December 2005 Happy Holidays To Everyone from The Board of Directors, Calini Staff, & Cunningham Property Mgmt Corp The year 2005 is quickly coming to a close and Calini is making plans for 2006. 2005 Annual Meeting William Cummins was elected again to the Board of Directors for a three-year term and was re-elected as the Board President. The Board Members are as follows: William Cummins President Frank Hodalski 1st V. P. Raphael Broth 2nd V.P. Ellen Hammond Secretary Joseph Harn, Sr. Treasurer The 2006 Proposed Operating and Re- serve Budget was approved and the 2006 Maintenance Fees will be $495.81 plus Real Estate Taxes. Any 2005 Surplus of funds will be de- ducted from the 2007 Budget. This item was approved at the Annual Meeting also. 2005 Projects A major project for 2005 was replace- ment of the white aluminum railing on the walkways and each lanai. The pro- ject was completed in September. The marblelite on the walkways is being repaired since the support posts for the railings had to be moved. The storage room doors were replaced with fiberglass doors. No More Rusty Doors! Calini purchased a new phone system for the office and each unit. Seven refrigerators were replaced. The living room Formica furniture has all been recovered. New tables and chairs were purchased for the 3rd and 4th floor common lanais. The lanai table tops were all replaced. The elevator was rewired and new floor sensors were installed. The inside of the spa was remarcited and new tile installed in October. The light and the jets were repaired. General maintenance and housekeeping was done as a daily routine. 2006 Maintenance Fees The invoices for 2006 Maintenance, Reserves, and Real Estate Taxes will be mailed to all owners by mid-December 2005; so please look for it in your mail- box. Included in the billing is informa- tion on Maintenance Fee Insurance. Remember, full payment must be re- ceived by Calini no later than January 31, 2006, or additional late fees and interest will be added to your account balance. Credit card payments will be accepted, please look for that form in with your billing also. Any checks, money orders, or cashiers checks should be made payable to: Calini Beach Club Association Inc. 2006 Usage of Unit/Week The Usage Form that is on page 3 of this newsletter has a 2006 calendar dates for each unit/ week. Mattress Survey

The response on the survey re-cently mailed to all the owners has been tremendous! The comments have been interesting too! The total cost of converting to a king mattress is $15,400.00 and would be paid from FF&E Reserves. The unit/week cost is $12.58. The measurements of the king is 76” x 80” and the queen is 60” x 80”. Sharon’s grandsons, Beau (age 3) and Brock (age 1) Cunningham are prepared for

the holidays as they play with the train underneath the tree. Brock will turn 2 at the end of January, 2006 and Beau will be 4 at the end of March, 2006.

On September 1, 2005, Calini’s own Becca Bednaz gave birth to Madison

Rose.
