Does a better façade mean we can reduce the cost of mechanical plant?

Is a high performance façade a good investment?

Why are we underinvestingin building façades?

What matters to building developers?

• Reduced CAPEX• Increased property values• Increased rental rates• Market differentiation• Reduced outgoings

Poor building performance risks devaluating building assets

“New laws demanding mandatory disclosure of energy efficiency ratings have outed the worst-performing offices in the country, with some of the nation’s largest landlords responsible for building with zero star NABERS Energy ratings.

The Commercial Building Disclosure website is part of a national program that kicked off in November last year, where sellers and lessors office space of 2000 square metres or more are required to obtain and disclose an up-to-date NABERS rating.

Big players, including Brookfield, Multiplex, Charter Hall, GE Real Estate Investments Australia and Becton Property Group, come up on the website as owners of some of the least-efficient buildings in Australia.”

Increasing focus on how buildings can enhance health and wellbeing

The WELL Building Standard® is an evidence-based system for measuring, certifying, and monitoring the performance of building features that impact health and wellbeing

A poor façade can undermine building performance

Investigate façade performance early using rapid modelling tools

Early stage modelling means we can drive better decision making around façade performance…

Rather than verifying poor designs after they are locked in…

A better façade can mean $ saved on the mechanical plant

Case Study:The Building• New 7 story office

building• 9,300 m2 NLA• Large exposed

western façade• Chilled Water VAV

Metropolitan Fire Brigade –Burnley Complex, Australia

If we improve the western façade performance can we downsize the mechanical plant?

Performance measures:

• Reduced window to wall ratio

• Improved window U-values and lower SHGC

• Exterior horizontal shade

Results

Metropolitan Fire Brigade –Burnley Complex, Australia

Improved western façade performance provides:

• 10% Reduction in cooling capacity (192kW)• 2% Increase in heating capacity• 3% Reduction in electrical energy use• 19% Reduction in gas use

Cost impacts

Metropolitan Fire Brigade –Burnley Complex, Australia

ImpactCOST OF IMPROVED WESTERN FACADEImproved glazing $64K - $87KHorizontal Shading (60m@400mm) $18K

Total: $82K - $105KREDUCED COST OF MECHANICAL PLANTReduction in cooling capacity $50KReduced riser space $30K

Total: $80KANNUAL ENERGY SAVINGS $5.6KANNUAL RENTAL VALUE OF ADDITIONAL NLA $2K

Page 20: High performance facades: Making a business case

Bottom line and benefits

• Net Capital Cost of $2K - $25K

• Assume worst case of $25K CAPEX

• NPV of $46K over 15 years

• IRR of 30%

Other benefits not included:• Reduction in plant room space• Reduction in cost of opaque façade versus glazed• Reduced HVAC maintenance• Reduced window cleaning• Reduced peak load electricity costs• Improved productivity due to reduced glare and

heat gain• Availability of views and daylight due to reduced

use of blinds• Higher rental rates due to improved space quality

and better ratings

Takeaways• Good facades are a terrific

investment• Early stage modelling tools will

drive design rather than validate design

• Better tools mean will open up design team engagement

• We need to translate façade performance into financial terms

• We need more accessible and robust costing assumptions
