If the surface is wood,underlayment, orientedstrand board, plywood,or even concrete, be sureto dry the area as quicklyas possible. Use a Shop-vac or old towels.

Kilz or a similar product.Use a generous coat ortwo, and let it dry thor-oughly.

Advertisements, billboards, and brochures are your
invitation to the public. Their purpose, of course, is to
draw new tenants to you. But, how well do those ads
communicate your commitment to fair housing?
Recently, a landlord paid $100,000 in a settlement
of a case dealing with advertisements. The landlord’s
ads showed only white models which conveyed an
offensive and discouraging message to many African
Americans.
Both the federal and Florida fair housing acts make
it unlawful to make, print or publish any advertisement
for a rental that indicates any preference, limitation,
or discrimination based on race, color, religion, sex,
familial status, or national origin. There are some very
narrow exceptions, e.g., church-operated housing.
HUD’s guidelines call for human models used in
housingadvertisementstoreflect theracialcomposition
of the region served. The safest bet? Avoid having any
humans in the ads. Many rental publications have in-
house attorneys to review your ads for compliance. If
you are uncertain, always check with an attorney.
Lastly, it is a great idea to add the Fair Housing
Logo to your ads and brochures. It demonstrates to
the public (and to HUD in the event of an investigation)
that you are committed to fair housing for everyone.

DETROIT—They onlyknew about this once-stately Detroit residence– brickwith baywindowsand the spacious sideyard – from family folk-lore. They did not knowDetroit in its heyday.
But nowChristopherLee and Amy Feigley-Leefind themselves at homeand heart-bound to aDetroit house once ownedby Lee’s great-grandfa-ther in the Roaring ’20s,but was lost at the onsetof the Great Depression.
And it all beganwith aphoto.
Shot in1926, the familyheirloom depicts Lee’sgreat-grandparents, Dan-iel and Patrice Foley,hosting a family gather-ing in honor of the Catho-lic priestly ordination ofthe Rev. Dominic Igna-tius Aloysius Foley in1926. The photo also de-picts Lee’s great-greatgrandparents,Williamand Johanna Foley. Theclan is assembled in aspacious foyer in front ofa distinctive stairway.
“That was the onlyphoto we had of the insideof the house,” Lee says.“When I came in andlooked at the staircase, Iknew this was the house.”
What was lost is nowfound and reborn as thecouple's home, whereFeigley-Lee and Lee, bothart instructors and art-ists, will welcome theirfirst child in the comingweeks, a daughter with aname yet-to-be an-nounced.
Lee, 32, bought thehouse for $8,100 in acounty tax foreclosuresale in 2007. The househad been empty for atleast five years. Hetracked the house foryears while hewas ingraduate school at Cran-brook Academy of Art,after getting the addressfrom his great uncle. Hisgreat uncle Bill Foley,now 83, jokes that he was
conceived in the home’smaster bedroom circa1928.
Lee learned that hisgreat-grandfather DanielFoleywas a1920s-erawheeler dealer, a stockmarket and real estateinvestor, and a horsetrack regular. Daniel andPatrice Foleywere rais-ing10 out of their 11chil-dren at the house, in-cluding Chris’smaternalgrandmother, Eileen,whenDaniel’s invest-ments evaporatedwiththe onset of the GreatDepression.
They lost the houseand Patrice, an accom-plished pianist, went towork in an office job byday and played the piano
for pay at night.The house is in a
neighborhood just offWoodward, between the
historic Boston-Edisondistrict andHighlandPark. Chris says it hasbeen bypassed in civic-
sponsored renewal plans.Lee and Feigley-Lee
are among the stream ofartists and entrepreneursflowing into Detroit inrecent years, motivatedby eye-popping cheapproperty prices and ea-ger to participate in De-troit’s renewal and cre-ative class. They’re notall just settling down inMidtown and downtown;but in other pocketsthroughout the city.
Feigley-Lee, 33, asculptor and instructor atOaklandUniversity, grewup inMilford,Mich., andonly visited the city forsomemajor events. Sheenrolled in a graduateschool program at Cran-brook Academy of Art,
and lived in Ferndaleuntil shemet Lee. He alsowas a Cranbrook studentand now is a photogra-pher and OU instructor.He grew up in Detroit'sRosedale Park, Hunting-tonWoods, and in China,where his father wasraised.
When Leemoved intothe Detroit house in 2008,so did she.
“I wouldn’t have doneit onmy own,” Feigley-Lee says. But Lee’s enthu-siasm and confidencehelped sell her. “I was upfor the challenge.”

May is a wonderful and full month. May Day to Memorial Day, we have lots of occasions to celebrateand to enjoy. One of the nicest is the opening of the Tallahassee Builders Association’s 2013Parade of Homes on Mother’s Day weekend. This year there are 29 homes entered, scattered fromCrawfordville to Wacissa to Golden Eagle, and just about everywhere in between. Prices range from$159,000 to $1,200,000. From location to price, there is a home in this Parade to meet just aboutanyone’s needs.
The builders are also competing for awards. There will be an award in each of six price categories,and a Best of Show award. Last year’s Best of Show winner was built by Barton Construction,which has a home entered again this year. Each home that is entered in the Parade also has a “bestfeature” ribbon—look for these as you walk through the homes.
Florida Green Building Coalition is sponsoring a “Highest Scoring Green Home” award in two sizecategories. There are 11 homes competing for the Green awards, identified in the Parade book bythe FGBC and ENERGY STAR logos on each home’s page. These homes are at least 15% moresustainable, durable, and energy and water efficient than Florida Building Code requires.
Tallahassee Board of REALTORS® is sponsoring the “REALTORS®’ Choice” awards in each of thesix price categories. REALTORS® judge the homes based on value and salability. REALTORS® arewith buyers day in and day out, and are on top of the most market-driven features.

What greeted herwerecollapsing ceilings, aleaking roof, bucklingfloors with three layers oflinoleum, and a vandal-ized interior.
“Therewas dust flyingeverywhere, the roof was
leaking and falling. Therewasn’t hot water,” saysFeigley-Lee. “The housewas awreck. It wasn’tlivable.”
But they lived in itanyway, after fixing ba-sics like electricity, heatand plumbing. Theywereaided by a $50,000Michi-gan StateHousingDevel-opment Authority loan.
The 3,500-square-foothousewas built in1903,with two layers of brickframing it. WilliamWor-den, the City of Detroit
retired director of histor-ic designation, saysmanyhouses in the city areworthy of preservationand perhaps historicdesignation.
“For neighborhoods tosurvive, people have tocome in take care of thebuildings,”Worden says.“You hopewhen peopledo that ... they’re startinga trend and others willfollow.”
They have goodfriends on the block,which includes vacant
lots, well-keptmini-mans-es and rundown but stilloccupied homes. TheLees consider the neigh-borhood stable.
“I always prayed forgood neighbors,” saysattorneyDerrick Phillips,58, who lives in the housenext door. The housebelonged to Phillips’ fa-ther since1955 and Phil-lips has lived there since1994. Philips says he’sexperienced no problemssince the Leesmovedthere in 2008, and he
counts on their dogs, SuzyandYin, to be lookouts.
To stave off furtherblight, Phillips wouldmow the lawn of vacanthouses just to keep upappearances and saysthat helped the Lees “de-cide and take a chance onit.”
Their families weresupportive and pitched inregularly.
“I was very happy tohear about it. I was a bitapprehensive, though.But fools rush in,” jokesLee’s stepfather, BobHerman, a self-professedhandymanwho is busi-nessmanager at GesuCatholic Parish in De-troit. Lee turned toHer-man, who ismarried toLee’smother Cathy Lee,for some reconstructionhelp.
“The progress they’vemade is amazing. Theupstairs bedroom showswhat the potential for therest of the house is,” Her-man says. “But it willtake some time to reclaimits former glory.”
While they’ve relishedthe hands-on process ofrenovation, the Leesknowwhy othersmightbe deterred.
“The homes are so bigand they tend to require alot of work,” says Lee. Itcosts nearly $600 amonthfor heat and electricityduring thewintermonths, which the couplehas spread out across theyear.
“It’s taken us fiveyears to get this far,”
Feigley-Lee says. Plus anadditional $50,000 out-of-pocket beyond the loanthey received.
Lee’s Cranbrookmas-ter’s thesis included adisplay of photographs heshot at the house duringits renovation. They in-cluded photos of the 5-year-old contents of therefrigerator and the geo-metric beauty of the oldfuse box, as well as docu-menting the home’s de-cay.
His project, he wrote,was “a critique of thetendency to use decay asan overly romanticizedform of decoration, atrend that ignores thesocio-economic issuesunderlying the subjectmatter.”
While the house nowshows the couple’s artis-tic eye for color, propor-tion and design, Lee says“it’s been less of trying tofit into artistic visions,andmore just trying tomake it a house.”
“Lofty ideas becomeless important when youwantedwindows not toleak, and a roof that didn’tleak,” he says.
They’ve gotten this farin home renovations, inpart, by hosting a “workparty” where friends andfamily pitch in with paint-ing the first floor, forexample, for Feigley-Lee’s home-cooking andthe camaraderie.
“Surprisingly, peopleenjoy coming to work,”Feigley-Lee says. “We geta lot done.”

The goal for one Pa-rade of Homes builder isa house that uses virtu-ally no outside electricpower, and it all startswith the constructionmethod.
Rock Solid Design &Construction Inc.’s Pa-rade of Homes entry, anet-zero house at 7599Bradfordville Road, oc-cupies a14-acre site. Thecompany used insulatedconcrete form construc-tion for the walls, whichget their start with in-terlocking polystyreneblocks not unlike giantLego pieces, according tothe company.
The blocks arestacked, then reinforcedwith vertical and horizon-tal rebar, and finallyfilled with concrete tocreate a wall that RockSolid says is not onlyhighly energy efficient,but durable.
The finished house canresist termite attacks,200+mile-per-hour windgusts from hurricanesand carries a 4-hour firerating.
“Our customers gener-ally see a 50-60 percentreduction in heating andcooling costs because ofthe high insulation valuein the wall system, cou-pled with the sprayfoaminsulation we apply to theroof deck of all of ourhomes,” said Rock Solid’sSamantha Kilbourn.
For the BradfordvilleRoad home, which isParade entry No. 28,Rock Solid also incorpo-rated solar panels on thegarage roof and geother-mal heating and cooling,further reducing thehome’s demand for elec-tricity from the powergrid. The builder expectsthe house will actuallyproducemore power thanit consumes eachmonth.

ATLANTA— “Imagi-nary Worlds: Plants Larg-er Than Life” has openedat the Atlanta BotanicalGarden, featuring 19sculptures festoonedwith 118,000 living plants.
Days before the exhi-bition opened, excitedguests moved about the30-acre garden trying todiscover each of thefanciful creations. Noone seemed deterredfrom the task when fac-ing the unfinished, head-less giant cobra or by theworkers standing atopthe dreamy noggin of the25-foot-tall Earth God-dess, preparing for acrane to hoist her finalsections into place.
A gaggle of Red HatSociety ladies whippedout tiny digital camerasand cellphones to clickimages of a shaggy ogrewho looked like an esca-pee from “Shrek.” Downthe sidewalk, schoolkidsjumped for joy as theycame upon a pair of danc-ing fish that spoutedwater while spinningcircles in Howell Foun-tain.
“Whoa!” they shouted,as if they’d uncoveredthe world’s largest ChiaPets. “Awesome!” MaryPat Matheson smiledsunnily. The garden’s
president and CEO fornearly a decade has culti-vated the idea of thecity’s Midtown greenspot as an “outdoor mu-seum,” a prime settingfor exhibitions and othercultural programming.
She seeded that notionwith a 2004 show of DaleChihuly glass sculpturesthat attracted 425,000visitors in eight months,beginning a string ofstrong-drawing, warm-weather exhibits amidthe pristine plantings.And last winter, a seasonwhen the garden used toease into a hibernationinterrupted by few visi-tors, it drew168,000 in itssecond year of the holi-day light show “GardenLights, Holiday Nights.”
So Matheson was on itwhen tipped by a Canadi-an colleague a couple ofyears ago that Interna-tional Mosaiculture ofMontreal, a nonprofitgroup that has stagedsprawling competitionsaround the world in thiscurious art and science,was interested in cre-ating exhibitions scaledfor smaller sites such asthe Atlanta BotanicalGarden.
“I said, ‘I want firstdibs, I want to be the firstto do this exhibition,’ ”Matheson recalled.“We’ve never done asummer exhibit that’s
plant-centric, so this isparticularly exciting tous, to show how you cantake art and sculptureand enhance it withplantings.”
Thus, the Midtownattraction beside Pied-mont Park will host thefirst major mosaicultureshow in the U.S.
Even though few inthese parts know whatmosaiculture is exactly.
And even thoughMatheson and her devel-opment staff had to raise
$2 million, easily thegarden’s biggest exhibitbudget to date.
But then everythingabout “ImaginaryWorlds: Plants LargerThan Life” is big.
The sculptures weretransported by 15 refrig-erated trucks during a20-hour drive fromMon-treal to Atlanta. EarthGoddess alone command-ed four tractor-trailers.
Also along for theride, in addition to themakings of the cobras
and ogre, were sectionsfor six rabbits, two but-terflies, a unicorn, a dogand a trio of rotund ber-ries on skinny legs thatlook like they might bekin to those singing Cali-fornia raisins.
Each is made up ofcarefully pruned annualsplanted into soil-and-sphagnummoss-fillednetting that blankets thesteel forms. Differenttypes of plants are juxta-posed to create textureand patterns that define
the look of each creation.For instance, Earth God-dess consists of morethan 40,000 plants, in-cluding potato vine, se-dum, fan flower, lantana,Joseph’s coat and petu-nias.
Built-in irrigationsystems are hidden in-side it and other largepieces, keeping themwatered daily. Smallerones simply have to besprayed with a hose.
The roots of modernmosaiculture extend to16th-century Europe,where wealthy landown-ers commissioned elab-orate three-dimensionalgardens or “embroiderybeds.” The art laterevolved into more sculp-tural and three-dimen-sional forms. The termmosaiculture was firstemployed in France inthe 1860s.
Matheson said strongword of mouth will deter-mine the show’s success,pointing out that Montre-al Botanical Garden drew700,000 in 2000 for thefirst mosaiculture com-petition on the power ofsuch buzz.
Even if “ImaginaryWorlds” scores an over-whelming success, itwon’t be extended. Bythe end of the six-monthrun in October, the annu-als will be getting playedout.
