Gillette Woods Covenants Gillette Woods Covenants
When people buy property in Gillette Woods, they are making a commitment to observe the covenants
For most, the covenants are a positive factor and serve a useful purpose.
EnforcementEnforcement
Most people • Take pride in their homes and in Gillette
Woods Community• Want to be seen as being good neighbors• Will try to comply if they know what the
Covenants require
Most effective strategy: make sure all Gillette Woods residents know that covenants exist and what they require.
Enforcement; Non-Compliance Cases
Enforcement; Non-Compliance Cases
Being realistic, some people will refuse to comply
After attempts to inform and persuade, litigation is an option• Expensive • Divisive• May not be successful • A last resort, but must be “on the table”

ConclusionConclusion
Considerable similarities exist between Covenants and Town of Tryon Ordinances.
If we become familiar with the town laws and maintain communication with town officials, it can give us a partial solution to enforcement issues.
The Association may have more leverage than individuals.
