When Is A House Energy Rating Assessment Required?

The Building Code of Australia requires all new homes in Victoria, South Australia, Western Australia and Queensland to have a 6 star energy rating. Your Building Surveyor will require an Energy Rating Report prepared by an Accredited Assessor before a permit can be issued. Any extension or alteration requiring a building permit also requires a House Energy Rating. A House Energy Rating Assessment is a calculation of the heating and cooling loads required to maintain a comfortable living environment within a given building. Factors taken into consideration include

insulation glazing construction type building size orientation climate zone.

How Long Will A House Energy Rating Assessment Take?

Once you have provided us with the plans and specifications we are usually able to complete a preliminary report within two to three business days. If a 6 star energy rating has been achieved then we are able to stamp your plans and return them right away. If the building has achieved less than a 6 star energy rating we will present some simple cost effective recommendations. Once any necessary changes have been agreed upon, the documentation is updated and the Energy Reports are issued. If your design doesn't initially reach the 6 star energy rating standard, Green Rate will suggest some straightforward changes. In most cases we can provide a variety of alternatives which will help you achieve 6 star energy ratings or higher.

What Do The Stars On A House Energy Rating Assessment Mean?

Zero stars means the building shell does practically nothing to keep out heat in summer and retain heat in winter. A 6 star energy rating indicates a good level of thermal performance, and reduced energy bills. 10 stars is the maximum, and means no artificial cooling or heating will be required to maintain a comfortable living environment year round. The Heating and cooling of homes adds cost to energy bills and impacts the environment. The amount of energy needed to stay warm in winter and cool in summer can easily be reduced by the good design and construction of our homes. Assessing a building's thermal performance at design stage can identify simple, economical ways to make it more comfortable and save energy. All new homes and renovations/extensions requiring a building permit in Victoria, need to have a 6 star energy rating as of 1 May 2011. If the design began before this date, your building surveyor is still able to accept a 5 star rating.

Who Is Allowed To Deliver A House Energy Rating Assessment?

Only Accredited Assessors in the state of the proposed dwelling are allowed to perform a house energy rating. We are an ABSA Accredited Assessor in QLD, VIC, SA, TAS and WA and trained in the use of second generation assessment tools. Is Software Used To Accomplish A Completed House Energy Rating Assessment? We use First Rate 5, a second generation HERS (Home Energy Rating Scheme) assessment software. This latest addition is the most accurate to date and allows greater flexibility in reaching your desired star rating. It utilises the Accurate Platform, which is based on over twenty years of research and development by the CSIRO. Since May 2009 only second generation assessment tools have been permitted for use in conducting Energy Ratings within Australia. NatHERS (Nation-wide House Energy Rating Scheme)

NatHERS enables the design of a home to be assessed by skilled professionals using sophisticated computer modelling programmes to improve the quality of design and achieve building approvals. NatHERS sets national standards for professionals offering assessment services as well as the software they use. Zero stars means the building shell does practically nothing to reduce the discomfort of hot or cold weather. Unique starbands are set for each climate zone taking into account the extremes of the local weather conditions. Each starband set has been developed to allow comparisons of building within and between climate zones. Houses with higher star levels are considered more thermally comfortable than those of lower star levels. Houses rated at 10 stars are considered thermally comfortable without the need for artificial heating and cooling. Additional starbands are created when new climate zones are added to NatHERS.
