What buyers are looking forTechnology has made it far easier for buyers to be able to see a whole range of properties online and to get as much information as they can prior to inspecting a property. Whilst the internet is a fantastic tool, one needs to be professional in approach as many home buyers may overlook a property that has been poorly presented or has been incorrectly priced. What could you be doing to make your property stand out?
• Careful preparation of the home: A professional agent will be able to advise you on what repairs and upgrades are needed to obtain a premium price.
• Duskphotographs: Dusk photography has become increasingly popular as it shows the house in a warm and welcoming light, which can make an ordinary house look more appealing.
• Floorplans: The inclusion of floor plans allows the potential buyer to map out where they may be able to place their furniture. Floor plans also show the distance between bedrooms, knowing the distance between the main bedroom and children’s bedroom could be a key factor in the decision making process for families.
• Virtualor360˚tours: Virtual tours are produced by multiple images being blended together, along with a professional commentary on the home, pointing out the best features. This allows the potential buyer to virtually inspect the house before going out of their way to physically do so. Virtual tours can persuade potential buyers to make their decisions confidently and quickly.
Whilst these are all great options for increasing exposure of a property, vendors need to ensure they are using the right type of marketing for their intended audience.
