$6.92 million in capital gains... and counting
Over the past six years, the sale of
established Halcyon homes has given
home owners nearly seven million
reasons to celebrate! Home owners
who have moved on from Halcyon
Parks or Halcyon Waters since 2006
have amassed a total of $6.92 million in
capital gains for themselves… tax free
and Exit fee free!
Joint Managing Director Bevan
Geissmann said, “The purchase price
is often seen as the benchmark of
affordability, but we strongly believe
affordability is not only about the
purchase price. In many ways and
perhaps most importantly, it’s about
the sale price if and when you choose
to move on. Home owners that
have sold received an average weekly
capital gain of $389 per week during a
financial downturn, I think the numbers
speak for themselves”.

celebration of fun, friends and sometimes
trying something new for the very first time.
Here’s a look back at some of the highlights

Downsize the hassle, upgrade the lifestyle
With the final release of Lifestyle Series
homes at Halcyon Waters creating such a stir
in the market place, we thought it was time
to meet a couple who recently purchased
one of the stunning 8-Star homes and gain
some insight on why they chose Halcyon
Waters.
Recently married after both were widowed,
Tony and Paula Dougherty enjoyed living in
their large six bedroom home at Wynnum
overlooking the golf course. However the
burden of maintaining such a large home
however was taking its toll and the couple
decided it was too much… It was time to
downsize!
Although Tony originally took some
convincing, they started considering the
concept of a move to an over 50’s lifestyle
or retirement community. They looked at
various options in South East Queensland
before friends from Paula’s church spoke
highly of Halcyon Waters. One visit to

“To be honest it really was far superior in every way to anything else we had seen. The design of the homes, the quality, the lifestyle and all the space.” their new home to be selected as the move
looms ever closer. Even the normally laid
back Tony has caught the bug.
Once firmly entrenched in their new
home and lifestyle at Halcyon Waters, the
Dougherty’s are keen to be part of the
vibrant community and try their hand at
some of the activities and interest groups on
offer. Paula is excited to join in the cooking
classes, visit the gym and attend the social
events. Tony, a mad keen golfer, has already
met a group of hard core golfers from the
community and plans to play some of the
four courses that are close to their new
home.
Like most Halcyon home owners, the
Doughertys love to travel and have plans
early next year to fly to Auckland to board
the Queen Elizabeth for a cruise across the
Pacific Ocean to New York. The ability to
lock up and head off travelling knowing that
their home and possessions would be secure
also appealed to Tony and Paula.
Halcyon Waters and they were immediately
impressed with what they saw.
“To be honest it really was far superior in
every way to anything else we had seen, the
design of the homes, the quality, the lifestyle
and all the space,” said Paula. “We were
even invited to some of the functions here
so we could get to meet some of the home
owners who are lovely and made us feel very
welcome.”
The Doughertys originally looked at a Heron
design home before Halcyon Senior Sales
Consultant Kerry Luke showed them the
Lifestyle Series Sandpiper. “Immediately Tony
said this is it… We loved the space and the
modern open plan layout of the home,” said
Paula.
The couple were also keen to point out
that throughout the entire sales process the
service was “absolutely superb”, and that
Sales Consultant Kerry had gone “beyond the
call” to make the transaction as smooth as
possible. With their Wynnum home having
sold within a week of listing, the Doughertys
plan to move into Halcyon Waters before
Christmas.
The excitement is mounting in the

Halcyon Landing
Halcyon Landing opens the gates
Just like it’s multiple award-winning sister
communities Halcyon Waters and Halcyon
Parks, Halcyon Landing has just been
recognised as a finalist after being nominated
for the Urban Development Institute of
Australia (UDIA) Queensland Awards for
Excellence. In the category of Excellence in
Sustainable Development, Halcyon Landing
was runner up to Stockland’s master planned
‘North Shore’ development in Townsville.
The award recognises property developers’
efforts in implementing sustainability
initiatives, while enhancing and protecting
the environment surrounding their
projects. Along with other initiatives, UDIA
judges praised Halcyon’s commitment
to ongoing sustainability through the
introduction of 8-Star energy rated
homes that will assist in minimising energy
consumption, ultimately putting more
money back in home owners pockets.
Past industry awards for Halcyon include
Excellence in Environmentally Sustainable Developmenteight state and national awards for seniors’
living affordability and construction.
Judging by the turn out, Halcyon Landing’s
very first Open Day proved to be a runaway
success. More than 350 people filed through
the gates to take a look through what is
being dubbed as the Sunshine Coast’s most
successful new over 50’s lifestyle community.
The display village, featuring four new display
homes, stole the show with many attendees
commenting on the quality, design and the
8-Star energy efficiency rating on the homes.
For many it was also a great chance to chat
with some of the home owners already living
at Halcyon Landing who were mingling with
the crowd. Open Day attendees also lapped
up the hospitality enjoying ice cream, coffee
and a sausage sizzle on the day.
The new Halcyon community at Bli Bli
certainly has grabbed the attention of
purchasers and already stage one is 70% sold
out with sales exceeding $20 million.

2012 ‘Halcyon Masters’
A whale of a taleThe latest tale from the locker of Halcyon
Waters caretaker Mark Young (aka Captain
Flathead) comes from on-board local media
personality Paul Burt’s own vessel, the
34ft ‘My Charter Boat’. Paul, Captain Flathead
and a group of intrepid home owners from
Halcyon Waters had set out from the
Seaway entrance early for a spot of offshore
sport fishing at the 50 fathom depth mark.
After a white knuckled trip out travelling
at around 30 knots in tricky conditions,
they soon cast lines and settled into some
fishing. With the fish not on the bite, a few
cold beers were soon passed around to
the thirsty anglers, then, out of nowhere,
the highlight of day appeared. A pod of
humpback whales making their way back
down the coast to their feeding grounds
in Antarctica. The presence of the whales
probably explained the lack of fish (or so
goes the story). Watch out for more fishy
tales from Captain Flathead in future editions
of Halcyon Days.
and Caloundra welcomed a team from
their new sister community at Bli Bli into
the exclusive event. The Masters was held
at the Caloundra Golf Club in what was
perfect weather for playing golf. Although
not a nationally televised event, some
wonderful shots were played with all three
teams competing for the honour of holding
the perpetual trophy and subsequent bragging
rights for the next year.
The all important presentation ceremony was
held after the event on the deck of the
Rec Club at Halcyon Parks. As tradition
dictates, a few cool drinks were enjoyed
with a meal cooked on the BBQ. Prizes
were then handed out before the coveted
Masters trophy was awarded to the winners.
Congratulations to the ‘Halcyon Hackers’ from
Halcyon Parks who took home the trophy.
