Randy Goodman PRINCIPAL

Randy Goodman has been the Principal Managing Member of Goodman Real Estate Services Group LLC since its inception in 1998. He graduated from The University of Colorado in 1986 with a B.A. in Economics and, since 1987, has specialized in retail real estate. Randy has marketed and leased to completion ground–up new shopping center developments totaling over 4 million square feet in the power-center and lifestyle-center formats. He also

was the managing broker for the leasing team that pre-leased to completion Cleveland’s first and most prestigious lifestyle center, the 600,000-square-foot Legacy Village. Randy has completed in excess of 750 leases or sales, many with the major retailers in the industry, including Target, Walmart, The Home Depot, Costco, Kmart, Best Buy, TJ Maxx, Marshalls, Old Navy, Michaels, HomeGoods, Dick’s Sporting Goods, PetSmart, Petco, OfficeMax, Staples, Crate N Barrel, Expo Design Center, BJ’s Wholesale Club, Regal Cinemas, Giant Eagle, Cabela’s and more. He has represented numerous retailers and restaurants, including completing 17 deals for The Home Depot. Today, along with managing the day-to-day operations of Goodman Real Estate Services Group, Randy specializes in representing retailers and restaurants in their site selection process, land assemblage and sales, pre-leasing and marketing of new developments, and leasing existing properties.

Richard Edelman PRINCIPAL

Richard Edelman is a founder and a Principal of Goodman Real Estate Services Group LLC. He has been in the commercial real estate business for 20 years, having touched all aspects of the retail real estate transaction. Richard’s experiences include representing national and regional retailers, multi-parcel land assemblage, investment sales and purchases, and shopping center leasing in all formats, including lifestyle centers, power centers, and malls; and he has extensive knowledge of all Ohio as well as the West Virginia, northern Kentucky, western Pennsylvania, and northern New Jersey markets. Richard has become a specialist in designing expansion plans for new entry operators and/or reposition plans for existing market operators who desire to build multiple units. At this time, he exclusively represents the following tenants: Chipotle Mexican Grill, Chick-fil-A, Five Guys Famous Burgers & Fries, The Home Depot, Bob Evans, Potbelly Sandwich Shops, Bloomin’ Brands, Fusian, BJ’S Wholesale Club, LA Fitness, and The Sports Authority. Richard is a licensed Broker in Ohio and Kentucky.

Kyle Hartung SENIOR ASSOCIATE AND DIRECTOR OF INVESTMENT SALES

Kyle Hartung is a Senior Associate and Director of Investment Sales with Goodman Real Estate Services Group LLC. Kyle graduated from the University of Nebraska with a B.S.B.A. in Finance and International Business and a B.A. in Spanish. He has extensive experience in all aspects of owner/seller and tenant/buyer representation. During his 12 years with Goodman Real Estate Services Group, Kyle has represented clients in a broad assortment of transactions, including sales and acquisitions of buildings and land, leases of several types of property, and lease extensions and renegotiations. Combining his financial background with his years of retail leasing and sales experience, Kyle started the investment sales division of the company from the ground up. Shortly thereafter, Kyle was appointed Director of Investment Sales of the company. He currently markets investment properties for sale throughout the United States to a continuously growing list of national and international buyers. His viewpoint is created by combining essential financial, economic, and real estate business data with the current market conditions and trends. Kyle also exclusively represents national retail tenants in their search to acquire or lease properties, including Planet Fitness, Party City, and Sport Clips. Today, along with listing national and regionally tenanted investment properties for sale and representing buyers in search of investment properties, Kyle also provides a variety of client services, which includes representing owners in renegotiating and extending tenant leases. This diversity brings an uncommon and valuable point of view to his business not often offered by most real estate service professionals.

Steve Altemare SENIOR ASSOCIATE

Steve Altemare is a Senior Associate with Goodman Real Estate Services Group LLC and brings more than 25 years of experience in the retail industry, focusing on retail leasing and site selection since 1994.  His current responsibilities include tenant representation, retail site selection and analysis, retail leasing and sales as well as site acquisition for shopping centers and freestanding retail buildings.  Steve has completed more than 500 deals for retailers, including Kohl’s, Gordmans, The Home Depot, Walmart, Applebee’s,

Golden Corral, Regency Beauty Institute, and Aldi. Steve’s background includes implementing a multi-store opening strategy for IHOP Corporation and for Deal$ stores in northeast Ohio. Steve’s active roster of clients includes Starbucks, CarMax Auto Superstores, The Men’s Wearhouse, Valvoline Instant Oil Change, K&G Superstores, The Fresh Market, Jo-Ann, and Gordmans.  In addition to tenant representation, Steve is currently responsible for marketing and leasing over 3 million square feet of retail shopping center property.  His experience in various retail asset types ranges from large power centers to neighborhood retail centers as well as ground-up developments from land acquisition through pre-leasing and development. Steve has also managed surplus property portfolios for GE Capital Franchise Finance, The Home Depot, and Rite Aid Corporation, including the sub-leasing of surplus properties, lease terminations, and property sales.

Zachary M. Sogoloff SENIOR ASSOCIATE

Zachary M. Sogoloff is a Senior Associate with Goodman Real Estate Services Group LLC and has been with the company since its inception in 1998. He is a 1997 graduate of The Ohio State University. Zack specializes in representing retail businesses interested in buying or leasing commercial space and property owners looking to lease, develop, or sell real estate. He also regularly works with owners and investors looking to buy or sell investment properties. Zack has represented many of his current clients for more than 17 years, beginning with their entry into the market and surviving corporate acquisitions, restructurings, and real estate representative changes. His longest relationship is with Regis Corporation with whom he has completed over 131 leases. Bobby Benjamin SENIOR ASSOCIATE BROKER

Bobby Benjamin is a Senior Associate Broker with Goodman Real Estate Services Group.  Bobby has worked in the retail industry for over 25 years in mall and strip center leasing, tenant representation, and specializing in big-box disposition.  In the 1990s, he began leasing strip centers and a regional mall at which Bobby completed 70 deals, including the expansion of a Kohl’s unit and bringing in a new Sears anchor, while subleasing over 640,000 square feet of vacancies for Kmart.  The second half of the decade,

Bobby was the broker for Samuels & Associates’ Midwest office, where he handled multiple properties for lease, which were eventually sold, and tenant representation, including six BJ’s Wholesale Clubs in Ohio. Before joining Goodman Real Estate, Bobby held a brief and very successful sole proprietorship, choosing to join Goodman Real Estate Services Group at Randy Goodman’s invitation in order to share opportunities and strengths going forward.  Having leased or sold over 4 million square feet of recycled big boxes, Bobby has been instrumental in bringing together landlords, tenants, buyers, and sellers. Shaun Brady is a Senior Associate with Goodman Real Estate Services Group LLC. He is a well-known and respected developer, builder, and consultant. Shaun’s experience provides him with a thorough understanding of the entire real estate transaction, from site selection and municipal approvals to construction, leasing, and sales. He has been in construction since 1989 and is currently the managing member of Brady Development as well as an owner in various development projects and several businesses. Throughout the course of his career, Shaun has developed, built, managed, sold, and leased many properties. He has also developed multiple residential projects and built over 150 custom homes. Since 1998, Shaun has focused on commercial construction, development, management, and sales and leasing. Seth J. Marks ASSOCIATE

Seth J. Marks is an Associate with Goodman Real Estate Services Group LLC. He graduated from The Ohio State University in 2008 with a B.S. in Business Administration with a concentration in Finance, and Real Estate and Urban Analysis. In 2014, Seth returned to Ohio and joined Goodman Real Estate Services Group. Seth began his real estate career as an intern in the Retail Leasing department of Forest City Enterprises. Upon his college graduation in 2008, he accepted a position in the Specialty Leasing department of Glimcher Realty Trust. At Glimcher, Seth was responsible for specialty leasing across their entire portfolio of regional and super regional enclosed malls (24 properties in 15 states). After four years at Glimcher, Seth joined Cullinan Properties as an in-house Leasing Representative and was responsible for leasing the retail component of The Streets of St. Charles in Missouri and Quincy Mall in Illinois. In 2012, Seth got his real estate license and began his career as a broker at Kaplan Real Estate in St. Louis. Jenna oversees all marketing, advertising, and market material production for the company. She is supported by the company’s Associate Director of Marketing and Research as well as the Marketing Specialists, and together, they support the

Jenna is responsible for the research requirements of the strategic plans implemented for the company’s marketing services, surplus properties, investment sales, and tenant representation. She works with the agents to assemble the information and conduct the marketing plans for the properties. Jenna’s duties extend to the required research into information required to prepare market penetration plans and strategies, including all of the technology used to produce the maps, aerials, location data, and other materials that make up the company’s presentations.

Anne M. Santora OFFICE MANAGER

Anne M. Santora is the Office Manager of Goodman Real Estate Services Group LLC and has been with the company since 2000. Anne has worked as a support person in the commercial real estate business for over 28 years. She graduated from Dyke College in 1987 with a B.S. in Secretarial Administration. Anne spent ten years with The Hausman Companies, first as a management secretary and then as the office manager. She has also held positions with First Union Management, Forest City Enterprises, and Omni Realty Company. Anne oversees the company’s computer systems, including all hardware and material production machines. Her responsibilities touch almost every part of the operation of the company, including financial operations, human resources, and administrative functions.
