Dear Friends,

“Home” is a word overflowing with meaning, images, emotion, and memories.

Even though I have my own family and my own home, the word still takes me back 2,000 miles and too many years from here to the small beach town where I grew up, and brings back the scent of salt air and apple pie and the sound of my father’s booming laugh.

The truth is that home isn’t a building; it isn’t a place. It’s the feeling of comfort that embraces you when you are with the people you love, when you feel safe enough to exhale, relax, be who you really are – and dream of who you could become.

Habitat for Humanity is synonymous with building, but we are not about houses. We are about homes. Buildings are hollow and empty without the chaos of everyday life, without the sounds of laughter and the smells of dinner cooking. Home is a feeling more than it is a place.

Across Colorado, Habitat for Humanity volunteers, staff, donors and partners come together every day to build that feeling, brick by brick, for hundreds of families who have never felt it before. At the same time, we are building that feeling for ourselves – which is why each of us feels at home in our offices, stores, and construction sites, and why we call each other family.

In these pages, learn what home means to each of us, and what we have done together over the past year to bring so many Coloradoans home. Join us in this coming year as we journey toward the end of our 1000 Homes Campaign, and consider becoming a part of our family.

1000 homes Theendoffiscalyear2010alsomarksthemid-pointofthe1000HomesCampaign-HabitatforHumanityofColorado’sambitiousdriveto celebrate the 1000th home by pledging to serve the next 1,000 families. Colorado affiliates have come together under the umbrella of this campaign to build more homes than ever, and Habitat for Humanity of Colorado has pledged to raise $1,000,000 in new donations.

Since the campaign was launched in 2009, 146 homes have been built in Colorado, housing more than 585 individuals. In addition to Colorado homes, affiliates have tithed more than a million dollars for internation-al building, funding 245 homes abroad and housing nearly 1,000 people. This puts us at 42% of our goal – and all in the middle of a recession that has devastated the housing market.

In addition to families served, impressive headway has been made on Habitat for Humanity of Colorado’s fundraising goals. Since January 2009, $539,214 in contributions from 53 new donors has been secured in support of the campaign. That’s 54% of our million dollar goal.

The word is out – the 1,000 Homes Campaign was featured in 20 articles,andwasadvertisedstatewidethroughpartnershipswithLUXEmagazine and Woodley’s Fine Furniture.

paraguay partnershipWhile we keep building toward our next 1,000 homes, our friends and partners in Paraguay are working on their own campaign to build 1,000 homes. During their visit to Camp Colorado, we heard about their struggles with land tenure and a dearth of public policy supporting af-fordablehousing,andwewerere-inspiredtosupportthemintheirworkwith teachers and other very low income families across that country. In FY2010,ColoradoHabitatforHumanityaffiliatestithed$203,392toHabitat for Humanity of Paraguay, doubling the funding received by the country’s program and making it possible to serve 34 more Paraguayan families.HabitatforHumanityofEagleandLakeCountiessentthefirstGlobalVillageteamthere,andinFebruary,fiftyaffiliateleadersand partners from across Colorado, including six representatives from Habitat for Humanity of Colorado, will travel to Paraguay and will build five more homes in just five days.

Advocate with habitat!

Fiscalyear2009-2010sawmanyachievementsinadvocacy!Habitatfor Humanity of Colorado not only continued programs such as Habitat Builds Colorado Day, but also added a Congressional Build to reach out to federal delegation staff and involve them in our mission. In march, thirteen affiliates and 12 homeowners joined 17 state elected officials and 4 congressional staff to hear about Habitat for Humanity of Colorado’s first legislative agenda at the annual LegislativeLuncheon.Afterlisteningtopowerfulhomeownerstories,Stefka directly correlated the plight of the Habitat homeowner to the bills Habitat for Humanity of Colorado was supporting. It was an exciting

session as all of the bills habitat for humanity of Colorado supported passed—including the heavily contested payday lending reform!Inaddition,HabitatforHumanityofColoradoincreasedthenumber of statewide advocates by 400% with an increased response rate of 185% through the use of an online advocacy tool.

Joining federal home loan Bank of Topeka and habitat for humanity of Colorado on the Habitat for Humanity metro Denver job site were nine congressional staffers, from both district and DC offices, for the first Colorado congressional build—where congressional representatives, staffers, and interns were invited

out to the job site. In addition, Habitat for Humanity of Colorado was excited to offer funding to affiliates who participated in the fourth annual Habitat Builds Colorado Day. This was in large part due to a grant from The home Depot foundation sponsoring 12 affiliate events. In support of local work, Habitat for Humanity of Colorado offerred 4 advocacy trainings to help affiliates further engage in this essential aspect of our mission to eliminate poverty housing.

Congratulations Pikes Peak Habitat for Humanity for completingyour100thHome!

The 100th home was dedicated on march 10, 2010 and is now owned by the Truong family. my Tien Truong, her twosonsandherparentspurchasedthethree-bedroom,two-bathroomhomeandcouldn’tbemoreexcitedabouttheopportunity!MyTienappliedtoHabitattogiveherboys a safe, permanent place to grow up and to help her father, who is in a wheelchair, regain mobility. Their home is outfitted with solar panels which will save the family money that “will be kept in a special account for the education of my children” said my Tien at the dedication.

During this celebration, Paul Johnson, the Executive Director, read the following statistics about their past 100 homes:

The affiliate’s third home overall, Berthoud Habitat for Humanity successfully completed their first handicapped accessible home last year for the Purdy family. Their first accessible home was selected by peers at Camp Colorado 2010: Together We Can Build It to receivetheNicholsonAwardforCapacityBuilding.

Camp Colorado 2010: Together we Can Build it brought together over 260 individuals from 39 communities across Colorado, Wyoming,NewMexicoandWyoming.Thisyear’s theme, Together We Can Build It focused on partnerships highlighting Habitat’s work locally, across the state, and around the world. Habitat for Humanity of Colorado was thrilled to be joined again by our partners from Habitat for Humanity of Paraguay to share the success of this global partnership. A conferencehighlightwastheNetworkingCaféand Exhibit hall which featured distinguished guestspeakerJonathanReckford,CEOofHabitat for Humanity International.

In 2009–2010, Colorado Works invested $381,876 towards the creation of a standardized Family Services program benefiting the 30 Habitat for Humanity affiliates across the state. The program consists of four elements, all designed to better support families as they transition out of poverty. Those elements include 1) the development of a research-based, high quality curriculum; 2) the collection and publication of best practices and promising approaches in family support; 3) the provision of technical assistance and training for affiliates; and 4) the support and development of staff capacity in affiliate organizations.

• Provided an investment of $150,000 to fund 12 Family Services positions at affiliates

Comments from Affiliates:

HabitatforHumanityofTellerCountyisexcitedtoimplementtheBuildingMyNewLife–ATool Box for family support curriculum. We are very motivated in building communities and not just homes. We feel our support is needed in many areas of our family’s lives, not just living arrangements. Our emphasis will change from house to the family. Making the change from renter to homeowner includes many very important changes for the entire family and has long lasting effects for all family members.

HabitatforHumanityofGrandCounty: Is excited to have a ready-made curriculum and access to workbooks for the families to save the affiliate incredible amounts of development costs as we will not have to create our own materials. We feel that the curriculum and materials will provide the incentive to offer a fuller, more in depth family support service to their families.

Capital summit

Affiliates in Colorado have been faced with critical issues arising from the recession that have forced us all to reexamine program sustainability as well as the current and potential role of the State Support organization in the Habitat for Humanity family. our nationally acclaimed accelerated asset recovery program (a partnership with the Colorado Housing and Finance Authority), which has had a significant impact of affiliates’ ability to serve more families, hit an abrupt end in 2008 as there was no market for the bonds upon which it was structured. This temporary but nonetheless dire situation left affiliates with an annual shortfall of nearly $8 million in unrestricted capital with which they had planned to meet current obligations as well as increased production goals related to Habitat for Humanity of Colorado’s 1000 Homes campaign.

In response to this crisis, Habitat for Humanity of Colorado convened the Colorado Capital Summit, bringing together the best thinkers and practitioners from each of the 30 Colorado affiliates for an intensive 2-daymeetingtotackletheseissues.Currentandpotential partners representing state and federal agencies, banks and financial institutions, community developmentcorporations,andfor-profitdeveloperswereinvitedforthisuniqueopportunitytohearfirst-hand of the challenges faced by affiliates, and to share candidly their own challenges of conducting business in this economic climate. The Summit provided invaluable insight to the needs and preferences of affiliates, the potential of new partnerships, and the feasibility of innovative capital infrastructure, and provided the foundation for Habitat for Humanity of Colorado’s strategic plan.

spotlight on Creative Capital

As a direct result of the Capital Summit, a new $1.1 million in creative capital kept affiliates building. Four affiliatesparticipatedintheUSDA502loanprogram,funding of approximately $850,000 in mortgages inTeller,Routt,Eagle,andSanMiguelCounties.HabitatforHumanityofColoradoandUSDARuralDevelopment forged a formal partnership and developed recommendations for affiliates interested in the program. Two affiliates – Blue Spruce Habitat for Humanity and Flatirons Habitat for Humanity – closed predevelopment loansthroughtheHabitatforHumanityofColorado-MileHighCommunityLoanFundprogramtotaling$250,000in new investment.

Greeley Area habitat for humanity

GreeleyAreaHabitatforHumanityhasbuilt80newhomesinNorthernColoradosince1987.However,inthemidstofGreeley’sforeclosure crisis and unprecedented unemployment rates, board and staff reevaluated how to provide affordable homeownership while meeting vital community needs. out of this assessment the RebuildingourCommunityinitiativewasborn.Thismonumentalshiftallowed the affiliate to purchase homes in foreclosure and rehabili-tate them—helping to stabilize neighborhoods, while staying true to the Habitat model.

Building Capacity

Habitat for Humanity of Colorado built on the success of past organizational development programs to increase opportunities and resources for affiliates this year. After three years of experience and data from the Cornerstone Project, Habitat for Humanity of Colorado identified three elements of the project to change in order to further improve both the process and the outcomes for affiliates and families.

eligibility – The Cornerstone Project is now a program that focuses solely on the unique needs of rural affiliates. This change is based both on need and demand from affiliates.

Breadth of focus – Each round of the project will focus on one tenet oforganizationalcapacity.In2010-2011,partnerswillfocusonresource development. This change was made to encourage partners to make great strides in one area instead of small steps in multiple areas – with the end result of having a more immediate impact on affiliate capacity and production.

Duration of partnership – The Partnership will be extended from a one-yeartermtoatwo-yearterminordertoworkmorein-depthwithpartners and ensure lasting change.

In addition to these three areas of change, the 2010 Cornerstone Project was open year one to all rural affiliates through one day trainings and theadditionoftheRuralForumatCampColorado.Twentyaffiliatesparticipated in the one day training events this past year through Knowledge Cafes hosted in montrose and Canon City as part of the Cornerstone Project. Five affiliates were selected to participate in yeartwo,receivingin-depthtrainingandservices.SelectedCornerstonePartnersareHabitatforHumanityofGrandCounty,HabitatforHumanityofRouttCounty,GunnisonValleyHabitatforHumanity,Habitatfor Humanity of Windsor and Habitat for Humanity of montrose County.

Habitat for Humanity of Colorado increased training and networking opportunities across the state as additional capacity building opportunities.Ninetythreepercentofallaffiliatesattendedanetworkingevent, training or conference call. over 480 individuals participated in theseevents—anincreaseoverthepreviousyearby30%!

prison partnerships

Habitat for Humanity of Colorado and the Crowley County Correctional Facility have partnered for 11 years on a truly collaborative and mutually beneficial vocational program. Since 1999, inmates at the correctional facility have constructed professional quality cabinets for Habitat for Humanity homes in Colorado. Beginning in 2007, they also began constructingrooftrusses.In2009-2010,inmatescompleted 94 cabinet orders and 34 roof truss orders for Habitat for Humanity homes around the state. Additionally, they constructed 26 cabinet orders sold atHabitatforHumanityReStorestoraisefundstobuild more homes.

Through the partnership, Colorado affiliates are able to install high quality cabinets – sold at cost – for less than a retailer’s base model. Additionally, affiliates saved thousands of dollars on roof trusses built at the prison. With an estimated savings of 30%, affiliates saved a combined total of nearly $94,000.

Inmates participating in the program can receive community college credit or enroll in an apprenticeship program to become journeymen carpenters, preparing them for gainful employment upon release. For many paroled inmates, securing awell-paidjobuponreleasecanbethedifferencebetweensuccessfulre-integrationintosocietyandreoffending. As one inmate states, they also gain additional life lessons, “cabinetry has taught me, and continues to teach me, the vital lesson of not taking shortcuts. most failures in my life, including my incarceration, are attributable to this one fatal flaw.”

Habitat for Humanity of Colorado is proud to announce an expansion of this program to include countertops, which will be built at the Arkansas ValleyCorrectionalFacilitybeginninginthe2010-2011 fiscal year.
