stopoccurs. When the optimal stop mode is active the unit controller shall maintain the space temperature to the space temperature offsetsetpoint.
h. Occupied Bypass:The BAS shall monitor the status of the “on” and “cancel” buttons of the space temperature sensor. When an occupied bypass request isreceived from a space sensor, the unit shall transition from its current occupancy mode to occupied bypass mode and the unit shall maintainthe space temperature to the occupied setpoints (adj.).
i. Cooling Mode:The unit controller shall use space temperature and space temperature setpoint to determine when to initiate requests for cooling. When thespace temperature rises above the setpoint, the unit controller shall modulate the economizer or stage the DX cooling as required tomaintain the space temperature setpoint. The first compressor shall energize after its minimum 3-minute off time has expired. If additionalcooling capacity is required the second stage of cooling shall be enabled. Once the space temperature falls below the setpoint thecompressors shall be deactivated and the economizer shall return to minimum position.
j. Heating Mode:The unit controller shall use the space temperature and space temperature setpoint to determine when to initiate requests for heat. Whenthe space temperature drops below the setpoint, the unit controller shall enable electric heating stages to maintain the space temperaturesetpoint. Once the space temperature rises above the setpoint the electric heating stages shall be disabled.
k. Dehumidification:Factory installed hot gas reheat shall allow application of dehumidification. Dehumidification shall be allowed only when the outside airtemperature is above 40.0 deg. F and below 100.0 deg. F. The economizer outside air damper shall drive to minimum position duringdehumidification.
l. Single compressor units:On a call for dehumidification, the reheat valve shall energize and the compressor shall enable. When the humidity control setpoint issatisfied, the valve shall be de-energized and the compressor shall be disabled. If there is a call for cooling from the space temperaturecontroller, while in reheat, the reheat valve shall be de-energized and the compressor continues to run.
m. Dual compressor units:On a call for dehumidification, the reheat valve shall energize and both compressors shall enable. When the humidity control setpoint issatisfied, the valve shall be de-energized and both compressors shall be disabled. If there is a call for 1st stage cooling while in thedehumidification mode, no action shall take place. If there is a call for 2nd stage cooling, the reheat valve shall be de-energized, and the unitshall revert to the cooling mode. If 2nd stage cooling is satisfied and there is still a call for dehumidification, the reheat valve shall once againbe energized.
n. Economizer:The mixed air sensor shall measures the dry bulb temperature of the air leaving the evaporator coil while economizing. When economizing isenabled and the unit is operating in the cooling mode, the economizer damper shall be modulated between its minimum position and 100% tomaintain the space temperature setpoint. The economizer damper shall modulate toward minimum position in the event the mixed airtemperature falls below the low limit temperature setting. Compressors shall be delayed from operating until the economizer has opened to100%.
o. Reference Dry Bulb:Outside air (OA) temperature shall compared with a reference dry bulb setpoint. The economizer shall enable when the OA temperature isless than reference dry bulb setpoint. The economizer shall be disabled when OA temperature is greater than reference dry bulb setpoint +5.0 deg. F.
p. Supply Fan:The supply fan shall be enabled while in the occupied mode and cycled on during the unoccupied mode. A differential pressure switch shallmonitor the differential pressure across the fan. If the switch does not open within 40 seconds after a request for fan operation a fan failurealarm shall be annunciated at the BAS, the unit shall stop, requiring a manual reset.
q. Building Pressure Control:The power exhaust shall enable when the economizer damper position is equal to or greater than the exhaust fan setpoint.
r. Filter Status:A differential pressure switch shall monitor the differential pressure across the filter when the fan is running. If the switch closes for 2minutes after a request for fan operation a dirty filter alarm shall be annunciated at the BAS.
