A covenant is a provision noted on the certifi cate of title of a property which limits the owner and future owners in respect to how they use or develop the land.

For example it may prohibit inten-sive farming, or stipulate the height you can build a new home. Most com-monly we see covenants used in new subdivisions which may prohibit cer-tain building materials, relocation of second hand houses etc.

Covenants generally last forever, although some may be limited in time. Once in place they are diffi -cult to change without the approval

of all parties to a covenant. This can become very diffi cult in the situation of a sub-division where there may be many parties to the covenant in-cluding the developer and all section owners.

Good covenants can increase the value of property by maintaining a high standard within a development and therefore protecting your invest-ment. Equally bad covenants can re-duce the value of property by being overly restrictive. Always talk to your Real Estate Agent or Solicitor before considering purchasing a property that is subject to covenants.

In the case of property that already has a Certifi cate of Title, a reference to these covenants can be found un-der the registered interests on the title. However often in the case of new developments the properties are marketed prior to titles being is-sued. The Real Estate Agent market-ing the development should provide you with a copy of the proposed cov-enants, this document should also be incorporated into the sale and pur-chase agreement.

As you stretch your weary muscles, the stress of the day escapes through your toes as your head hits the pillow. Your face is gently cradled by feath-ers and your body seeps into a

soft mattress.

You feel like you are fl oating on a cloud, wrapped in silk, with the scent of warm vanilla and cinna-mon sending you off to a land of pleasant dreams and restful sleep. If this sounds too good to be true, then perhaps it’s time to consid-er a master bedroom makeover.

Transforming your master bedroom from so-so into a soothing haven takes time and thought. Firstly con-sider what it is you want to achieve from the space. Often it’s neglected in favour of the living area or kitchen, simply because you don’t often invite your guests into your bedroom, but considering you spend on average eight hours or more in bed, it’s time to put your own needs in front of im-pressing the neighbours.

Master bedrooms are often plagued by ineff ectual lighting and messy mis-matched furnishings. A lack of stor-age often sees clothing and shoes strewn across the fl oor, along with a motley collection of rugs only used to keep your feet warm on chilly winter mornings.

The art that’s too tacky for the lounge gets put in the bedroom, and books and other nic-nacs make the room look disheveled. To top it all off , sheets are old and scratchy, pillow-cases don’t match the duvet and the rest of the bed clothes are dull and drab.

Turning your drab into fab really isn’t as much of a mission as it may seem. After the space is tidy and clut-ter be-gone, often you are left with a clear palette of potential, with under-appreciated space. Choose key ac-cent pieces that make a statement, such as a large and ornate wall mirror, a detailed chandelier that will cast a graceful pattern of light onto the ceil-ing and plush bed toppers.

Keep ‘serene and beautiful’ in mind. Your bedroom is for rest, relaxation and romance, so choose fabrics, col-

ours and textures to embody that feel, promoting restful sleep and a tranquil atmosphere.

Begin with a calming yet classy col-our for your walls, such as a pale sil-ver, soft beige or mint green and then choose an accent colour to compli-ment. Bright yellow pops against silver, while Emerald green, very on-trend this year, works well with a pale mint, or with golden and copper tones.

To liven up the space, a recessed wall behind the bed gives added di-mension, and the addition of feature lights will make a show-stopping piece. Without getting out the ham-mer and nails, a feature wall using bold wallpaper can have a similar ef-fect.

Your feature wall should be inter-esting in texture or pattern, but it shouldn’t look like someone spewed a wall in the room. Blend it seamlessly with your chosen wall colour, keeping

with your silver, golden or green tone.

Your bedroom needs functionality, so make sure that your bedside cabi-nets are practical enough for stor-age as well as adding to the sophis-tication of the room. Invest in quality sheets, pillows and coverings to aid in a restful sleep as well to increase the level of plushness in the room.

Don’t be scared to add furniture. Creating a sitting area within your bedroom, provided the space al-lows, adds class as well as comfort.

When the kids are running rampant in the lounge or the boys are having a sports night, think of your bedroom as being your special retreat.

Include a lounger or comfortable chair complete with a small table and footstool for sublime comfort. Include lighting suitable for reading and have your favourite fragrance nearby, such as vanilla soy melts or cinnamon in-cense.

Get rid of tacky art off the wall, hon-estly if it’s too bad to put out in pub-lic, it has no business being in your bedroom. Sell it or store it, but don’t display it if it doesn’t fi t the design.

A large feature mirror will add class as well as depth to the room. It’s also an essential feature to ensure that you look just as glamorous as your new room.

Do you have a room at home that you think is too small to make anything out of? Home decorating experts never give

in to that argument.

"A small room is relative," says inte-rior designer Ines Wrusch. "A room is only too small when you plan to use it for something big." Because in most cases it's impossible to alter a room's dimensions you will need to fall back on a few tricks to get the desired look.

"The most eff ective thing you can do is exploit optical illusions," says home design expert Katharina Sem-ling. Well-chosen decorations, appro-priate furnishings and clever lighting can help.

But the most important factor to pay attention to is colour.

"Small rooms look bigger if they're painted in bright colours," says Pro-fessor Harald Braem from the Institute of Colour Psychology in Germany.

"Just as you can make a high ceil-ing appear lower by painting it a dark shade, you can also achieve the oppo-site eff ect with a lighter tone." White and pastel shades tend to make a room look larger than it is.

Semling recommends painting doors, window frames and bevelled edges a pure white colour. If you're planning on using a colourful wallpa-per try painting a narrow white line on the walls directly below the ceiling. If you have chosen a primary colour then you can expect that to make a big diff erence to the way the room will appear.

"A dominant red colour will make itself felt very present in a room."

says Braem. "It's a hectic colour and tends to push aside other colours in a room." Red should be used sparingly in small spaces.

In many instances the reason a room appears small is due to its design. Ines Wrusch illustrates the problem using an example of a bath-room that has been built in an old apartment: such bathrooms tend to be narrow and thus have dispropor-tionately high walls compared to the ground space they occupy.

"The dimensions are wrong. But as soon as the ceiling is lowered with the aid of a dry wall board, for example, then it appears to be the right size."

Once again colour can also be of help. "By painting a dark blue colour on the walls above a height of 2.40 me-tres you will achieve the same eff ect." That's because dark colours make a "heavy" impression and give the opti-cal illusion of the room expanding.

Another aspect to consider is fur-nishings. "Under no circumstances should a small room be packed full of decorations and knick-knacks," says Semling. "But a very spartan interior is also the wrong way to go."

A collection of decorations on the opposite wall to the doorway is suf-fi cient. Big tiles in a bathroom will achieve a bigger look but large-scale, baroque-style wallpaper patterns will shrink a room.

Curtains made of lightweight mate-rials will also make things roomier.

"They don't steal light and they can embellish a space," says Semling.

Large furniture and objects that go over the eyeline should be avoided. "Make every eff ort to concentrate on the lower regions of a room," says Semling. "But if you have to use a tall cupboard then it should be as bright-ly coloured at the top as possible."

Glass tables are also counter pro-ductive. "At fi rst glance they ap-pear to give a light look but because they're transparent you can see the legs and everything that's beneath the table." That only serves to disturb the optical harmony of a room.

And fi nally lighting can help de-termine a room's apparent size.Semling advises creating islands of light. "That will allow you to custom-ise a room's structure into separate areas."

Ines Wrusch recommends us-ing what are known as wall washer

lighting systems that consist of LED lamps that can fl ood a wall with light. "No matter if you use it to illuminate a single wall or the entire ceiling, it will make a room seem bigger."

So, light and colour are the keys to altering a room's appearance.

Bareness is the worst way to achieve a bigger look. "A small empty space usually looks even smaller than one that is furnished and has wallpaper," Semling says.
