Get ready for another great Tri Challenge in Gloucester! The Gloucester Mountain Man Tri Challenge is on again on Sunday September 9th. Competitors will get a unique experience of the Gloucester region as they pedal, paddle and run through the picturesque landscape around the Bucketts Mountains.The inaugural Gloucester Mountain Man Tri Challenge was held in 1991. It attracted 117 competitors, both male and female, from as far away as Queensland and southern NSW.The event has been labelled as “the triathlon with a difference” and it is a challenge, consisting of a 24km mountain bike ride along mountain and 4WD roads, creek beds, cattle tracks, rainforest, country roads and open country. The second leg consists of a 10.7km kayak paddle down the crystal-clear waters of the Barrington River, and the third being an 8.8km run leg along the scenic Thunderbolts Way and back into Gloucester District Park.This year, the committee are changing it up a bit. Now anyone keen to participate, but not quite ready to tackle all legs, can compete in a single leg of the event.

Race BriefingAll support crew, competitors and volunteers are required to attend the briefing session which will take place at the Recreation Centre at 5.30pm on Saturday.

The Carbo DinnerCarbo dinner will take place after the briefing session at approximately 6pm. Competitors competing in the main event have their carbo dinner included in their entry cost.Competitors competing in the “event within in the event” do not have the carbo dinner included in their entry costs but can purchase tickets if required.Non-competitors can purchase tickets for the carbo dinner at registration area/door. Gloucester’s main street has been the hub of the community since its development in the early 1800s.Those first years saw Gloucester as no more than a basic European settlement with a population of 30 people by 1866. The area was earmarked as the ideal landscape for agricultural farming and the early pioneers of the area were largely involved in cattle, sheep and timber harvesting. Every town needs a business hub, and for Gloucester this was the Post Office which was built in 1859 and is still in operation today. In 1905, the School of Arts was built and the Gloucester Advocate was established, which still runs newspapers in Gloucester and operates out of Denison Street.Other businesses established in the early 1900s that are still open in our town today include the Pharmacy, Channell’s Newsagency, Hebby’s Bakery, Avon Valley Inn (The Commercial Hotel) and Roundabout Inn (Gloucester Hotel Motel). In 1906, Gloucester Shire Council was established and the butter factory was put into operation which still stands, now out of operation, in Hume Street.Around 1910, Gloucester was booming. Cars were motoring along the streets and homes and shops were being built from timber wherever there was space to build. The streets became illuminated by the first streetlights in

1911. Churches were well established by this time with 4 denominations present in the community and the train service commenced in 1913, opening up opportunity for easy travel to the big smoke: Newcastle and Sydney.Looking forward to the 1930s, Gloucester saw the development of Narraweema and Roma private hospitals. It was at this time that the site for the district hospital was also secured. For entertainment, the Majestic and Star theatres opened and sport reined supreme with many people participating in cricket, football, tennis and golf.Although Gloucester saw growth in some parts, the 30s saw much strain and upheaval as they battled through the great depression. Unemployment was high and businesses were closing. But for a community who were familiar with tough times (drought, flood and fire to mention a few) they got on with it and saw the hard times through.Gloucester continued to grow and new businesses, enterprises and activities came and went. By the time World War II began, life seemed well established in the little valley of Gloucester.The photographs on the opposite page show some of the streetscape from this period.In the next edition, we will look at Gloucester’s development post WWII.

Does my agent understand that things like skirting boards in my rental will get scuffed and have dents in them at the end of my lease? I have been in my rental for two years and I’m worried that this could affect my rental bond return.As per the Residential Tenancy Agreement signed by the tenant at the beginning of a tenancy, the tenant is required to leave the premises in the same condition as when it was accepted, fair wear and tear excepted. Most agents understand that a small number of scuff marks, small dents and chips, etc. may appear on the skirting boards at the end of the lease, as the property has been lived in. However, it is at the agents discretion to decide at what point ‘fair wear and tear’ ends and begins. For instance, if the skirting boards were freshly painted when the tenancy began and are now damaged, dirty and scuffed badly throughout the entire house, this would most likely be damage that the tenant would be responsible for repairing. Any disagreements over what is fair in terms of tenant responsibilities and bond claims can be resolved at the NSW Civil & Administrative Tribunal (NCAT).

I have given notice to end my tenancy. Now that this has occurred, do I have to allow an agent to bring prospective tenants through the house as and when they like? Can they bring people through when I’m not available (i.e. at work) and I’ve said no? In accordance with the Residential Tenancy Agreement signed at the commencement of the tenancy, the landlord/agent is permitted to show the premises to prospective tenants on a reasonable number of occasions if the tenant has been given reasonable notice on each occasion. This is allowed during the last 14 days of the agreement. I have previously sought direction from Fair Trading as to what constitutes ‘a reasonable number’ and ‘reasonable notice’. While they said that there was no set number or notice period specified in the Residential Tenancies Act, they would suggest two inspections per week would be reasonable and 48 hours’ notice seems fair. If reasonable notice is given, the tenant does not need to be in attendance at the time of the inspection.

I am (admittedly) somewhat behind on my rent, and my agent has issued me with a non-payment termination notice. I haven’t even been asked to pay the outstanding rent, is this normal? What are the implications of this notice? Will I be put on a database because I was sent this notice?Generally most agents will contact their tenants when the rent falls behind by a few days. However, even if they have not contacted you regarding the overdue rent, a non-payment of rent termination notice can be issued by the landlord or agent when the tenant has fallen 14 days behind with their rent. If the tenant pays all the rent owing or enters into and fully complies with a repayment plan after the notice has been served, the tenant is able to stay in the premises and continue the tenancy. The fact that the tenant fell far enough behind to be issued a termination notice may influence references (from the managing agent) when you are looking for another rental property in the future.Tenants owing funds in excess of their bond will most likely be listed on TICA or similar databases and this will definitely impact your ability to easily secure a rental property in the future.
