1. The median price for all North County home sales – attached and detached – rose 0.65 percent inNovember 2010 from October 2010, to $380,000.
a. Detached homes in North County decreased 1.08 percent from $465,000 in October 2010 to$460,000 in November 2010.
i. Detached home prices OUTSIDE North County increased 0.35 percent from 356,750in October 2010 to 358,000 in November 2010.
ii. Year-over median single-family detached homes in North San Diego Countyincreased 5.44 percent, from $436,250 in November 2009 to 460,000 in November2010..
iii. The countywide median SFD price of homes sold increased from $387,250 inOctober 2010 to $390,000 in November 2010. The county has experienced 15months of year-over price increases.
b. Attached home prices in North County rose 2.32 percent to $245,000 in November 2010from 239,450 in October 2010, making three months of price increases.
i. Non-North County attached home prices decreased 0.96 percent to $207,000 inNovember 2010 from $209,000 in October 2010.
c. Median days-on-market for single-family detached homes sold in North County increasedfrom 52 days in October 2010 to 55 days in November 2010. The number of North Countysingle-family homes sold decreased 4.07 percent from October 2010 to November 2010.

Single-Family Detached Home Prices
• The median price for all homes in North San Diego County – single-family
detached and single-family attached – increased from $377,500 in October 2010to $380,000 in November 2010.1
• The median-priced single-family detached (SFD) home in North San DiegoCounty decreased 1.08 percent from $465,000 in October 2010 to $460,000 inNovember 2010. The SFD median price in Non-North County zip codesincreased 0.35 percent from $356,750 in October 2010 to $358,000 in November2010.
• Year-over median SFD price in North San Diego County increased 5.44 percentfrom $436,250 in November 2009 to $460,000 in November 2010; this makes
sixteen months of year-over increases in median price, with the exception of August 2010. Year-over median price increased 2.31 percent in Non-NorthCounty zip codes from $349,900 in November 2009, making 14 straight monthsof year-over increases.
• The countywide median SFD price increased 0.71 percent from $387,250 inOctober 2010 to $390,000 in November 2010, and increased 2.92 year-over fromNovember 2009. The county has experienced 15 months of year-over priceincreases.

• The median days-on-market for North San Diego County SFD homes soldincreased from 52 in October 2010 to 55 days in November 2010. The averagenumber of days-on-market increased to 79 in November 2010 from 77 in October
2010.

• The SFD median price-per-square foot decreased from $223 in October 2010 to$222 in November 2010, and increased 3.92 percent year-over from November2009, making 13 months of year-over increases in median price-per-square foot(following over two years of price declines).

• There were 4,596 (active and contingent) SFD listings in North San Diego County
ending October 2010 and 4,362 in November 2010, a decrease of 5.09 percent –the third month of declines in listings.
• There were 9,964 (active and contingent) listings in San Diego County endingOctober 2010 and 9,537 in November 2010, a 4.29 percent decrease.
• The number of sold North San Diego County SFD units decreased 4.07 percentfrom October 2010 to November 2010, and fell 6.8 percent year-over fromNovember 2009.
• Total sales volume decreased 2.44 percent year-over from November 2009.

Housing Affordability – Single-Family Detached Homes
• The monthly payment – including principal, interest, property taxes, and insurance
– for the median-priced SFD home in North San Diego County decreased from$2,462 in October 2010 (based on a conventional mortgage) to $2,387 inNovember 2010. The monthly payment for the median-priced SFD home in Non-North San Diego County decreased to $1,858 in November 2010 from $1,889 inOctober 2010.
• The percent of San Diego County households that could afford the median-pricedSFD home in North County increased to 29 percent in November 2010 from 27percent in October 2010, according to the North San Diego County HomeDex
TM.
Across Non-North County zip codes, the affordability percentage increased from39 percent in October 2010 to 40 percent in November 2010.3 The HomeDexTM
affordability percentage was 28 percent in North County and 38 percent in Non-North San Diego County zip codes in November 2009.
• The HomeDexTM affordability percentage for all homes in North San DiegoCounty – single-family detached and single-family attached together – remainedat 37 percent in November 2010.

re-listing biases downward the reported days-on-market.3 HomeDexTM affordability percentages assume homeowners place 20 percent down and spend no more than a third of their income on housing, which in North County during November 2010 required an annual income of $94,484 for themedian-priced SFD home – an amount earned by 29 percent of San Diego County households.4 Monthly median prices and HomeDexTM household affordability percentages reported for some zip codes werecalculated from small numbers of sold listings; reported numbers may be sensitive to price variations and do not implystatistical significance.5 Total SFD sales in North County were $365,632,136 in October 2010 and $355,470,037 in November 2009.

Single-Family Attached Home Prices
• The North San Diego County median-priced single-family attached (SFA) home
increased 2.32 percent to $245,000 in November 2010 from $239,450 in October2010, making three months of price increases. Non-North San Diego CountySFA home median price fell 0.96 percent to $207,000 in November 2010 from$209,000 in October 2010.1
• North San Diego County SFA median prices declined 2.97 percent year-over from$252,500 in November 2009. The Non-North County SFA median price declined1.43 percent year-over from November 2009.
• The county-wide SFA home median price increased 0.46 percent from $217,000in October 2010 to $218,000 in November 2010, and increased 1.4 percent year-
over from $215,000 in November 2009.
• The median number of days-on-market for North County SFA homes solddecreased from 61 days in October 2010 to 57 days in November 2010. Theaverage number of days-on-market fell from 87 in October 2010 to 84 inNovember 2010.2

• The number of sold SFA units decreased 12.77 percent from October 2010 toNovember 2010. In Non-North County zip codes the number of sold units
decreased 2.92 percent from last month, the fifth monthly decline in sales.
• Year-over sales decreased 17.59 percent year-over from November 2009 in NorthCounty (the fifth month of year-over sales declines), and decreased 15.15 percentyear-over from November 2009 in Non-North County.
• SFA listings (active and contingent) in North San Diego County decreased to1,627 ending November 2010 from 1,683 ending October 2010. San DiegoCounty SFA listings (active and contingent) decreased from 5,379 at the end of October 2010 to 5,252 in November 2010.

Housing Affordability – Single-Family Attached Homes
• The monthly payment – including principal, interest, property taxes, and
insurance – for the median-priced SFA home in North County increased from$1,268 in October 2010 to $1,271 in November 2010. The monthly payment forthe median-priced SFA home in Non-North San Diego County zip codes declinedfrom $1,107 in October 2010 to $1,074 in November 2010.
• The percent of San Diego County households able to afford the median-pricedSFA home remained at 58 percent in November 2010 for the fourth straightmonth.3 The single-family attached home affordability level for Non-North SanDiego County zip codes rose to 66 percent in November 2010 from 64 percent inOctober 2010.
•
52 percent of county households could afford the median-priced SFA home inNorth San Diego County in November 2009, compared to 62 percent in Non-North County zip codes.
