December is with us once again and with only a few weeks left until the end of the year, many are making plans to celebrate the festive season with family, friends and on occasion colleagues too. It is also a time when one looks back and allows a moment of reflection on the achievements and also the difficulties faced during the past year.

In our case, I am very pleased to confirm that 2016 has not only been a very busy year, but yet another record year throughout all our divisions. Looking back at the past eleven months, the first thought that comes to my mind, is what a privilege it has been to manage such a fantastic team at Frank Salt Real Estate. The results achieved have only been possible, first and fore-most, thanks to the hard work, contribution and efforts of each and every member of the whole Frank Salt team and I wish to take this opportunity to thank them all for their support and their excellent work.

In 2016 we continued to expand our operations and invested in seven new offices, four of which are now open followed by the other three which are planned to begin operations in the first quarter of 2017. We recruited and trained new staff to support the operations of these four offices and we are currently look-ing for sales and letting consultants for our three new offices soon to open, and to join some of our established branches. During the year we participated in eight overseas exhibitions and road shows to promote Malta, we invited a number of in-ternational motivational speakers, organised regular motivat-ing team-building events and entertained our top performers on an incentive trip to Malaysia. We strengthened our HR de-partment by investing further in both the induction training programmes which are compulsory for all new recruits, as well as specialized training programmes for our experienced con-sultants and managers. These are only a few of the objectives and strategies implemented throughout 2016. Of course, the growth and positive performance of both the economy and the real estate market in Malta have also played an important role in this success. This, combined with all the hard work of our team, has allowed us to supersede the ambitious targets set for the year.

This year also marks the 30th year from the first Frank Salt Property News and to celebrate this milestone, our marketing team have come up with the great idea of reprinting the first edition of the property news is-sued in 1986. We have inserted a copy of this first edition pub-lication in this magazine, which I trust you will enjoy reading as much as I did. While reading through, one cannot help but notice the difference in prices of property advertised thirty years ago, when compared to the prices of property today. In many instances, prices have increased by up to 1,000% which is equivalent to an average increase of 8% per annum. Now, if anyone is still uncertain whether purchasing property in Malta is a sound investment, I suppose you have your answer. Frank Salt, looks back on the many things that have changed

over the years. It’s been

quite a journey!

Mr Frank Salt clearly remembers the very first issue of this magazine. It was back in 1986, printed in two colours in an A3 format and distributed with the Times of Malta.

“Back then every single photo had to be posted onto the page, and it was a huge job!” Mr Salt re-calls. “But I have fond memories of it, and I enjoyed working with designer Frank Ancilleri and sales per-son Nathalie Xuereb to bring together each edition.” Property News wasn’t actually Mr Salt’s first foray into the publishing world; he was also behind the popular local magazine Tune In, which was in circulation un-til recently. And even that project was born from an-other of his media-related ideas – Island Sound Radio.

“When I first opened Island Sound we operated out of my office here in St Julian’s, before eventually moving to a studio in Floriana. I had always wanted to pro-duce my own magazine and decided it would be the ideal partner to Island Sound. It was such fun! It was the first magazine to ever be distributed with a local newspaper, and I was told time and time again that it couldn’t be done – but it was, and it was a huge suc-cess. I still remember the piles of mail we would re-ceive each month in reply to one of our competitions.”

So, when Mr Salt saw what fantastic feedback Tune In was getting, he was eager to create a similar plat-form for the property industry – and that’s where Property News came in. It was an effective method of getting the company’s name into people’s houses and for showcasing as many properties as possible. “Thirty years later we must be doing something right as it’s still going strong. That said, I have to admit that I never imagined we’d last this long! It was hard work along the way, but I also put our recent success down to the fact that my two fantastic sons took the reins 10 years ago, and they have done a brilliant job.”

Frank Salt Real Estate is very much a family con-cern. Today, Graham Salt runs Homes of Quality while Douglas Salt oversees the Frank Salt Real Es-tate; Frank’s daughter Alison has also been very in-volved over the years, and actually edited Property News for a while. Mr Salt himself stepped aside 10 years ago and says he promised not to interfere in the business since then. “I think I’ve done a pretty good job of that, and am so pleased I did so,” he smiles.

Looking back, Mr Salt also says he can’t believe quite how much the industry has changed since he first

joined it in 1969. “To begin with, property pric-es have altered dramatically. The number of buy-ers and lessees is also going up and up because the market is getting bigger. So many people are choos-ing to live here, have a holiday home here or buy a Maltese passport, and that means more homes are needed too. And, unless a catastrophe happens, I can’t see that changing for many years to come. To-day we have a property sector that can truly stand up internationally; we have a lot to be proud of.”

Frank Salt Real Estate itself has certainly been a pi-oneer for that market. It brought many firsts to the Maltese islands – from being the first to open more than one branch, to being the first to have com-puters. “I remember ‘foreseeing’ that computers would be a big thing back in the 80s – but no one believed me!” Mr Salt quips. “They thought I was nuts when I said that, one day, all of our properties would be available at the touch of a button on a ‘TV set’. Now, though, they are – all 35,000 of them.”

Looking to the future, Mr Salt has clear hopes for Malta’s real estate market. “I hope that good quali-ty architects will ensure that owners develop prop-erties that are aesthetically acceptable to the Mal-tese people and to the country. Sustainability also needs to be considered, and architects have a huge responsibility when it comes to designing homes that look good in our environment. I look forward to seeing more first-class architectural work in the future, and know that quite a lot of it is planned.

“I also hope that property prices don’t become ri-diculously high, and that locals will still be able to afford them. Thankfully, at the moment, there are a number of sensible builders out there who do build to meet a variety of price ranges and to cater for all budgets. I would like us to keep developing on our culture of common sense.”

Closer to home, Mr Salt also has hope for the com-pany, and says that Frank Salt Real Estate and Prop-erty News will always be intrinsically linked. “Prop-erty News will be around for as long as the company is around; it’s become a true flagship of our work,” he says. “Looking to the future, who knows? But I do have eight wonderful grandchildren – including seven grand-daughters – so perhaps one of them will want to be the future of the family business? Whatever happens, I look forward to it,” he adds.

FRESH LOOK ON TOWER ROADLast month saw the opening of our Homes of Quality branch on Tow-er Road, which was officially inaugurated by Malta’s Prime Minister, Dr Joseph Muscat, acoompanied by Ministers Chris Cardona and Ma-nuel Mallia.

Up until a while ago, Homes of Quality, though a separate entity, was located within the Sliema Branch. Today, it has its own offices reflect-ing a different concept in client relations. An office finished and styled in state of the art interiors, offering the best of discreet services for buyers and sellers of Malta’s finest selection of high end properties.

Grahame Salt describes the new office as “providing a high end luxuri-ous atmosphere in line with the qualities of the properties we manage”. One of the noticeable features in the new office is that there are no chairs at the desks of the property consultants - rather than having clients sit in a common area within earshot of each other’s business, they are shown into a boardroom with a massive screen to sift through properties under the expert guiding hand of their consultant. This further highlights the importance of privacy and discreetness when discussing high-end property investments.

This new HOQ premises, together with the opening of other new Frank Salt branches in Cospicua and Mosta fall squarely in line with the groups’ expansion. Following the groups’ rebranding exercise ear-lier on this year, Sliema Letting branch, which is situated next door to the new HOQ office, is also sporting its new signage. The stretch of Tower Road, one of Malta’s most prestigious addresses, houses three of Frank Salt’s offices.

Sliema is still at the top of its game. As a location it remains one of the most in-demand spots on the island, with both investors and residents clambering to attain a piece of the pie. Similarly, the Frank Salt Real Estate branch at 201 Tower Road (on the corner with Creche Street) has become a location renowned for being one of the most successful offices in the network.

“We first opened an office in Sliema in the 90s,” says branch manager George Vassallo. “We started with a small office on High Street and then moved to Dingli Street, before finally finding our home on Tow-er Road. Throughout that time business has been excellent, and I am proud to say that we have won the accolade of ‘Best Branch’ on a num-ber of occasions.”

Although the team at the branch sell and let property all over the is-land, George explains that the majority of their work takes place in and around Sliema, simply because the location is still so popular. “Demand definitely outweighs supply and it’s a seller’s market, par-ticularly around here,” George continues.

“Of course the area is still very well-liked by locals, but we have also noticed a sharp rise in the number of international people keen to live here. They are drawn to the fact that Sliema can, often, provide them with a car-free life – as they can usually walk to work and find everything they need in close proximity. Sliema and St Julian’s are ex-cellent choices for singletons, professional couples and families, so it’s no surprise that demand is still growing – in fact we are constantly on the lookout for new properties to add to our books. Good ones literal-ly get snapped up within hours.”

With that mind, George also explains that interest in other parts of the island has grown, largely because many people can no longer afford to buy or rent in Sliema or St Julian’s. “A few years ago prospective buyers would have refused to consider Gzira, for instance, but now it’s quite in demand. Similarly, Msida, Gwardamangia and Pieta are also on the up, and there are some fantastic properties to be snapped up there, at good prices.”

As for the property industry itself, George highlights that this is a fan-tastic time to get involved. “Interest and investment in Malta is more prolific than ever, as we continue to need good, dedicated people to help us reach out to the ever-growing number of potential buyers, renters and investors.
