Gate Tallinn is set to become the largest retail park in the Baltics with a 62-hectare site dedicated to retail, including DIY, furniture, hypermarket, fashion, sports and other retail, and leisure businesses. Proposed retail space: over 100,000 m2.

First phase includes two new retail concepts into the Estonian retail landscape: 12,000 m2 of Fashion Outlet and 14,000 m2 of Gate Tallinn Outdoors, opening in 2016.

Gate Tallinn is located on the outskirts of Tallinn city, with all of Tallinn within a 30 minute drive and the city centre a 20 minute drive away.

It is located at the intersection of Via Baltika, the busiest highway in Estonia and the newly built Tallinn orbital road. With 20,000 cars passing the site daily Gate Tallinn has great existing traffic flows and a visibility from the highway.

Its proximity to the key arterial roads of Tallinn and the newly built orbital road guarantee good access to the site from all parts of Tallinn, and avoiding the traffic bottlenecks in the city centre. The newly built orbital road that passes the site allows for direct driving access to and from all driving directions.

Railway and bus stops on the site also give easy access for visitors using public transport too.

Gate Tallinn is in the Western part of Tallinn – the more populous and affluent part of Tallinn, putting the majority of Tallinn’s purchasing power in close driving distance to the site.

The highest concentration of detached housing units in Tallinn is located within a 10-minute drive-time radius of Gate Tallinn. Families with above average incomes and car ownership will also be the heaviest consumers for the range of products to be sold at Gate Tallinn.

25,000 m2 of existing retail space is located next to the Gate Tallinn site, including hypermarkets, DIY, garden centre and leisure businesses, which will support customer flow to the area. These existing business already have a collective annual turnover in excess of €35m.

Ülo is the COO of Trigon Capital and has 15 years of experience in managing various investment projects in Central and Eastern Europe. Specific experiences includes corporate finance, retail, manufacturing, farming and property sectors.
