“Home gardeners don’t max-imize what they can get from fruit trees because they don’t give them the water and nutri-tion they need,” Simpson said recently at the Palo Alto Dem-onstration Garden next to Elea-nor Pardee Park.

fruit trees, those who have trees but aren’t getting everything out of them and those who just aren’t sure what to do with what they’ve inherited.

She suggests examining the trees in your yard: How much new growth are they get-ting? Are they setting fruit, and is the fruit of good quality and is it tasty?

The focus of the class will be on learning how much sun, water, fertilizer, pruning, thinning and pest control will maximize one’s harvest.

Thinning, she explained, can actually help with pest control, for example. When apples grow in clusters of two or three, she recommends removing all but one. Each place where the growing apples touch be-comes a spot where the coddling moth can lay eggs, the precursor to the “worm in the apple.”

Ideally, there should be about 5 or 6 inches between apples growing on a tree, Simpson added. That way, the grower will “get full-sized apples that are fully sweet,” she said.

Although she grew up on a fruit farm, Simpson really didn’t get very involved in home gardening until she retired from the Palo Alto Unified School District in 2000. She had started out as a chemistry teacher and ended her career with the district as as-sistant superintendent of human resources.

When she had a problem with a quince tree at home, she approached the master gardeners. Soon she found herself involved in the 16-week training course, 12 hours of continuing education thereafter, plus a commitment to then go out and volunteer to pass on research-based information about

home gardening. The UC Master Gardeners offer free

monthly talks at the Palo Alto Demonstra-tion Garden, typically attracting 40 to 60 people. They also speak at local libraries throughout the county.

Her all-time record for a class was on July 4, when 170 people showed up to see a demonstration of summer fruit-tree prun-ing, she said.

The timing of the fall class is important, she added, because the best time to plant fruit trees is in December or January. “You want them to be thinking about it in time to order” bare-root trees from the nursery, she said.

Simpson said, with the right mix of trees, it’s possible to have fruit year-round in this climate.

Of course, she added, “You can’t ever get prideful about your garden. Nature will humble you.”

R emember “irrational exuber-ance”? Silicon Valley real estate buyers do.

Former Chairman of the Federal Reserve Alan Greenspan’s turn-of-the-century words that became a catch phrase of the tech boom (and bust) have had a lasting impact on local real estate buyers. Gone are the stories of flying over Atherton in a helicopter, picking a house to buy even though it was not on the market, and paying $40 million for it. Gone are the days of folks fork-ing over a million dollars above the list price for homes, although we have seen a couple of overbids

up to $700,000 lately.

Those irratio-nally exuberant days coupled with the reces-sion of 2008 have made buy-ers come to the

realization that it is not every Cali-fornian’s inalienable right to see an investment return on their homes. Sobering fact number one.

We in the real estate industry are just beginning to identify other fac-tors that are creating a growing Sea Change, a clear trend that buyers now are more conservatively mod-

est in both their natures and their spending habits on housing.

These younger buyers are the products of “information on every-thing at their fingertips” age, and their fingertips are the very roots of the green movement, whose man-tra is “less is more.” Forty-seven percent of the people who currently work at Facebook ride their bikes to work, arrive by public transporta-tion or catch the company shuttle (companies such as Apple, Cisco, Genentech and Google also provide shuttles). In San Francisco, real estate agents were seeing certain pockets of houses run up in price — it turned out that those “pock-ets” are where company shuttles stop and buyers wanted to be able to walk to the shuttles.

A couple of Palo Alto companies are giving “allowances” to employ-ees who buy within a certain radius of the office, hoping to lessen their carbon footprint. Downtown Menlo Park has seen older houses on big-

ger lots demolished to make way for two to four townhomes or condos. I am sure that some of those builders thought that retirees wanting to live close to town would be their target audience, but, lo and behold, young people are purchasing them.

In downtown Menlo Park, in Palo Alto and in other Peninsula cities, walk-to-everything or bike-to-everything locations are in great demand. Twelve years ago, there were no energy blackouts, no gar-bage swath the size of Texas in the oceans, no finite number of years until the oil runs out — all items in the news every day. Sobering fact number two.

Many of these buyers have seen their parents buy at the wrong time, spend too much money on their houses, or have seen them lose their jobs at age 50 or 60 still owing mon-ey on their homes. In some of the worst cases, parents have used their homes as ATM machines. Money is ephemeral — ask Mr. McAfee,

of McAfee Computer Anti Virus fame, who had $100 million at one time (YES — $100 million!!) and now has a net worth of $4 million. The ultimate easy come easy go. Sobering fact number three.

Again, these are trends we are just beginning to identify, not to be con-fused with “everyone is doing it.” The fact is that right now there are many people who can afford a great deal more house than they are actu-ally buying. We are also seeing less leveraging of homes — much lower loan-to-value ratios, more cash and less loan. In fact, all-cash deals are at an all-time high right now.

Having said all this, are there any buyers out there for a $22 million house in Atherton that runs on geo-thermal heat?
