Easy Home Presentation Tips

Outside:

• Clean the windows, mow the lawns and weed the garden• Fresh paint will have an immediate effect – especially on gates or fences• Repair uneven paving or fill in holes in the drive/path• Tidy away toys, odds and ends and anything that you’ve been saving for that ‘trip to the tip’• Repair leaking pipes or taps, and fix gates or railings• Make sure your rubbish bins are out of sight, not sitting in pride of place in the centre of the view!• Even small courtyards can look beautiful with a few well-chosen plants and pots; include a string of fairy lights or candles for some additional romance• No garden? Make the best of window sills with colourful window boxes

Inside:

• Organise and clear away clutter - box it up and put into storage or hide in the attic • Spring clean! Wash the curtains and dust for cobwebs• Throw away any dying potted plants• De-clutter all surfaces, including the kitchen• Remove unnecessary furniture - space sells! • Animal lover? Make sure that your home smells fresh for viewings • Make the most of natural light - position large mirrors opposite windows• Ensure your lounge is sociable and position sofas opposite one another whenever you can• Make the beds – don’t let crinkly duvet covers distract buyers from the room itself!

There are two important things any home owner needs to sell a property: the right price and the best presentation.

A good estate agent will set the right price and create a unique marketing plan for your home. But how about a few trade secrets to give you the knowledge to improve its presentation?

Most properties that come to the market are presented in a ‘lived in’ state which will not suit all prospective buyers. It is best to detach yourself emotionally and try to look at your home through a stranger’s eyes. Properties that have been carefully prepared for sale and are well presented tend to sell faster and attract more offers.

Remember, presenting your home well doesn’t have to mean a complete redecoration or spending lots of money, it just means a bit of time and effort directed where it matters most. Don’t let your home’s appearance put your buyers off before they step foot over the threshold. Be honest and compare your home with your neighbours’. Simple jobs really do go a long way to making a property stand out from the crowd.

Sold! What We DoAs soon as an offer is received we will notify you both verbally and in writing. We qualify all our buyers and will be able to advise on the likelihood of the offer proceeding. Once the offer has been accepted we will prepare a Memorandum of Sale and write to all parties, confirming the agreed sale price. It is our aim to keep you informed throughout the whole period, liaising with both you and the buyer’s solicitor – thereby ensuring as smooth a process as possible.

What You DoThe first and most essential step is to instruct a solicitor. But before you do, ask about Hunters Conveyancing. If you are in a chain then you will need to have your mortgage offer confirmed (if applicable) and arrange for a survey of your purchase property. Your solicitor will keep you informed of anything further you need to do.

What Your Solicitor Will DoWEEK 1 : Request the title deeds from your current lenderWEEK 2 : Send out the relevant property formsWEEK 3 : Request some money on accountWEEK 4 : Apply for searches WEEK 5 : Ask you to agree which fixtures and fittings will be includedWEEK 6-7 : Once the contract has been signed by both parties, the deposit (typically 10% of the purchase price) is transferred (or paid in the form of a Banker's Draft) by the buyer's solicitor into your solicitor’s account.

The completion date is then agreed by both parties.
