This year’s line-up of homes includes lakefront luxury to tiny house living and everything in between. Our Fredericksburg region is unique in that we are truly the crossroads for many municipalities. New this year, we opened our entries to Remodelers and Builder Suppliers/Showrooms that are open to the public. Our featured remodeler is Coleman Homes, Inc. Their whole home renovation isn’t open to the public, however, there are photos and a 3D video tour of their work on our Parade of Homes website (www.FredParade.com). Two of the area’s largest showrooms AKB Designs and Ferguson are open to the public. Have you ever gone into a model home and seen

Presented by Cornerstone sponsors Assurance Financial and First Heritage Mortgage, this year’s open house event will run for two weekends — September 29/October 1 & October 7/8 — and all of the houses will be open with builder representatives on-site from 10 am – 4 pm. The Fredericksburg Area Builders Association, chartered in 1968 and incorporated in 1980, has hundreds of builder and associate members. Risk is not a one-way stReet, though.
Protecting yourself from rising rates means you transfer
that risk to the lender. In turn, lenders must purchase
“hedges” to provide protection. These are financial
instruments such as U.S. Treasury Bonds whose values
move in the opposite direction of rates. A hedge can be
expensive, and just like other forms of insurance, longer
policy periods cost more. As a result, longer locks have
higher costs, which are reflected in the cost of your loan.
Risk vaRies based on the type of loan.
Before you decide whether to avoid or pay the premium
for a longer lock, take into account the kind of loan
you’re considering. Different loan types may have less
volatility in the rate from week-to-week. For example, an
adjustable rate loan may be tied to a slow moving index
rather than the day-to-day market.
No one knows with absolute certainty what interest
rates will do during your application and approval
process. One thing is certain: Your loan has to be locked
before it can close. For many, the decision is better
made based on personal comfort rather than skill in
predicting the markets. If you will be most comfortable
knowing you are safely locked in, then a longer lock may
be less stressful than taking your chances on getting a
better rate later.
Rate locks: Why do longer ones cost more?

At times, the rate of change is exceptionally volatile, even from one minute to the next. “Locking in” your interest rate
protects you from the risk of rising rates. It’s just like purchasing an insurance policy.

Myth 1 – Building a house is only for the well-to-do.
While it is true that many wealthy homeowners will turn to new construction to have a custom home built to their specifications, this process is not limited to them. The Fredericksburg region is home to many production and semi-custom builders as well as the true custom builders. Even the first-time homebuyer can build a home, and in many cases, it is the most affordable option for them because they can choose the location, size, and quality of home that fits their budget.
Myth 2 – Building a house requires a 20% down payment.
That may have been the case at most lending institutions right after the collapse of the housing bubble, but it is no longer true. Many lenders today offer a variety of options with lower down-payments, which in many situations can even offer the buyer flexibility in the timing of selling an existing home.
Myth 3 – To Build a house, the buyer must already own the land.
Many of our builders have lots available for your selection, and many more have real estate agents or sales consultants on standby to help you find a lot in the location and size that meet your needs.
Myth 4 – Building a house is more expensive than buying existing.
It can be more expensive, but oftentimes it is much less expensive because the homebuyer gets to choose everything in their home and how big it will be. When you buy an existing home, the options are already selected for you because the home is already built. When you build a home, you can choose the options that are most important to you and avoid paying for any options that you don’t need or want. Also, newer homes generally have a lower cost of ownership because building standards and energy efficiencies have increased tremendously over the last few years, and most components of home will be covered by warranty for some time.
Myth 5 – Permanent loan options are limited for construction-to-permanent loans.
Almost any purchase program can be used when converting a construction loan to permanent terms. In some cases, construction financing offers even more flexibility than a purchase would (such as calculating the LTV ratio based on the appraisal rather than the acquisition cost).
Myth 6 – Homeowners must already own a home to complete extensive renovations or additions.
While this myth doesn’t really deal with new construction, it still fits within this discussion. Many of the Fredericksburg Area builders work on extensive remodeling projects as well as building from the ground up. With the popularity of many programs on HGTV and other cable networks (such as Fixer Upper), many people are buying homes in good locations at a good price that need some work. Local builders are working with homeowners all across the region to turn these existing houses with “good bones” into their dream home. In some cases, the homeowner already loves their home, but they are looking to these builders to add-on or expand to get the extra square footage needed. Whether you own your home or not, this can also be a way to end up in the home of your dreams, and FABA has many great builders/contractors who can help.
Inventory of resale homes has fallen as many homeowners who wanted or needed to sell their house have already done so. Though new listings are always coming onto the market, many
would-be sellers are holding off on listing their homes as sale prices are, once again, on the rise.
House shoppers from every price range, including first-time buyers as well as more confident, seasoned buyers in the greater Fredericksburg Area are actively seeking homes to purchase. In
many local counties, the resale inventory is so low that buyers are bidding-up prices in order to get what they want.
With fewer resale homes to purchase, many potential homeowners are turning to new construction to find the homes that they need with the features they want. Many others, though, have not considered it because of false assumptions or “myths” about the new construction process. Here are six commonly heard myths about the home building process that can be expelled.
