A good place to start in answering this question is to look back at historical annual sold prices. Starting back as far as 1994, we see how 13 years of increases in average-sold-price finally led to the height of the market in 2007. This led to only a few years of declines with the low-average-sold price of $980,175 coming in 2010. Then the market starts steadily increasing up, yet again, to today’s average price for 2016 (thus far) of $1,269,286. We won’t know if this is a decrease over last year’s average price until this year is over. There are 10 houses in escrow now and many of them sold very quickly, which often means multiple offers. Since 1950, the Hollywood Riviera has seen a tenfold increase in average sold prices since these homes sold for around $10,000 at that time. From 1994 to today, we are talking about an average sold price that’s increased more than 3 x’s. Honestly, it’s crazy how quickly the market has been going up again. When will we see a drop and will it be a short blip on the screen like it was after 2007? At this point it’s hard to say. What is apparent however, seems there is no better investment than real estate especially if it’s in a wonderful area like the Hollywood Riviera! It’s been a slow and steady climb over the last 22 years. 2007 was the last market high before it fell and bottomed out 2008-2010. Starting in 2011, it’s been climbing again with what might look like a trend down for 2016 vs 2015. However, this year (2016) is not over and with all the activity we’ve seen over the last month (there are currently 10 homes under contract/pending escrow now), it is hard not to think 2016 will end up slightly above 2015’s numbers. Only time will tell. We will keep you posted, so stay tuned!
