What is Modular Construction?

“Modular construction is a process in which a building is constructed off-site, under controlled plant conditions, using the same materials and designing to the same codes and standards as conventionally built facilities – but in about half the time. Buildings are produced in “modules” that when put together on site, reflect the identical design intent and specifications of the most sophisticated site-built facility – without compromise”.

Incentives for Modular / Off site Construction‘For sale’ housing:

‘Rental’ housing:• Speed of construction is valuable

• Single investor in whole building

• Once design complete, should not change between homes

• Consistency of quality control – fittings and finishes, incl. maintenance

• History in student / hotel uses

• Speed of delivery not usually critical

• New homes sold to individual buyers, who are responsible for maintenance

• Design changes may be applied late in process

• Quality control may be inconsistent, but can be dealt with individually

Traditional Construction

Modular Construction

• Potential savings of up to 50% on construction programme, however,• Decision to proceed with modular needs to be made early to fix design for manufacture and book factory slot• Subsequent design changes can have significant cost and programme impacts

Other modular benefits◼ Higher quality of finish, and ‘right first time’

◼ Delivery certainty enhanced for first homes (before overall PC), allowing earlier leasing

◼ Increased NIA due to slender walls / no columns (without lesser acoustic performance)

◼ Stable environment for factory labour force –location, training, travel, etc.

◼ Better energy efficiency

◼ Enhanced environmental benefits for site activities:

— Reduced on-site energy use

— Reduced construction site labour

— Reduced on-site materials waste

— Reduced deliveries & vehicle movements

◼ Improved placemaking and early resident experience

Concerns and risk management◼ Procurement structure

— Risk & responsibility allocation for design and construction phases

— Collateral warranties

— Insurances & product guarantees

— Legal title risk, and vesting certificates for materials off-site

◼ Stability & capacity of modular industry

◼ Project cashflow more front-loaded –payment terms and advance payment structure to facilitate this
