Centre of Excellence for Fetal Medicine, 16 Windsor Walk

The Fetal Medicine Research Institute, King’s College Hospital, 16 Windsor Walk is a 5,255m² centre of excellence occupied by the Fetal Medicine Foundation of Harley Street and King’s College Hospital. Led by Professor Kypros Nicolaides, the world’s leading pregnancy expert and fetal medicine specialist, the Fetal Medicine Foundation aims to improve the health of pregnant women and their babies through pioneering research and training. The new building rehouses the world leading Harris Birthright Centre, caring for more than 10,000 patients each year, in a high quality hospital and research environment.

The project, valued at £22m, involved the partial demolition and refurbishment of existing terrace houses on the site, while retaining the front façade. Behind the houses the new three storey medical centre with two storey basement was constructed and connected to the refurbished and structurally altered houses.

Gilbert Ash successfully handed over a new 104 bedroom Hotel in Northampton Town Centre at the end of 2015 The Hotel which was due to officially open at the end of January 2016 opened on the 10th December 2015, this early opening was attributed to the high standard of finish and smooth transition to the HOTEL OPERATIONS TEAM. It was constructed on a split level site in the heart of Northampton’s Cultural Quarter with minimal disruption to local residents and businesses. The excellent relationships formed with the Northampton Borough Council, Northampton City Council and the University of Northampton was beneficial to all concerned. This was a complicated and fast track programme due to tight deadlines, but we were still able to hand over the hotel to a very high standard of quality and workmanship to the client (which Whitbread were extremely pleased with). The Hotel hosts a Costa Coffee Outlet, a fully licensed bar and an in house restaurant on the ground floor which can seat up to 70 guests.

Great Tower Street (HUB), Bakers Court Hall

The Hub at Great Tower Street is only the second of its kind to be opened to

the public. This city centre location on a complicated site and adapted

within an existing structure, was successfully handed over to Whitbread on

Programme.

The building itself presented the site team with complications and difficulties in adapting it to suit its change of use. There was an extensive demolition and strip out which included major temporary propping works and structural alterations to the roof, basement and one entire elevation. This elevation was cut back including structural concrete columns and beams over 7 floors. Due its location and restrictions on over-sailing rights, the new facade makeup was designed so that when this elevation was

rebuilt it did not impede beyond any boundaries. The facade was purposely chosen by the team to create a lightweight and efficient way of reconstructing this building, whilst creating a quality landmark within its location to suit planning. This also helped develop the fast track programme it had adopted. The facade consisted of a brick slip rain screen system fixed onto a metsec frame that was built between the existing RC frame. Once the existing facade was removed it was then reinstated with a full new steel frame fixed back at each floor from basement to roof level. As scaffold was the only means of access and loading, this meant the steel frame was built in several segments from ground up on which a full installation of metsec was then fixed and then followed by the brickslip system.

Whilst the facade was being built externally from top down, a major benefit from the brickslip system in comparison to traditional brick, we commenced the vast internal fit out. These new hi-tech rooms which presented a vast challenge in sequence and co-ordination of all trades were built also from top down. 7 floors of bedrooms, 112 in total that included a reception and a FnB area for the guests and public. The rooms were presented to a highest standard of quality and developing a concept of that urban feel whilst being contemporary, compact and smart.

Price Waterhouse Coopers (PWC) Waterfront Plaza 8 Laganbank Road Belfast BT1 3LR

A two stage 10,000sq ft fit-out of the Hive, including an innovation lab and digital solution was recently completed at PWC’s building in Belfast. The Hive is a new investment from both PwC and Google allowing them to engage with businesses from around the world, using their own business model and innovative ideas. This centre based in Belfast is unique, as its PWC’s first ‘Google Lab’ of its kind in Europe. Similar to its fellow offices in New York and Sydney, PWC are hoping to continue their innovation model and provide more job opportunities throughout Belfast.

The project was divided into two stages, the first phase, enabling works to PwC’s 6th Floor Canteen and the existing 5th Floor Office Space due to increased occupation, lasting 6 weeks The second phase, the fit out of the Ground Floor West Wing ‘The Hive’ taking 9 weeks . The project involved a refurbishment of several of PWC offices and included soft strip out, mechanical and electrical installation, suspended ceiling and soft flooring. The construction of quirky think pods, phone booth and the installation of office furniture was completed on time and within budget to the complete satisfaction of the Client, PWC. “The Gilbert-Ash team again demonstrated the ability to deliver a high quality internal fit out within a live office environment. Our proactive ‘can do’ attitude offering solutions rather than problems, ensured that all phases of the works were complete on time (despite a large quantity of client initiated changes). Atrium 10.3, Lot 2 Les Docks Place de la Jolliette Marseille France

Gilbert-Ash Fitout recently completed a project for the British

Consulate in Marseille (France’s second largest city). The project

involved the development of the first floor area of the historic

building ‘Les Docks’, 10 Place de la Joliette (sited within a

regenerated former-dockland). The space was converted into a

functional office to facilitate consulate work activities in a safe

and secure environment.

The following elements of work were undertaken during this 7 week programme;

Strip-out/ Preparation of existing ceilings, floor and wall finishes.

Strip-out/ Preparation of existing electrical and mechanical services.

Provision of partitions walls to form rooms: entrance lobby, air lock, reception, cleaners, open plan office, meeting room, data rooms, store and tea point.

Provision of ceiling, floor and wall finishes.

Provision of electrical and mechanical services.

Provision of security installations.

Provision of data and telephone systems.

Provision of furniture.

Provision of Bullet resistant desks and screens

Gateway is continuing to develop and is adding real value through the modernisation of information and knowledge management. Some key highlights of 2015 concepts include; The Contract Admin module Facilitates the logging, tracking and reporting of RFI’s which can be corresponded on by internal and external contacts until completion. Performance Management A comprehensive sub-contractor performance rating tool which will assist us in enhancing the management of our supply chain on a project and organisational level. Mobile Site Management – Snagging tool A mobile and desktop snagging platform which allows us to quickly

capture, distribute and manage the information flow relating to the

snagging process.

Introducing Gateway Mobile We now have mobile access to documents, emails, project records on the go. To access this navigate to https://gateway.gilbert-ash.co.uk/m and use your log in details to access.

This tool will continue to be developed throughout the year and we are working towards full Gateway access on mobile devices. If you have any questions about this tool or require any training please contact Dominic Emanuel.

Developments for 2016 Mobile Site Management (MSM) Currently MSM is only supporting the Snagging process however soon it will have the ability to include Site Diaries and Site Inductions as well as other processes. Document Lifecycle Manager (DLM) The DLM is a new document controlling module with enhanced functionality and the ability to build associated processes around it e.g. DAR’s. SHEQ Platform A mobile and desktop tool which allows us to manage the data captured during Safety, Health, Environment and Quality audits. Mobile Access In addition to the newly released mobile access later in the year we will have full access to all of Gateway across all browsers (including mobile browsers). Server Upgrade With the server upgrade coming in soon we will be able to upgrade to the newest version of Gateway and this will bring updated functionality , as well as increasing the speed and performance of the system.

Why is asbestos dangerous?

Asbestos still kills around 5000 workers each year, this is more than the number of people killed on the road.

Around 20 tradesman die each week as a result of past exposure However, asbestos is not just a problem of the past. It can be present today in any building built or refurbished before the year 2000. When materials that contain asbestos are disturbed or damaged, fibres are released into the air. When these fibres are inhaled they can cause serious diseases. These diseases will not affect you immediately; they often take a long time to develop, but once diagnosed, it is often too late to do anything. This is why it is important that you protect yourself now. Asbestos can cause the fol-lowing fatal and serious diseases:

Asbestosis, Pleural thickening, Lung Cancer and Mesothelioma

The importation, supply and use of all forms of asbestos are banned. However, many buildings, and some plant and equipment, still contain asbestos-containing materials (ACMs). Before you start any work in a building that might contain asbestos (e.g. built or refurbished before the year 2000), you need to do the following:

Identify whether asbestos is present and determine its type and condition People responsible for maintenance of non-domestic premises, have a ‘duty to manage' the asbestos in them, and should provide you with information on where any asbestos is in the building and what condition it is in. If no information is available or it is limited and you suspect asbestos may be present you should have the area surveyed and representative samples of the material you are going to work on analysed. Alternatively, you can assume that any material you need to disturb does contain asbestos and take the appropriate precautions for the highest risk situation.

Carry out a risk assessment

Decide if the work needs to be carried out by a licensed contractor

If the work is not licensable, decide if the work needs to be notified

If it doesn't need a licence, you can do maintenance work on or around ACMs with the appropriate controls in place.

Some non-licensed work also has additional require-ments, i.e. notification of work, medical surveillance and record keeping. This work is known as notifiable non-licensed work (NNLW).

Always ensure those carrying out the work are suitably trained.

“ A Wormery for Cadogan Place Residence Garden”

As part of the schools ‘Outdoor Learning Experience Programme’ pupils from Holy Trinity School, Chelsea came to the Cadogan Place Residence Garden (adjacent to Gilbert-Ash site 28-30 Cadogan Place) to inspect its latest addition. John Davis, Contracts Manager—Gilbert-Ash, explains “The Wormery was built by the operatives working on the

Gilbert-Ash site using recycled materials from the original building, the children happily filled it with worms and eagerly

watched as they started to munch their way through the contents”. Worms Love a damp, but not soggy environment and

an optimum temperature of 15C. Worms like to eat newspaper, cardboard and most types of fruit & vegetable waste. After

a year we should see a good thick layer of worm-made compost.

The £ for lb challenge continues with the 20 staff signed up to lose 1lb a week for 12 weeks, the Company has agreed to donate £1 to charity for every lb lost by staff on the challenge.... The bigger the loss the more the charity will benefit.

Week 8! Overall weigh loss to date: 68.70kg Overall money raised for charity to date: £147 (not including the money contributed from those who gain weight!!!) Four weeks left, keep up the good work.

GA Adsum Partnership TIMIALONJAFY PRIMARY SCHOOL INAUGURATION

We are pleased to tell you that the three classroom extension at Tsimialanjafy Primary School was recently inaugurated in the presence of the local Member of Parliament, (ie National Assembly) the Regional Governor's (Chef de Region) Secretary General, The District Head (Chef de District) the Mayor, the local representative of the Ministry of Health (Chef CISCO) the Village Head and Elders and a large crowd of villagers, parents and school children. The Mayor said how much he appreciated the work of Adsum and its partners . He expressed his grateful thanks to Gilbert Ash, the Adsum Foundation, the local authorities and all those who had taken part in the project. He told the children they were now the owners of the new infrastruc-ture. He was sure it would bring them success - but only if they worked hard. He thanked Gilbert Ash and Adsum for this "beautiful gift". He went on to say that education is the key to prosperity and development and the source of Madagascar's future wealth. It would be down to everyone to play their part to made this achievable. He was aware of the many primary school and clean water projects Adsum and its partners had financed, and he expressed his ap-preciation for everything they had done and continue to do to help the Malagasy people.

The Chef CISCO said one of the greatest challenges for education was improving the infrastructure and on behalf of the Ministry he thanked Gilbert Ash, Adsum and all its other partners for the major contribution they were making in this regard. He appealed to the Village Head and Elders to play their part in maintaining the new classrooms in good order, and encouraged the children to realise their dreams.

This was a very successful and enjoyable inauguration. The school was much admired, and several parents took the trouble to speak afterwards on how grateful they were to Gilbert Ash and Adsum for giving their children such a wonderful school and the opportunity to make a success of their lives.

C O M M U N I T Y School Work

Staff members recently attended 2 successful Careers events at the Valley Leisure

Centre, Newtownabbey and St. Genevieve’s High School, West Belfast. Thank you to

those who attended and to the Design Department for their creative ideas on

interactive displays.We continue to play our part in encouraging young people

consider a career opportunities in the construction industry and encourage everyone

to be involved through out the UK.

Work Shadowing Thank you to staff who facilitated two students in head office on work experience. David Alexander from Saintfield High School, Ballynahinch, Co. Down and Darragh Burns from St. Mary’s CBGS, West Belfast. Both boys spent their week shadowing in various departments, getting a broad knowledge on all aspects of the construction industry. We hope to see them take up careers in Construction!

BITC – “Time to Read Programme” Anne-Marie Timmons and Maria Bradley (GA Volunteers) accompanied their ‘young readers’ from 2 local Primary Schools to a Christmas visit with the Lord Mayor at the City Hall, Belfast – and they were delighted. The company gifted 2 sets of “Horrid Henry” books to the school Libraries in both schools for World Book Day.
