Having your home listed by select-ing a dependable REALTOR mayseem to be the only crucial stepto having your property sold, youmay think, but in order to have asuccessful transaction there areactually details that can be taken onas a homeowner. Help to increasethe number of interested buyers anddecrease the length of time placedon the market by following thesetips. One important factor that comeinto play is home presentation.

Generally, a buyer would be review-ing a few properties at the same

impression of your property is vital.Create the best environment possi-ble for them to imagine making yourproperty their next new home!We have spoken to a few profes-sional home staging consultantsand photographers and here aresome important tips they havementioned.

Lets work from the outside in and gothrough the experience step by step!

As your guests initially arrive they willtravel down the street towards thehouse and at that moment they arealready speculating the environment.( If this is a condo you could still takethe same approach and see whereyou may improve the environment).

Roadside collections and RubbishMake sure all garbage is clear and

out of sight to ensure that the streetdoes not smell like garbage. Clear theweed off the sidewalk and all clutter.

Entrance and YardMany people overlook small detailslike keeping their lawn clear of orna-ments of personal taste or passedseasonal decorations. You want tomake sure its all gone to give off abrand new feeling to the buyers andnot a place that has been worn in.Instead add potted plants that can

liven the yard and make it inviting.Everyone has a different taste so it isbetter to keep everything subtle andneutral. Another minor detail that iscommonly overlooked is the housenumber plate that is on your door orgate. Do a quick wipe and make sureits shining like brand new when yourguests arrive!

    Front DoorEntrance to the house or condoshould be clear and spacious;

remove any clutter including shoes, jackets or mail and remove all smallrugs or mats.

Setting Up InsideMirrors can play a very useful part increating space and shining light indarker parts of the property. Placemirrors at the end of long hallwaysto create space and make sure youhave all the lights on, including stovelights. Open all curtains and get ridof curtains that are too heavy; heavy

window coverings can make a room feel dark and clut-tered. The decor inside should have nothing too personal, like family photos or personal taste of ornaments. All cluttershould be kept away but leave out typical home items tohelp give ideas of the space for the buyers imagination.

Pets and OdoursThe sense of smell can change an entire experience so besure to have all garbage taken out, dirty clothes cleanedand no trace of food left out. If there are pets, strongspices, or cigarettes in the home, deodorize the propertyby removing all traces for a few days. Use essential oilsto take out the smell , wipe down all walls and possibly

wash all curtains. All pet belongings and the pet itselfshould be kept away on the showing. Strong food spices orfoods should not be in the house during that time as well.into everything so make sure clothes have been thoroughlywashed, deodorize fabric couches and have carpets pro-fessionally cleaned. By keeping windows open at the timeof showing it will help eliminate lingering odours.

Private SpacesYour private spaces like the bedroom and bathroom shouldnot appear as if you are still personally living in. Imaginewhen you are viewing a showroom and take that experi-ence into consideration when you are organizing these

spaces. No personal objects or belongings should be insight and cleanliness is generally overlooked. When youhave lived in a space for a time your eyes are accustom tothe space and may miss out on small messes that othersmay notice right away. Make sure a thorough clean of theshould be fresh and dry with all products put away; toiletseats are kept down. Once again, keep to neutral coloursin the decor. The bed usually is the centre piece in the bed-room so setting the bed with nice throw pillows and duvetcovers can really make the room more attractive. Havinga smaller bed in the room can also visually make the roomlarger.

    Documents

Other than ensuring everything is visually pleasing andrefreshing a bit of paper work can also be offered. The buy-ers will usually have many questions so if you had alreadyplaced in some effort to answer them ahead of time they canutilize more time imagining how they can live in your proper-ty. Documents on nearby schools, community centre or thegeneral neighbourhood is a great thing for families to know.History on renovations of the property, pest documentation, approvals for further development will all speed up the wholethinking process on a purchaser.

Finally give your buyers space and be scarce in the environ-ment so they can take their time. Chances are the more com-fortable they become in the space, the more likely they canreally start imagining taking it up as their new home! So goodluck on your next property listing and be sure to consult witha REALTOR in taking the right steps. All this effort will make adifference in your process of selling a home!

thousands of local real estate professionals

in our network. In fact, we have found thatreally we are simply a matching service.

HW: Oh, What does that mean?

RentYVR: Well, because we operate onboth sides of landlord and tenant serviceswe are able to simply match a new l istingwith prospective tenants from our databaseand therefore our turnover time is immedi-ate. Each of our corporate clients has pro-vided a list of needs and we match thosewith prospective landlords properties.

HW: So, what are the horror stories ofthis industry?

RentYVR: Thankfully we have operatedwithout any horror stories, however, thelandlords we have worked with have told usabout their experiences in the past includ-ing identity theft, willful damage, and evenas far as one tenant posing as the landlordand collecting several security depositsbefore abandoning the property.Property Managers provide a safeguardagainst some of those things with thoroughbackground & credit checks that landlords

may not have time to do. Lets face it:These owners are investors and they haveother businesses and careers. How muchtime do they really want to spend on servic-ing their tenancies? All we do is property management.

HW: Are you only in Downtown Vancou-ver?

RentYVR: Harbour at 1378 West Pender Street. How-ever, we have 1 branch on the North Shore,

2 in Vancouver, and 1 in Burnaby so we

are situated to serve the entire LowerMainland.

HW: What types of units are in highdemand right now?

RentYVR: We receive requests for alllooking for one bedroom and two bed-we have a few discerning clients lookingfor luxury rentals. We hope the landlordsthat receive your great periodical willprovide us with some of that inventory.

HW: As your name indicates, yourwebsite is www.rentyvr.ca what aresome other methods to contact youby?
