Canadians continue to fuel remodelling spending across the country, driven by upward growth in real estate prices and the rising cost to trade up to a larger home. While � nishing a basement can be a great alter-native to moving -- especially if you love your neigh-bourhood - there are some challenges homeowners must be aware of when tackling below-grade living spaces. Choosing the right products is vital to the comfort, safety and function of your new living area. Look for products that help to maximize energy e� -ciency and protect against moisture, � re and noise.

Here are the top points to consider to ensure a successful basement renovation.

WATERPROOF IT.

Check the interior foundation and � oors to make sure there are no existing moisture issues, water dam-age or mould problems. Address any primary moisture issues before � nishing the space. Examine grading to ensure water runs away from your foundation.

INSULATION IS KEY.

Insulation plays a critical role in making your basement feel comfortable, while keeping it safe and dry. For the best results, install a rigid board insulation against the concrete foundation be-fore you stud the wall. The board is mechanically fastened or adhered to the concrete foundation wall, which prevents thermal bridging through the studs, providing better thermal performance. Finish with a moisture-resistant and dimension-ally stable insulation between the studs to protect against common basement issues such as mould, mildew and rot.

CHOOSE A FUNCTIONAL DESIGN.

Draw out plans, carefully taking into consid-eration any low ceilings or small windows. Try to incorporate structural features, such as attractive wood beams, into your design. Keep the space as open as possible. Select lighting that provides a bright, airy feel.

Tips from top designers to make open-plan designing easyIncreasingly, people are foregoing the traditional kind of home they grew up in – a warren of rooms separated by walls – and opting for open-plan homes featuring multi-purpose areas such as great rooms that combine the kitchen, dining room and living room. And, no surprise, decorators are devising new techniques to enhance this style.

So how do you decorate one large space and make it beautiful and work-able for all the things you need to do – eat, entertain, help kids with home-work, relax and more?

“The key is continuity,” says Kim Kin-er, vice president of design for window fashions company, Hunter Douglas. “And as some of today’s most talented designers explain, continuity can be produced in a variety of ways.”

Colour

To keep an open-plan interior open with a more spacious feeling, designer Glenn Lawson says, “the number one element for achieving continuity is wall colour. Whether “warm” or “cool” you can use the same one throughout or paint mouldings variations of the main colour, from light to dark.”

When it comes to furnishing the space he says, “large furnishings such as sofas and area rugs are most success-ful when they are colour-wise, ‘cousins’ of the walls – three shades of blue, for example. This way the eye keeps travel-ling around the space and is not inter-rupted by large disparate areas.”

Flooring“When you have an open-concept

living space,” advises Shea Soucie of Soucie Horner, “it’s important to keep the flooring material consistent so you don’t chop up the flow. You can make it interesting by laying wood planks on the diagonal, for instance, or by setting reclaimed European tiles in a herring-bone pattern. Whatever you choose, make it the same throughout.

“Then, layer your rugs on top to soft-en it, warm it and identify ‘rooms’ within it. Rugs are amazingly versatile. No mat-ter what kind you choose, they add per-sonality, colour, texture and style.”

Art And ACCessories

All these designers use art to help create a beautiful home. In addition to art, Glenn Lawson likes to use glass, Lu-cite, polycarbonate and acrylic accesso-ries. “They can provide sculptural inter-est without blocking anything, which keeps the interior open. Think glass cof-fee tables and ghost chairs. Their pres-ence is beautiful yet implied, adding form in a subtle fashion.”

Furniture Arrangement “How you position the furniture is crucial when developing beautiful, open-plan inte-riors,” says Whitney Stewart of Whitney Stewart Interior Design “Separate, but equally useful and good-looking ‘zones’ can be as simple as an entry table with a panelled screen behind it or as complex as an entire kitchen.”

Even in small spaces, Stewart likes

to bring furniture “off the walls” and arrange it “like clouds” for a specific purpose – conversation, reading, din-ing. She leaves an allée on the periph-ery to act as a frame, which “produces a feeling of lightness and airiness,” she explains.

choose, arrange them with an eye to-ward the long view, that is the entire interior not solely one particular zone, to further unify the space,” counsels Kim Kiner.

Few areas in a home can prove as perilous as bath-rooms. Every year, thousands of people visit emer-gency rooms because of injuries suffered in bath-rooms. The majority of these injuries - many of which require hospitalization - result from falls.

Injuries sustained in bathrooms typically occur in and around bathtubs, usually when a person is get-ting in or out of the tub. Falls occur when people slip on wet surfaces or get dizzy and lose consciousness within the tight confines of the bathroom.

Although bathroom injuries are mostly associ-ated with the elderly, anyone is susceptible to such injuries. Debilitating diseases, instability from an ac-cident or injury or even impaired vision can trigger a bathroom accident. Thankfully, some minor modifi-cations can make bathrooms safer for everyone.

Grab bars

Unsteady individuals may rely on towel bars or shower knobs to provide some balance when ma-neuvering around bathrooms. But such items were not designed to support a person’s weight and can be slippery, making grab bars the safer choice.

Look for bars with slip-resistant surfaces instead of chrome plating. Bolted-in bars that are fixed to the studs in a wall, provide more reliable support than bars that employ suction to stay connected to the wall.

Install the bars where they provide optimal lever-age and stability, such as close to the shower and on each side of the toilet.

Chairs

A bath/shower chair can make bathing safer. Pharmacies and medical supply retailers carry these sturdy, plastic chairs and stools which can fit inside of a shower or tub. They enable a person to rest his or her legs and sit while bathing. When remodel-ling a bathroom, have a seating area built into the

design of the shower enclosure so that the addition looks seamless.

Transfer benCh

Many injuries occur when people are attempting to get in and out of the tub or shower, but a transfer bench can greatly reduce the risk of such injuries. The bench is placed outside of the tub, and users just sit on the bench and then swing their legs over the ledge of the tub rather than stepping over while standing.

Walk-in shoWers

Some homeowners are eliminating tubs from their homes altogether. A walk-in shower provides a barrier-free entry into the shower, making it safer for those who have difficulty stepping into and out of bathtubs.

lever-sTyle fixTures

Knob temperature controls on faucets can be challenging to grasp for people with arthritis or poor grips. Lever-style fixtures are easier to maneu-ver and can help prevent scalding. These levers also are easier for children to manage. It is recommend-ed to install pressure-balanced and temperature-controlled valves in the bath and shower.

Tile may be preferred around the bathroom, but it can be cold and slippery. Investigate other water-resistant flooring materials that may be softer un-derfoot and offer greater traction. Rubber flooring made from recycled tires is one option that is gain-ing ground for its practicality and sustainability.

Changes around the bathroom can alleviate many of the risks that contribute to the hundreds of thou-sands of injuries that occur in bathrooms every year.
