The Armbrust Acres Home Owners Association board would like to let you know that it is time to pay the 2013 Membership Dues. This year you will find the dues form inside this news- letter. Please fill this out and send it to the address on the insert. The information you fill out will be used for the Armbrust Acres Directory. Feel free to include any services (baby- sitting, lawn services, snow removal services, lessons, etc). that you would like your Armbust Acres neighbors to know that you provide. We wish to thank your resident realtor’s at CBS Home, John Rohwer and Char Smith for their continuing support in producing the directories. The board decided to raise Membership Dues for 2013 even though our costs exceeded our budget for 2012. Our dues will remain at $115 per house. Instead we are offering neighbors the opportunity, if they are so inclined, to give additional funds in order to support specific Armbrust Acres events. You may wonder where the membership money actually goes! The money is being used for things like utility bills in the entrances and the park, snow removal on neighborhood owned sidewalks, trash removal at the park and entrances, landscape im- provements, mowing, fertilizing, and treating and trim-ming trees/shrubs in the cul-de-sacs. We also have to pay property taxes to the city for the park, insurance, professional fees and assorted costs associated with the putting together the neighborhood newsletter and events. Eventually we will have to replace the park equipment and a fund will need to be in place for that. Improvements in 2012 in- cluded adding electricity to the park shelter and replacing trees damaged in area storms. The 4th of July fireworks were very popular and co- vered from dues but going forward we will solicit cor- porate sponsors to cover those costs. For 2013 our focus will be replacing diseased trees in the entrances, park and viewing areas. Please call any board member if you have a cul-de- sac with a dead or damaged tree. The board feels that it is very important to maintain the neighborhood to protect your home's value and preserve its resale value! People have many options when it comes to neighborhoods. We want to make sure that when they drive thru Armbrust they feel secure in their decision to buy here! Welcome the Hoffmeyer FamilyOn September 15th, 2012 the

Hoffmeyer Family joined the Armbrust

Acres Neighborhood. They came here

because they liked the neighborhood,

the location (West Omaha) with all of

the amenities around the 168th & Center

area, and they really liked the floor plan

of the house they purchased.

The Hoffmeyer’s are very familiar with

Omaha, since they just moved from

another part of town and are getting

settled in on 167th street.

Preston Hoffmeyer, husband and father

of the newly joined Hoffmeyer family,

was born and raised in Deshler, NE

(small Southeastern town), Michaela,

wife and mother of the Hoffmeyer

family, was born and raised in Elgin, NE

(small Northeastern town).

Preston and Michaela attended high

school in their home towns and then

moved on to State College.

Preston and Michaela are proud parents

of 5 year old Kaius and 10 month old

Berkeley, who just arrived in March

2012.

Kaius is attending a preschool in the

Millard school district, while Michaela

is taking care of Berkely at home.

Michaela Preston works part time for a

family counseling practice and part time

taking care of the family day to day

operations and Preston Hoffmeyer is a

project manager for a renewable energy

contractor, building wind farms across

the U.S.

The Hoffmeyer ’s l ike to r ide

motorcycles, camping at the lake,

hanging out with friends, spending time

with the kids and visiting their families.

For about 10 years after graduating

college, Kayla (Michaela Hoffmeyer)

and Preston traveled, moved and lived in

different parts of the country (from

Pennsylvania to California to Hawaii)

following work assignments before

deciding to call Omaha home base and a

place to raise our kids where they were

from… Nebraska!

When the Hoffmeyer’s moved in, they

got the feel and the spirit of Armbrust

Acres. Preston Hoffmeyer said:

The Millard Public School Districtwould like to make you aware of thefollowing incident that happened at theend of November 2012 near Mont ClairElementary School.A man driving a van stopped at theKingswood Avenue bus stop andattempted to start a conversation with aNorth High School student waiting forthe bus. The student did the right thing,turning away and running to a nearbyhouse for help. Police were notified, andthe man has been taken into custody.This incident may not have happened atthe school that your child/childrenattend(s), but this could happenanywhere!This is a good reminder of howimportant it is that we talk to ourchildren and grandchildren about

Here are some safety tips:1. Talk to your children about strangersas soon as they can understand what youmean. As early as 3-5 years old, whenkids begin to interact with the world,they're subject to being victims.2. Tell your child you love them nomatter what. Remind them that they cantell you anything and you will still love

them with all your heart.3. Kids need to know that they have theright to say no, yell, or ask for help. Itmay contradict what they know aboutrespecting adults, but if they feelthreatened, they have permission tomake a scene, or to run away to a publicplace.And they need to know they won'tget into trouble if they were wrong. Letthem know that no one has the right tohurt them. Teach your child to call you ifa stranger arrives when there are noother adults around.4. Make sure your kids know what isacceptable behavior, and what is out-of-bounds. Make sure they understand thatthere are private areas of their bodiesthat no one else should touch.5. Rehearse your child's response todanger. If he/she doesn't practice it, yourchild won't really know what to do.Telling your child to yell for help isn'tenough. In the face of danger, a childcould forget, so rehearse, role-play, and

practice

7. Children should always walk with a

buddy or an authorised person, such as afamily member or their teacher.8. Tell your children to always refuse togo anywhere with someone they don’tknow.9. Tell your children that they are not tohelp any adult with directions or lostpets.10. In potentially dangerous situations,children should make lots of noise toalert neighbors, run to a safe place orfind an adult they can trust.

Utilize outside light and motion lightdetectors around your home.

Utilize timers to turn lights, radio(s) ortelevision(s) on and off at appropriatetimes in different areas of your home.

Residential alarm system: verify it isoperational and use it anytime youleave your home.

Landscaping: Maintain lawn, bushes& trees, as well as, removal of snow.Leaving newspapers, mail and / orgarbage containers out for extendedperiods will draw unwanted attention.Properly lock your unattendedvehicles at all times, including in yourdriveway.

Remove all personal / valuable itemsfrom unattended vehicles, includingGPS devices and garage door openers.Do not publicize vacation plans,especially on social networking sites.Report all suspicious person(s) andvehicles in your neighborhood.

AAHA Continues Tree Removal and ReplacementAs you may have noticed over the lastcouple of months, we have removedmany pine trees throughout ArmbrustAcres. This is because we haveexperienced many disease problemswith our pines.

Pines have definitely filled a niche, theyare flexible with evergreen appeal and adelicate appearance. However, mostpines can be stressed by the climate inNebraska.

Stressed and weakened plants can bemore susceptible to disease and peststhan healthy specimens. Theseproblems can be due to environmentalproblems or disease induced.

The disease that most are worried aboutin Nebraska is pine wilt. Pine wilt iscaused by the Pinewood nematode thatfeeds in the resin canals of the tree,blocking the flow of water and nutrients.Because of the blockage, the needleswill turn brown, sometimes one branchat a time. Symptoms of pine wilt arebrown, droopy needles that remain on

the tree. The death of the tree is veryquick, typically less than one month.Unfortunately, there is no cure for pinewilt. There are some treatments, but theyare ineffective and expensive.

To be proactive against any disease, wetry to minimize stress to the trees andpractice sanitation. To relieve stress, wemake sure the trees have adequate waterand nutrients. In pines, prunecompletely dead limbs back to the maintrunk and dispose of the wood. In orderto keep our neighborhood green wecontinuously work on getting the deadtrees and the stumps removed.

Since there are many more trees thatneed our attention, it will take some timeto get them all cleaned up. Besides thetree removal we are also looking atplanting new trees to fill the void. Asanything these days trees are not cheap.With the soon replacement of these

trees, the investment from AAHA willbe high. This could result in increaseddues for theAAHA.

For many years now, the Nebraska’s Children’s Home Society(NCHS) “Project Elf” has been a standing tradition inArmbrustAcres.

This year’s event was another success. Residents Char Peter-son and Gay Emry organized everything very well.Over 50 people went to Char Peterson’s home on November29, 2012 from 5:30 pm to 7:30 pm to donate gifts. There weresingle people, couples and families with children - “It was justso much fun!,” said Char Peterson.Everybody got the opportunity to ask the staff of the NebraskaChildren’s Home Society (NCHS) questions about the societyand the children.All 80 children that have been on the Project Elf list wereaccounted for and there were even a dozen more gifts foranother dozen of children . All of them got a nice gift becauseof people like you!

December 21, 2012 marked the officialstart of winter in Nebaska. Whether thesun is shining, it is raining, snowing orfoggy; you always have to be preparedfor the unexptected. Having lived herefor a while, you already know that thetemperature can drop from one day toanother by over 50 degrees Fahrenheit.Snow, black ice or sudden temperaturesbelow 32 degrees Fahrenheit can causesome serious traffic problems.

Within our neighborhood the City takescare of the roads, helpingArmbrustAcreshands help keep the public walkwaysclean. You, as a neighbor, are being askedto keep your walkway free of snow andice.There are still so many dangers thatWinter brings and it doesn’t stop whereArmbrustAcres ends.Streets can be extremely dangerous.

Winter driving can be hazardous andscary, especially in Nebraska regionswhere we get a lot of snow and ice.Additional preparations can help make atrip safer, or help motorists deal with anemergency. This sheet provides safetyinformation to our residents to helpprevent motor vehicle injuries due towinter storms.

The three P’s of Safe Winter Driving:for the trip;

yourself; and crashes on theroad.

Check battery, tiretread, and windshield wipers, keep yourwindows clear, put no-freeze fluid in thewasher reservoir, and check yourantifreeze.

antilock brakes.* Stopping distances are longer onwater-covered ice or ice.* Don’t idle for a long time with thewindows up or in an enclosed space.

* Buckle up and use child safety seatsproperly.* Never place a rear-facing infant seatin front of an air bag.* Children 12 and under are muchsafer in the back seat.

* Drugs and alcohol never mix withdriving.* Slow down and increase distancesbetween cars.* Keep your eyes open for pedestrianswalking in the road.* Avoid fatigue – Get plenty of restbefore the trip, stop at least every threehours, and rotate drivers if possible.* If you are planning to drink,designate a sober driver.

You may say, you know how to driveand you have heard it all. Even ifnothing ever happened to you, there isalways a ‘first’ and it may not even beyour fault. At that time you may thinkabout this article and say: if only Idid...

The 3.8% Real Estate Tax - Fact Or FictionBeginning January 1, 2013, a new 3.8percent tax on some investment incomewill take effect. It’s a complicated tax,so you won’t be able to predict how itwill affect you as buyer or seller.As your local realtor, we would like tolet you know, President BarackObama’s health care and Medicareoverhaul plans could be relevant to you.Understand that this tax WILL NOT beimposed on all real estate transactions,a common misconception. Rather, whenthe legislation becomes effective in2013, it may impose a 3.8% tax on some(but not all) income from interest,dividends, rents (less expenses) andcapital gains (less capital losses). Thetax will fall only on individuals with anadjusted gross income (AGI) above$200,000 and couples filing a jointreturn with more than $250,000AGI.
