EvaporationHot and dry conditions may cause soil to pull away from the foundation. Settlement due to this foundation mois-ture imbalance could cause cracks to appear throughout the structure.

TranspirationTree roots could dehydrate the soil beneath a home causing soil shrinkage and settlement of the home.

Plumbing LeaksWater from leaky plumbing is often a major contributor to foundation problems.

DrainageImproper drainage will lead to excess moisture build up, which could erode or consolidate soils. Excessive moisture may cause upheaval or settlement.

Poor Building Site PreparationCut and fill situations, where soil is removed from part of the lot and stacked on another, must have proper soil stabili-zation before the structure is constructed; otherwise unex-pected movements of the soil beneath the foundation may occur.

ECP Steel Piers™

ECP Steel Pier™ Systems can be installed in either interior or exterior locations. Each ECP Steel Pier™ System provides a two-stage system of driving the manufacturer piers to a tested and veri-fied bearing stratum then, using hydraulics, recovers lost elevation bringing the structure to the desired elevation. ECP Steel Piers™ stop settlement and provide structural lift. They can close cracks in masonry and restore other flaws such as separations at door and window frames caused by the settlement. Specific information involving the original structural design, current founda-tion condition, soil characteristics and site survey must be considered for the final repair plan. Designing a restoration project should involve professional engineering input.

Resistance Slab Pier

A resistance slab pier works like any resistance end-bearing pier in that it does not rely on skin friction to produce support. Much like with any structure installation, the entire slab acts as the reaction force. The resistance slab pier is installed using a grid pattern. After all the piers are installed, the slab load is transferred across the piers uniformly and evenly by activating the hydraulic rams simultaneously.

So, when do you use a resistance slab pier? Pri-marily anytime you have a slab that needs to be lifted and stabilized due to failing soil con-ditions that are too weak to support the slab. Installation is accomplished inside the structure through an eight inch, core drilled access hole. These piers install quickly due to their minimal set-up time making the resistive slab pier a low cost and time efficient solution.
