This is a detailed guide for the investor who wishes to have residency permit in Greece through real estate acquisition. The minimum amount required by the law is 250,000 Euros in one or more properties. The investor may grant residency permit to all his family members (spouse and children).

Sign the pre-agreement

The pre-agreement states the property price, the amount and date of the down payment and the date of the sales contract.

Sign a “Power of attorney” mandate

So that the lawyer can :

• Apply for a Greek tax number.

• Open a bank account in a Greek bank (Copy of passport, proof of permanent address and proof of profession is required).

• Pay the transfer tax for the property purchase.

• Proceed with all the necessary legal actions to complete the purchase of the property including the signing of the transfer contract.

• Apply for the residency permit on behalf of the buyer.

• Perform the activation and transfer of the utility services

Before the property transfer

• The lawyer will conduct a due diligence of the property.

• The buyer will transfer the down payment for the purchase to the seller’s account.

• The buyer will transfer the total of the purchase amount to their personal Greek account, including taxes and expenses.

• The buyer will pay the transfer tax (3%) or the VAT (23%) to the local tax office before the property transfer.

All the above will be performed by the lawyer with the use of the power to attorney mandate

Property transfer

• The final contract is signed in the presence of a notary. The payment will be performed through a bank check issued at the time of the contract.

After the transfer and before the residency

• The lawyer will file the new title deed at the Land registry authorities

• The lawyer will collect all relevant documentation for the residency applications

• The applicant and all family members must have a valid health insurance with international coverage. If not they must purchase a new contract from a Greek insurance company.

• The applicant and all family members must go through a set of medical exams.

Residency permit application

• The lawyer will apply for the main applicant and all family members.

• The main applicant and their family members will receive a provisional residency permit with one year validity.

• After approximately 2 months, all candidates will receive the final residency permit for 5 years.

• After 5 years they all renew as long as they remain owners of the property

Necessary documents for Residency permit

• Two application forms filled and signed.

• Three recent color photos.

• Certified true copy of the passport of the applicant with a valid entry visa.

• Health certificate issued by a Greek hospital.

• In the case the buyer has entered Greece with a type D entry visa, the health certificate issued in his country is valid.

• Medical insurance by a Greek insurance company or a foreign firm with international coverage.

• A copy of the property transfer contract.

• Proof of the title transfer issued by the local land registry authority.

• Notarization stating the transfer contract is valid according to the Greek law.
