Comprising ±4.42 acres, this Property is currently improved with three buildings totaling approximately 108,000 square feet. The assemblage is conveniently located at the main street junctions of Oak Lawn, Market Center and Irving Blvd, offering outstanding convenience and access. This block – containing popular dining attractions such as El Bolero, Pie Tap, and Town Hearth – is truly at the center of this exciting and rapidly-gentrifying urban district. Art, taste, energy, and modern lifestyle define this transformational urban location. Originally constructed in the mid-1950s as warehouse and show room space, this property is now poised for 21st century redevelopment. A revised and progressive zoning ordinance passed in 2002 created the “Old Trinity and Design District Special Purpose District” to allow for the development of various mixed-use projects with a modern transit-oriented focus.

This central desination property offers skyline views, eclectic walkable amenities, proximity to surrounding urban districts, and access to the planned Trinity River Corridor recreational developments. Even south of the Trinity River, burgeoning new developments such as Trinity Groves and Slyvan Thirty offer unique lifestyle destinations. Future tenants and visitors to this property are mere minutes from Victory Park, Uptown, West End, the Medical District, and Downtown Dallas. Whether you prefer dining, gallery hopping, tastings at local craft breweries, attending a major sporting event, or simple recreation, this Design District location can cater to many passions.

1805 Market Center Boulevard provides investors with a well-timed opportunity to acquire a meaningful stake in the ongoing renaissance of this truly unique, upscale, and gentrifying urban neighborhood.

One of the most prominent contempo-rary art and furnishing districtt in the United States.

In a city full of fascinating neighborhoods and trendy developments, the Dallas Design District has carved out an identity all its own. Eclectic yet upscale, the Design District is a key piece of Dallas’ cultural fabric comprised of its name-sake interior design showrooms, art galleries, fine dining establishments, craft breweries and most recently, luxurious apartment homes with

a vibrant live-work-play community, as well as office space designed for the new millennium.

But the Design District has grown to become much more than the design industry, the area is now seeing its first apparel retailers who are selling ev-erything from custom tailored men’s suits to women’s fashion. Art galleries have been migrating to Dragon Street and the farthest corners of the Design District for nearly a decade, making the area the epicenter of the gallery scene in the city, and a place for art lovers to find everything from French Impressionism painting to contemporary art. Slocum Street, sandwiched between Dragon to the west and Hi Line to the east, is internationally re-nowned for its antique shops which still define the street, but Slocum too has diversified in recent years away from predominantly French and classical antiques (although there are still plenty of those to choose from) to also in-clude mid-century modern furniture and just steps away on Howell Street, some of the coolest vintage and thrift shops in the city!

As the Design District continues to expand westward over the next few years into the new and old Trinity Districts that abut the Trinity River, look for more residential, office, and mixed-use development.

Entertainment options in the district have also diversified in recent years. Ex-amples include Bowlounge, a retro bowling alley/bar concept that has been a millennial hotspot since its opening in 2013. Another significant offering of the district is a planned upscale eatery and craft beer garden by investor and philan-thropist Claude Albritton, which will feature his highly regarded Texas contemporary art collection. The District will soon be home to the Virgin Hotel, and is already home to many of Dallas’ top restaurants such as FT33, Town Hearth, Meddlesome Moth, Bolero, Oak, and Rodeo Goat.
