Contents Building is a passion. I’ve been in the construction business for over 40 years and still love it, despite the building business’s typical obstacles and hurdles. At the end, there is “the completed project”—the supreme gratification of realizing the physical rewards of one’s efforts. Santa Fe’s Haciendas—A Parade of Homes offers builders an opportunity to showcase their work for the public to visit and enjoy.

Haciendas—A Parade of Homes (August 15–17 and August 22–24) is coordinated and presented by the Santa Fe Area Home Builders Association (SFAHBA). I’m gratified to serve as chair for this year’s event, working with an outstanding group of volunteers who have dedicated many hours of their valuable time to once again help make the Parade truly exceptional. Unfortunately, my company will not have an entry this year. Our client asked that we wait until the 2015 Parade, as they needed a little more time to prepare for 1,500+ visitors walking through their house and property. When his oil painting Delgado Crossroad was chosen as the cover of the 2014 Haciendas—A Parade of Homes magazine, artist Mike Majon noted, “That particular painting was done on location, and is one of my favorite scenes, right there on Can-yon Road. It’s iconic Santa Fe architecture that looks great from just about any angle,

particularly with the flowers and foliage.” Mahon created the piece to demonstrate plein air techniques with oil while teaching a workshop.

Mahon boasts a list of accolades dating to 1992 that speak to his versatility as an artist. Besides showing his work at Art Exchange Gallery in Santa Fe, he is represented by galleries in Ruidoso, Red River, and Albuquerque, and in collections throughout the country. Mahon moved to Santa Fe in 2008 to create fine art full-time after 28 years as an illustrator and commercial artist. His talents encompass mastery of pastel, oil, acrylic, and watercolor, as well as photography and animation for motion pictures. Mahon teaches those mediums to anyone who shares his passion for art—and especially portrai-ture—in a variety of seminars. The Well-Made HouseConstruction materials that make sense in Santa Fe

Adobe. Formed blocks of mud and straw, this traditional, locally produced material yields the signature Northern New Mexican look while creating a thermal battery that main-tains even daily temperatures in both winter and summer. Although the raw materials are quite literally as cheap as dirt, manufacturing infrastructure is disappearing—as are experienced adoberos—as fewer homeowners choose to build with true adobe. For those who do, a high R-value insulation to keep heat in is a must.

Insulated Concrete Form (ICF). Interlocking hollow foam forms are threaded with steel reinforcing bar and filled with concrete to provide a well-insulated, solid adobe look-alike. Not for the inexperienced, filling the forms can damage the foam if not done carefully. ICFs provide good sound attenu-ation, and are an excellent choice for construction below ground level where moisture is problematic. It’s more expen-sive than wood framing, but the energy efficiency of this mate-rial may nonetheless save homeowners money in the long run.

Structural Insulated Panel (SIP). A foam core is sandwiched between sheaths of OSB (a less-expensive plywood substitute) to create these energy-efficient, labor-saving panels. Growing in popularity, their quality is ever-improving, as is the skill level of craftsmen using them. The thickness of the material also provides functional and aesthetically desirable recessed windows and doors. Keep in mind that SIPs are not locally manufactured; transporting the material adds energy and financial cost to this otherwise gener-ally affordable material.

Standard Frame. Finally, time-honored wood frame housing is an inexpensive and efficient way to build a home, since both materi-als and experienced craftsmen are widely available. As with other construction processes, however, when only the minimum codes are met, the result is the lowest quality home that can be legally built. Even when a builder goes the extra mile in exceeding code require-ments, the energy efficiency of frame housing can often be inferior to that of other materials.—Donna Schillinger

You may have noticed that houses look a little different around here—and always have. Construction practices developed centuries ago are still in use, but not for lack of new ideas. Your Home: The Ideal Place to AgeConsistently ranked as a top city in the nation to retire, Santa Fe is seeing an influx of baby boomers looking for homes. Retirement villages are “so last generation” for savvy boomers, who are thoughtfully and astutely redefining their retirement years.

“People in their 60s don’t consider themselves old, and Santa Feans are par-ticularly that way,” says Bill Deuschle, managing member of Fabu-WALL-ous Solutions, LLC. As a certified aging in place specialist (CAPS), Deuschle works with homeowners to determine what needs to be done to a house to make it comfortable and a good fit for aging individuals, such as reducing maintenance, incorporating universal design features, and remodeling in preparation for a time when they may need special care.

A single-story home built with durable materials such as concrete and aluminum-clad windows and doors creates a low-maintenance safe haven for aging. Stamped concrete is a good choice for patios and walkways, while slow-growing plants that take years to mature and require little water are ideal landscaping options.

Indoors, tile and marble floors are easier to keep clean and won’t need to be replaced as often as carpet. However, if carpet is the flooring of choice, a central vacuum system prevents fiddling with filters and power cords. Invest in commercial-grade kitchen appliances, which will last considerably longer than consumer grade.

Deuschle recommends turning a spare bedroom into a second master suite in anticipation of caregivers in the home. Bedrooms and baths should include wider doors, zero-entry showers, and grab bars. But if just looking at a grab bar prematurely ages you, at least incorporate the blocking into the walls so one can be easily added when needed.

“We specifically interview our clients relative to the long-term goals they have regarding the remodel; whether they intend to age in the house, or if it might just be an interim purchase,” says Douglas Maahs, CAPS, owner of D Maahs Construction, LLC. “Regardless of the answer, we impress upon our clients that future owners could likely be elderly, and therefore universal design considerations could be important to the resale of the home as well.”—DS

ierra Concepts won its first Grand Hacienda in 1996, back in the days when, as Kurt Faust remembers, “We were still new enough as a company that the three of us [Kurt and his co-partners, brother Eric Faust and Keith Gorges] were the carpenters, stone masons, and cabinet makers.”

“And we weren’t afraid to make mistakes,” adds Keith with a laugh. Since that time, Tierra Concepts has won an unprecedented five Grand Haciendas,

including the 2013 award for their masterful, soft contemporary home in Las Campanas on Sobre Los Cerros.

evolving Santa Fe styleThe partners’ level of hands-on involvement isn’t the only thing that’s changed in the 21 years they’ve been together; as they’ve matured, so has their company’s signature style. Once studies in classic Southwestern design, today Tierra’s homes espouse a style the partners refer to as “contextual modern—contemporary ideas, but very well-grounded in New Mexico style,” says Keith.

The Sobre Los Cerros home, with its beams, flat roof, and parapets, certainly embodies traditional Southwestern elements, but in this case the beams are natural-finished, not dark. Glass and steel, used liberally—such as on the portal in the huge, disappearing wall and curved, steel I-beams—are distinctly contemporary materials. The portal itself, which runs from one end of the home to the other, is a modern take

on a classically New Mexican feature, eminently livable and perfectly sited to capture incredible views—no surprise that it helped the home win the award for Best Outdoor Space in its category. Walls, warmly plastered as in so many Santa Fe homes, have sharp, crisp edges that run straight into the tile floors—with zero room for error. “That’s the challenge with contemporary homes,” says Keith. “The detailing is so much more complex—the tolerances are so tight. We plan every detail meticulously so that the finished result seems effortless.”

outside their comfort zoneTierra Concepts has won several of their Grand Hacienda awards with their in-house design team and with outside architects, as was the case with the Sobre Los Cerros home, which was designed by architect Robert Zachry, AIA. Zachry is known for several of Santa Fe’s best-designed contemporary residences. “When it comes to interesting form and use of natural light and shadow, few have the talent Bob has in designing interesting spaces,” says Keith. Interior designer Edy Keeler of Core Value Interiors, Inc., worked with the homeowner on finishes, as in the lovely, mixed-material powder room and the double-island kitchen (which won Best Kitchen in its category).

“‘The dwelling’ is archetypically an expression of the way you live,” notes Kurt. It’s certainly true in this case. A wholly custom design, the home features elements that reflect the homeowners’ personalities, including their shared love of trains and the husband’s career in railroads: concrete and steel, a seamless transition between indoors and outdoors, and even a room dedicated to model trains. Everyone on the team applauds the homeowners’ willingness to take risks and work out of their comfort zone with the creation of their one-of-a-kind home.

“The people most game to push their own design sensibilities are the best people to have on the team,” says Keith. “I like that [the homeowner] is into model trains. It shows he’s in contact with a playful, youthful spirit.”

Green building practices have become almost the norm for homes featured in Haciendas—A Parade of Homes. Still, the announcement that Platinum Sky Construction’s Tuscan-inspired home in Las Campanas had earned an almost-unheard-of HERS rating of 17 caused more than a few jaws to drop at the 2013 Awards ceremony. The personal home of Platinum Sky co-owners Joseph and Valerie Montoya, it was the company's first solo entry in the Parade of Homes, coming in at over 5,100 heated square feet.

“We incorporate green building features in all of our homes,” says Valerie Montoya. “People have the mindset that building

green is only common in smaller houses. The home we built is so tight that we had to put in an ERV (energy recovery ventilation system) to bring in filtered air from outside.”

Montoya notes that what makes clients believers in green building is opening their monthly bills. “Our bills from PNM and the gas company are less than the 1,700-square-foot home we lived in before,” says Montoya. “You really cannot comprehend how great the green features are until they’ve all been utilized, you’ve occupied the house, and you’ve lived in the end result.”

ith housing markets showing marked recovery, it seems many Santa Feans may be planning their next move—but for house hunters on a budget, will there be options they can afford?

Home prices in Santa Fe and the surrounding areas are already well above U.S. averages. The nationwide median sales price of Zillow-listed homes is $199,500, according to Santa Fe Trends 2014, a publication of the City of Santa Fe. In contrast, Santa Fe’s median sales price is $289,000, and for Santa Fe County, the price steps sharply to $393,500.

Fortunately, the City of Santa Fe has guaranteed a healthy mix of homes for all income levels through its Santa Fe Homes Program. Inclusionary zoning ensures new, affordable homes are available for buyers earning 80 percent or less of the area median income.

“The good news for affordable housing in Santa Fe during the past few years of the housing crisis is that the big production builders, Centex and Homewise, never stopped building, and 20 percent or more of their product mix was mandated to be affordable,” says Kim Shanahan, Executive Officer of the Santa Fe Area Home Builders Association. “As a percentage of total building permits, affordable housing starts actually increased.”

Alexandra Ladd, housing special projects manager for the City of Santa Fe, explains: “Every proposed project must comply with the City’s affordability requirement, and must partner with one of the homebuyer support agencies (Homewise or the Housing Trust) to find an income-qualified, mortgage-ready homebuyer.”

However, as the percentage of affordable housing has increased, so has the number of individuals needing it. By definition, affordable housing is a monthly home payment that does not exceed 30 percent of a family’s gross income; almost half (46 percent) of Santa Fe residents, both renters and homeowners, are paying more than one-third of their incomes for housing

costs. This is a 67 percent increase in cost-burdened families since 2000, according to the 2012 Santa Fe Housing Needs Assessment. The report notes that “home sales prices in Santa Fe were 65 percent higher in 2010 than in 2000,” concluding that a homebuyer needs to earn $30,000 more to purchase a median-priced home in Santa Fe’s present market.

So where do buyers on a budget look for a new home? “Santa Fe’s southside and westside subdivisions will always be the best opportunity for affordable housing, because the tracts of land are bigger and cheaper, and the economy of scale drives the marketplace,” says Shanahan.

The city-initiated Tierra Contenta, a planned community that will eventually consist of 5,800 housing units, will likely absorb a great deal of the city’s short-term projected growth and provide much of its new, affordable housing.

hen Santa Feans learn of a new building permit or proposed subdivision, the first question is inevitably: “Where’s the water coming from?” It’s a good question (with a good answer), but it’s complex—and maybe a little counterintuitive.

The good news is that for nearly 15 years, despite the growth of the city, there has not been an increase in overall water consumption. In fact, both per-capita consumption and the total volume of consump-tion have reduced, even as we’ve added thousands of new users to the system and witnessed unprecedented drought conditions.

Part of the decline in water consumption, even as Santa Fe’s population has grown, is credited to education and a culture of conservation. But the biggest reason is a city policy that requires adherence to an “offset policy” for all new building permits.

What is an offset policy? In short, it means every new project must demonstrate it will not consume any more water than will be offset by some other new conservation measures that are both proven and permanent.

How Low Can We Go?Santa Fe’s creative offset policy is a win-win for water conservation

a revolutionary solutionSanta Fe became somewhat famous (or perhaps infamous) for its toilet retrofit program instituted in the early 2000s. The concept was premised on removing older toilets needing five gallons per flush and replacing them with newer models that used only 1.6 gallons. It was calculated that a newly built home would need to “retire” eight to twelve old toilets, depending on the lot size of the newly proposed home, to offset the aver-age lifetime water usage of that new home.

Builders might have then been required to knock on doors, begging homeowners for the opportunity to replace their toilets; fortunately, a new industry sprang up to serve as a middleman. A few plumbing companies realized builders would pay a per-toilet premium for the work the plumbers were willing and able to do. The City of Santa Fe accepted affidavits from plumbers that they had replaced an old toilet and then served as the holder of the credits for that plumber.

When a builder or developer needed a building permit, they went to the City to find out which credits had been banked, which were available, and for what price. Market demand served to set the price of the credits, which ranged from $250 to $500 over the lifetime of the program. It got to the point where plumbers were leafleting older neighborhoods, offering free toilets and cash for the opportunity to switch out a homeowner’s older toilet so they could sell the credit to a builder and turn a tidy profit in the process.

It was revolutionary and effective, and allowed the building community to continue to serve the larger community’s natural growth rate. Yes, there was a new cost to the construction of a home that was passed on to the homeown-er, but no new water demand was placed on the system for that new home.

the next phaseSo what happens when we run out of old toilets? That may already be happening, or at least the number of old toilets to retrofit has diminished, which may offset, so to speak, the feasibility of the offset principle. In response, the City expanded its offset policy: Now any con-servation measure that can be shown to be both proven and permanent is eligible to be deposited in the water bank.

You can get a rebate from the City for buying a low-flow dishwasher or clothes washer, for instance. When you've proven that you’ve taken the old one out of use, the calculated savings is “deposited” in the wa-ter bank and is available for purchase by the builder or developer. Thus, the offset principle is alive and well, and no longer limited to old toilets.

Indeed, the biggest challenge going forward will be developing creative new water conservation ideas that can be used to feed the water bank. People will always want to move to Santa Fe, but we can’t make or find any new water for them. Our only hope is to be creative in our conservation efforts and stick to the principles and policies of offsetting that new use. The open concept belies the home’s compact footprint, while the circular flow of the main space wraps around a central exterior courtyard, harmonizing the interior with the outdoors. The passive solar lighting is grounded by the striking contrast of steel almost every-where. A challenging site inspires top-drawer design and build The expansive, 30 x 30-foot great room in this beautifully designed soft contemporary is certainly the home’s focal point. Using natural limestone quarried on-site, John Hansen Company Inc. brought to life the client’s vision for a dramatic, wood-burning fireplace; clerestory windows and tall wood ceilings add to the ambience. Throughout the rest of the house, real oak hardwood floors alternate with polished concrete, while the cabinets and doors, all made by local craftsmen, are custom. The bright, sparkling kitchen features stainless steel appliances, a huge, irregular-shaped island topped with Silestone, and the same clean, uncomplicated tile design found in the bathrooms.

Architect-designed, the home was sited on a rather challenging lot to maximize south-facing views of interesting mountain peaks; from the portal off the living room, you can even see the Dale Ball Trails winding around the distant scenery. A private patio off the kitchen faces the north—a great little place to barbecue and entertain.

About the builder: John Hansen, a fourth-generation contractor and owner of John Hansen Company Inc., has been building since 1988, and in Santa Fe since
