Bathrooms may be small spaces, but they arebig headaches to design. So many trades. Somany details. And so much dust!I was reminded of this during a recent bath-
room renovation for my clients, Kim and Rob.The couple had one tiny, unsightly bathroom intheir home that was so dysfunctional it waswreaking havoc on their marriage. There justwasn’t enough room for two.They wanted a sleek, up-to-date bathroom to
match the rest of their modern house and hadan unused room beside the bathroom. So I de-cided to take the two drab, dated rooms andgive Kim and Rob a gorgeous bathroom thatwas both functional and luxurious.But I couldn’t do it alone. A full-on bathroom
gut like this calls for a team of specialists, andeverything depends on one person finishingone part of the project before the next personcan begin.So, after assembling my dream team, I left it
to knock down the wall between the tworooms; configure the new plumbing lines; rein-
force the joists; drop the ceiling to accommo-date recessed lighting, and replace all of thewindows. Did I mention that there was also a500-pound claw-foot tub to remove?
Happy to flee all of the construction, Iducked out for some fresh air. I think a modernbathroom should feel like a soothing spa, so I
took a trip to a newly opened spa hotel forsome inspiration.The spa has a great lounge that is very con-
temporary, but oozes warmth and relaxation.And details like textured walls and unexpectedlarge-scale patterns really make it come alive. I

knew I wanted the same feeling for Kim and Rob’s bathroom.Figuring that the dust had settled, I headed back to Kim and
Rob’s to find one big, beautiful, empty room. It was then time to or-ganize things and concentrate on the details.I painted the room a very soft grayish white and put down cool
white floor tiles with a slight wood-grain texture. Tiling a bathroomis like using fabric in other rooms — it’s what really gels the styleand character.Typically when I open the door to a bathroom, I want to see
something beautiful. So what you won’t see when you first walk in-to Kim and Rob’s bathroom is the toilet. That’s because I hid it be-side the bathroom door. What you will see is a stunning wall withtwo floating vanities in dark wood. These now flank the windowunder which I placed a tailored wooden bench upholstered in alarge-scale fuchsia-and-white patterned damask.To one side of the vanity wall I set a sparkling white, clean lined
tub and shower that blend beautifully into a wall of white, stacked-pattern tiling. The glassed-in shower includes a huge rain shower-head and a luxurious bench. Next to the shower is the deep soakertub with integrated lumbar support and a floor-mounted tub filler.Above the bathtub I decided to go with an especially interesting
treatment for the windows. Inspired by a visit to my local hardwarestore, I got rolls and rolls of large-sized, faceted bathtub chain andfashioned it into a striking curtain.On the other side of the room I used glamorous black, dahlia-
patterned tiles to create a dazzling feature wall.After adding a few more accessories, including beautiful artwork
and an ornate chandelier, the bathroom was complete. Now Kimand Rob have a modern, spa-like bathroom that has more thanenough room for two. Just doing my small part for marital bliss.

BatsWho they help: If you have plenty

Housing market is geared toward buyers not sellers

Q: I have a problem. My propertywas appraised about five years ago for50 percent more than what it’s worthnow, according to the local assessor’svalue.I’ve listed the home for sale signifi-
cantly below that number over the lastyear and I’ve had many lookers but nogreat offers. I’ve made every improve-ment or change suggested by my realestate agent, but the most recent offerwas 30 percent less than my listingprice.Would it be possible to take a look at
what’s viewable on the Web and maybespot some serious defect or drawbackthat’s causing lookers to back off andnot even consider making an offer?
A: The market is rather interesting thesedays, but not in a good way. There aremany fewer buyers out there than in pastyears. The Great Recession is one reason,but greater scrutiny by lenders has affectedthe real estate market as well. We’re alsoseeing a general decline in real estate mar-ket prices, which has been relentless inplaces like Atlanta, Phoenix, Las Vegas andjust about the entire state of Michigan.While you can go to various websites
and view general market conditions, youhave to take the information given as gen-eral and not always reliable.For example, you can input your ad-
dress into Zillow.com to get a gauge ofwhere property values have gone in your
general area, as well as the site’s estimateof your property value, past and present.This information can give you a sense ofgeneral market conditions and how theyaffect your ability to sell your home.However, Zillow’s analysis may not be
completely reliable for your home specifi-cally. Your own list price for your home af-fects how Zillow determines what yourhome is worth. But if you see that otherhomes similar to yours in your neighbor-hood have followed a declining pricingtrend while you have had your home onthe market, it may indicate that you havebeen chasing the market down with yourasking price.Chasing the market down is one of the
most emotionally stressful things you cando. You might find that each time youdrop the price, you still end up behind thecurrent market. A home in our neighbor-hood was listed for $900,000 when themarket was at its peak. At that point, thehome was overpriced and there were manylookers but no buyers. As the housingmarket deteriorated, the owners reducedthe price, but never enough to entice buy-ers. Today, the home is listed for around$550,000 with few people looking at it. Inour community, you can buy a newer andbigger home in better condition in a betterlocation for that price or less.You may be in a similar situation. You
need to take an objective view of yourproperty. While you may have taken toheart every recommendation your real es-
tate agents have given you, price is usuallythe major determinant of whether a homesells in this market.While you can look at the past to see
what you might have done, to sell yourhome you need to understand today’s realestate market. You need to look at otherproperties in your neighborhood and city,and objectively compare them to yours.When you look at other homes, you
may find that some of them are larger,newer, recently rehabbed, in better loca-tions and closer to certain amenities. Theymay have a better lot configuration, a bet-ter design and all sorts of features thatyour home does not. Only after you havecompared your home to the competitioncan you know if your home is priced prop-erly.You must overcome the feeling that you
“must get” a certain price for the home.Real estate agents complain that peoplewith this attitude are the hardest sellers towork with, because they are unable to un-derstand that the housing market may notconform to their hopes. In today’s market,it isn’t what seller must get but what abuyer wants to pay for a house. If a sellerdoesn’t get this, their home will linger onthe market.

Q: I have a room with a crawlspace under it about 20 incheshigh. The room has 12-inch floor joists, with rolled batt insula-tion. I’d like to insulate the block walls to reduce the amountof thermo change under the room, looking to reduce the ther-mo change inside the room. I’ve checked with area insulationsuppliers, and they say there isn’t a rigid insulation for thattype of work. I’m afraid to do much due to the possible con-densation that may form between the insulation and blocks.Is there a type of rigid insulation I could use, or is this whole
thing a bad idea? – via e-mail
A: If I understand the question, you want to insulate the perime-ter walls of a concrete-block crawlspace foundation. Rigid foamboard panels or expanding spray foam are the ideal choices for in-sulating the perimeter foundation walls from the interior of thecrawlspace. Rigid foam will provide both a thermal barrier and anair barrier. An air barrier prevents airflow through or around the in-sulation and is very important for energy conservation when con-sidering any exterior wall section, which is above grade. Above thefoundation wall you will find the rim joists, the perimeter boardsattached to the ends of the floor joists.It is important to insulate the rim joists to conserve energy and I
would strongly recommend rigid foam board sealed in place or ex-panding spray foam whether in a crawlspace or a basement. Rigidfoam can be found in home stores and most lumberyards and yousimply apply the sheets directly to the foundation walls using a con-struction adhesive. A call to the Roanoke Home Depot found thatthey stock various thicknesses of 4-by-8-foot sheets of rigid foaminsulation. The costs of the material will vary by the thickness ofthe product.I do not recommend fiberglass for the walls of a crawlspace foun-
dation. I have seen several applications where the fiberglass hascontributed to condensation because the fiberglass is not in directcontact with the concrete block surface, which allows moist air tocollect on the cooler block surface. Sometimes, unwanted pests alsofind fiberglass a perfect nesting material.If you must insulate the cavities of the floor system, use an un-
faced fiberglass insulating material, then cover the bottom of thefloor joists with a rigid foam insulation and seal and tape all thejoists of the foam board to prevent air movement. There’s no needto insulate both the floor system and the foundation walls. Eitherone would be adequate.

Selling a home as is can save repairdollars, but the sales tactic has risksand other considerations sellers shouldkeep in mind.The main danger of selling a home
as is comes from the possibility it willfetch a rock-bottom price. Sometimes,but not all the time, it’s more cost-ef-fective to pay for repairs to merit ahigher purchase price.Sellers can advertise their home any
way they choose, whether that meansas is, willing to make repairs or nocomment on the subject, says PattiKetcham, owner of Ketcham RealtyGroup in Tallahassee, Fla.Some sellers don’t want to make re-
pairs because they have lived in thehouse themselves for a long time anddon’t see the need for improvements,Ketcham says.“The house is held together with
duct tape,” she says, “and it’s workedfine for them for 45 years, so (they’re
thinking), ‘Why in the world wouldI need to put in granite countertops?’”Other sellers are upside-down or
underwater — they owe more on themortgage than the home is worth, saysJan Baron, a Realtor at HomeSmart Re-al Estate in Temecula, Calif. These sell-ers need the lender’s permission toclose a short sale, and because they ex-pect to lose money on the deal, they’rein no mood to pay for repairs.Virtually all bank-owned homes are
sold as is, though in those cases, thestipulation is more about responsibili-ty than the repairs themselves.“Banks are more worried about the
liability,” Baron says, “though theydon’t want to make any repairs theydon’t have to. The short sellers arethinking more about that they don’twant to pay out of pocket because theydon’t have the money.”An as-is sale doesn’t mean buyers
won’t try to negotiate repairs becausethe home’s condition, like the saleprice, is subject to bargaining regard-
less of how the property is advertised.In fact, Ketcham says she advisesbuyers to make an offer on terms theyprefer rather than what the sellerwants.Many states require sellers to make
disclosures about a home’s conditionto prospective buyers, says JoanneFanizza, a real estate attorney in Farm-ingdale, N.Y. An as-is sale generallydoesn’t erase such obligations as muchas sellers might wish it did.Nor does as is mean the buyer will
waive a home inspection. Ketchamsays sellers can try to head off buyers’demands by getting an inspectionbefore they put their home on themarket and using that to price theproperty and inform prospectivebuyers of what will and will not berepaired.“It puts your house in a category
way above all the other houses buyershave to look at if you’ve already hadthe inspection done,” she says.The biggest risk of an as-is sale is a
lower sale price. For sellers who haveno equity, this trade-off is irrelevant.But for those who expect a profit, itshould be a real consideration.
“As is” carries a stigma, says DavidTamny, owner of Professional PropertyInspection in Columbus, Ohio, sincethe term suggests the house is in poorcondition.
“Most houses that are sold as isare sold as is for a reason,” he says.“Something is wrong with it usually,and the sellers know they can’t dealwith it.”
The bottom line is that today’s hous-ing markets are competitive, and buy-ers will choose another home if they’resuspicious of the seller’s motivations,or they believe a home isn’t a gooddeal based on its location, price andcondition.
“If you’re selling,” Ketcham says,“your house has to be priced a littlebetter than the other four houses thebuyer will look at that same day.”
