Ilove to entertain. My other half and Ihost every Thanksgiving, every SuperBowl and countless pau hanas and din-

ners throughout the year. That’s why whenit came time to buy living room furniture,we went big. Our sectional is roughly thesize of two twin beds and has held up toeight people at once.

After dinner with friends recently wecame back to our place and assumed ourregular positions, sprawled out on thecouch with our feet up on the coffee table.It had been a long day, so I propped mineup with a throw pillow. Then it dawned onme that an upholstered ottoman mightmake more sense than a hard coffee table.Not only is it more comfortable for restingyour legs after a long day, but it can alsoserve as extra seating when needed.Luckily, I found out that converting a coffee

table into an upholstered ottoman waseasier than I thought.

First, determine your desired height andtrim the table legs accordingly. If you wantto change up the color, now is the time topaint the legs as well. Then, add wood toframe the ottoman around the sides sothat the width all around matches up withthe tabletop. This will ensure that it isstraight all the way down.

Next, get 2-inch high-density foam andtrim it to fit the top of the ottoman. A ser-rated knife works well for the cutting. Usespray adhesive to glue the foam directly tothe top of the table. Repeat these steps to

apply the foam around the sides of theottoman as well.

After this, take a large piece of batting

and cover the top of the table.There should be enough thatthere is excess around the sides.Staple the batting under the tablewith a staple gun, making sure topull it tightly as you go.

Now you’re ready to add thefabric. Make sure to choose a pat-tern that complements yourhome’s style and that is also avail-able in a durable material. Coverthe ottoman with your desiredfabric in the same way you didwith the batting. Repeat the steps

above, stapling the fabric underneath thetable and pulling it taut. Top it off with a trayand you are good to go.

X iang Feng Cao got his start in theconstruction industry while work-ing as a carpenter in China. He

eventually opened his own business andworkshop there before deciding to moveto Hawaii in 2000.

The skillful craftsman worked for variouslocal companies until deciding to build hisown construction team. Cao, with the helpof his son, Andy, formed Hua XiaConstruction in August 2008 and the duo,along with a team of experienced workers,has been assisting local home and businessowners with their building and remodelingneeds ever since.

“In China and Japan, we can see many his-toric construction (projects) that were builta thousand years ago, but are still solid andworkable,” said Andy Cao. “Our companywould like to help our customers build orremodel their homes like that. We alwaysprovide high-quality works, friendly coopera-tion and reasonable cost to our customers.”

As he explained, Hua Xia receives agreat deal of business via positive referrals

and by prospective customers noticingother finished projects.

“Most clients will see a house we’ve builtor remodeled in the past as an example ofour workmanship,” said Andy. “We feelconfident working as a family to make ourclients happy.”

Hua Xia is capable of handling bothcommercial and residential jobs, althoughbrand new construction of and renova-tions to homes have been the most popu-lar requests as of late.

Andy says that his company can accom-modate various requests, from kitchen andbathroom additions to adding extra storiesand rooms to existing structures and evenbuilding new houses. Hua Xia will handlethe design and permitting process all theway through completion of the project,building quality structures from the groundup — or in some cases, from the inside out.

How to breathe easier at homeOne in five Americans suffer from

allergies, according to the Asthmaand Allergy Foundation of America

(AAFA). As the 2013 allergy season contin-ues, experts warn that it may be one of theworst in recent years, with people experi-encing an unusually strong reactionbecause of increased tree pollen.

But little attention is paid to the impact ofindoor air on allergies, asthma and generalhealth. We spend an average of approxi-mately 90 percent or more of our timeindoors, according to the EnvironmentalProtection Agency (EPA). The EPA reportsthat “indoor levels of pollutants may be twoto five times higher, and occasionally morethan 100 times higher, than outdoor levels.”

How does this impact your next homeimprovement project? A survey by Angie’sList revealed Americans spend more than$300 billion annually on remodeling projects.Yet these endeavors typically focus solely ona home’s aesthetics while ignoring one impor-tant consideration: Is your home healthy?

QUESTION OF THE WEEK: Why is itthat sometimes feng shui “works” and some-times it does not?

What a great question! Many timespeople ask me if I can “guaran-tee” results and are surprised

when I say that I can offer no guarantees.This is a great opportunity for me to

explain why feng shui may work in someinstances and not in others. Feng shui is notmagic. In some cases, you may experiencean instant result that seems like magic, butany tangible manifestation is actually setinto motion long before the feng shuiaction is implemented.

Inner and outerYou see, feng shui works on your inner and

outer environments. You have to makechanges to your outer environment, meaningyour physical surroundings, as well as yourinner environment, meaning your life,thoughts and intentions. When the inner envi-ronment is operating with clear intent, andthe outer environment is set up to support it,“magic happens” in the form of instant results.

Making outer adjustments — moving fur-niture, adding color, or removing deadplants or certain pictures — without emo-tional investment diminishes the optimaleffect because the inner and the outerenvironments are not working together.

Intention is keyIn making feng shui changes to your envi-

ronment, setting the best intention is inte-gral. Your thoughts and intentions can beconsidered invisible energy patterns thataffect you and everything around you.Intention fueled by desire will aid in focus-ing your intention. To help illustrate this,imagine clearing out your closet. If yourintention lacks desire and is just about get-ting the job done, it might be expressedlike this: “I hate cleaning my closet, but Ineed more space.” You may get the physical

result you are seeking, anuncluttered closet, butyour inner thoughts willdiminish the energy flowyou are seeking. If yourintention is expansive, andpositive, it might beexpressed like this: “Ihope to gain new oppor-tunities for expansion by clearing out mycloset.” That positivity creates optimalphysical results and optimal energy flow.

Other reasons Feng shui may or may not work for

many reasons, but the following top threecome to mind:

• Having a superstitious and lazy mindset:Feng shui is not about superstition anddoes not support laziness. Do not fall preyto thinking that all you need to do is hanga picture of a fish for wealth, and moneywill magically appear.

• Allowing too much clutter, dust and dirtto accumulate: Clutter, dust and dirt impedethe flow of energy, and too much of any

one of these creates block-ages. You can do all youwant on the surface, butclutter, dirt or dust createstagnant energy that willdrag you down.

• Doing feng shui out ofdesperation: Akin to having

the wrong intention, doing feng shui in des-peration for a given result will not work. Forexample, if you sense that your spouse isabout to give up on the relationship, puttinglove figurines all over the house to revivethe love is unlikely to work. Feng shui is nota “last ditch effort” to make your life work.

The bigger pictureFeng shui doesn’t always unfold in the

way you imagine. As in life, always considerthe bigger picture. Many years ago I had aconsultation with a woman I’ll call Jordan,who owned a small business with a fewemployees. She wanted my help becausethings in her business were stagnant andshe felt she “needed a change.” We had agreat time discussing clutter-clearing tech-niques, moving furniture and shifting peo-

ple’s positioning to “improve the flow,” andat the end of the day, we felt good andparted ways on a happy note.

Jordan’s vision, fueled by desire, was posi-tive change in the form of employee produc-tivity, increased clients and profitability.However, the following Monday, she called totell me that the office had been broken intoand computers and other items were stolen.Although she was being nice, I could tell byher voice that she was questioning my effec-tiveness at creating positive change throughfeng shui.

I told her that I was sorry to hear aboutthe break in, but I was certain that somehowit would turn out better than it seemed inthe moment. This was not what she expect-ed or wanted to hear, but sometimes changecomes in forms that we do not recognize. Iasked her to trust in the bigger picture.

A week laterI checked back with Jordan a week later,

and she had good news. Her insurance pol-icy covered the losses, and with the reim-bursement, she was able to purchase newcomputers and update her database andsome software. The burglary also providedher with an opportunity to update herbusiness practices, something she had beenprocrastinating about.

She said, “Alice, you were right. I neededa change. It did not come in a way I expect-ed, but it was exactly what I needed. I feelmore on track than ever.” In Jordan’s case,by making the outer changes, her “inner”intent manifested, just not in the way shehad expected. Soon after, her businessgrew, and she moved to a bigger office.

It is always good to remember thatnothing is guaranteed in life (or in fengshui), but if we trust, no matter what theresult, the bigger picture supports us inevery way.

A nyone in real estate will tell youthe best time to sell a home is dur-ing the summer months. If you’re

planning to sell, here are some tips for stag-ing your home for a photo shoot or openhouse.

I’ve talked to you about the beach housein Waialua. Although it’s not for sale, I fur-nished and staged it for the reveal party forthe family and photo shoot.

The money shot was the oceanfrontoutdoor setting. A sod lawn was installedand we positioned a teak swing by the nau-paka hedge. Just because it’s an interestingswing and you have a fantastic view of theocean does not make this a picture-perfectmoment.

We took a couple of extra steps toensure that picture-perfect moment.Adding touches like pillows that tie in withthe ocean and greenery, a beach bag, sunhat and flip-flops positioned as if someonehas joyfully stepped out of them to cart-wheel on the lawn.

In the kitchen window, we createdanother vignette that always makes mesmile. Many people stage kitchens with fruit

bowls that add color and life, and makegranite countertops sing. The added touchhere is the two birds perched on the win-dowsill. They’re simple wooden birds, but

their silhouette as you’re looking out at theocean is perfect. Even with the wovenshades drawn, because the birds arerecessed in the sill, you still see that silhou-ette, whether you’re indoors or out. It’s asif they have a permanent perch in thehouse.

When you stage a scene, consider notjust the setting, but the lifestyle. Who wouldbe drawn to this image? What would theylike to see? Choose a few accessories toincorporate without making the scene looktoo busy. And look for unexpected touchesthat will bring a smile to a potential buyer’sface.

Preparing a home for sale often involvesa photo shoot. If the real estate company issending a photographer to take MLS pho-tos, it’s very much worth your time to bethere.

Think of the shoot as a collaborationbetween you and the photographer. Youwant your home to look as good as possi-

ble, so you need to be prepared, patientand courteous, and sort of act as theirassistant to get the best possible shots.

Let’s say you’re shooting your livingroom, and the photographer takes a pic-ture from one angle. When he or shemoves to shoot another angle, now thecoffee table needs to be moved as well soit looks more centered, or the candlestickneeds to be moved so it doesn’t look likeit’s attached to the wall. That’s your job.

The home should be clean, cleared ofpersonal items and uncluttered. On theday of the photo shoot, try to have freshflowers and fruit to bring life into the bed-rooms, bathrooms, kitchen and diningarea.

If you’re going to be your own photog-rapher, do all of the above, and while takingphotos, look at them in as large a format aspossible so you can see the small details,then reposition your accents. If you’re usingyour phone, email the photos to yourselfand open them up on your computer.Rooms and vignettes may look great in per-son, but staging for an open house is verydifferent from staging for photographs.
