Consumer demands for short-term accommodation are changing rapidly and hotel developments need to be flexible to keep up with these demands. Hotels must be built with a level of adaptability, through flexible common spaces that can accommodate a large conference and an intimate wedding on the same day.

This flexibility needs to occur right down to the rooms. Rooms need to be flexible enough to support the most up-to-date technology to remain relevant to consumers. At Probuild, we understand the need to future-proof infrastructure to support new technology as it becomes available.

It’s this deep understanding of hotels that has seen us grow to become one of Australia’s most active hotel builders, with more than 1,200 premium hotel rooms under construction.

Working with premium hotel brands requires a considered approach to ensure their design brief is applied to the development. Our approach is supported by a detailed understanding of the hotel stakeholder groups, namely respect for: the brand, hotel operations, information and communication technology and food and beverage. Our ability to work with every facet of the hotel team results in a fully considered and delivered outcome.

Adapting the design brief to Australian building codes and standards requires experience and strong stakeholder management, as does balancing the requirements of the developer, hotel operator and what is commercially viable.

EARLY CONTRACTOR INVOLVEMENT

ECI allows Probuild to advise on serviceability to maintain resilience in the asset.

For example, durability and neutrality in wet areas (bathrooms and kitchenettes) allows these fittings to remain in place permanently, with minimal dating. If a refresh is required in future, it can be done with minimal expenditure by replacing furnishings and lighting.

Furthermore, if there is a change in hotel operator, the brand can be implemented relatively inexpensively. Good design management in this phase of the development protects the asset’s longevity by reducing operating expenditure over its life.

A hotel’s design can often take place before an operator is on board.

Probuild can offer an Early Contractor Involvement (ECI) role at this stage. In addition to providing constructability, cost and program advice, we help with space planning and functional layouts to assist our clients in securing a major hotel operator during the design phase. This enables a more seamless take-up of the incoming brand brief and operational requirements, as well as help limit the amount of re-design required.

We understand our clients’ clients’. By engaging with hotel operators early in project, we are able to identify who the key decision makers are and facilitate regular meetings. This allows the decision making group to be completely informed with the project and upcoming deadlines. Often, decision making is the bottle neck to projects, with the potential to impact the asset’s speed to market. Enabling fast decisions with information symmetry is imperative. Being able to seek clarification or ask for decisions regularly facilitates a seamless process.

Collaboratively managing the needs of our client, the hotel operator and key consultants facilitates action. Probuild’s extensive stakeholder management systems developed in the retail and hotel sectors allow us to effectively manage these relationships across each project.

Making sure projects are commercially viable is imperative.

As construction represents the major cost of a development, being able to rationalise the structure, finishes and façade to maintain the design aesthetic while meeting target cost is critical. Keeping a development functional, sellable and attractive to prospective tenants is important to our clients. Balancing the needs of end users while maintaining the commercial viability of the project is something we are experts in.

Our procurement methods give us access to suppliers across the globe, meaning we can maximise value to our clients while maintaining design integrity. We understand that clients have preferred suppliers to complement their prospective hotel operators, therefore, we have developed systems that are flexible to integrate these suppliers seamlessly into the project.

Having worked with some of largest and best recognised hotel brands in the world, we know what is required to achieve the right level of amenity, while investing in more robust finishes to improve the longevity of the asset.

SUPPLY CHAIN MANAGEMENT

Premium hotels require premium finishes. Having access to the world’s best suppliers is crucial to achieving this. We have existing relationships Italian joiners, façade supply experts, high quality bathroom and lighting suppliers to name a few.

Quality finishes add to the experience of a luxury hotel. It is imperative that we have the ability to source the finest materials and manage the supply chain from around the world.

To ensure our suppliers meet our stringent quality standards, we have an international supply chain management team based around the world to oversee the production of our building materials. Our team often base themselves out of our supplier’s factories and use electronic tracking to increase accountability. Having these systems in place ensures the highest quality product for the end user.
