PROJECT DESCRIPTION:A THREE STORY ADDITION IS PROPOSED TO BE CONSTRUCTED AT THE REAR OF AN EXISTING WOOD FRAMED APARTMENT BUILDING. THERE ARE 5 EXISTING UNITS PLUS 2 NON-CONFORMINGUNITS ON THE THIRD FLOOR. THE 2 NON-CONFORMING UNITS WILL BE REMOVED AND ONE NEW APARTMENT UNIT WILL BE ADDED RESULTING IN A TOTAL OF 6 UNITS (SEE DETAILS BELOW).THE RESULTING STRUCTURE WILL BE SEISMICALLY UPGRADED, THE EXTERIOR WILL BE IMPROVED WITH NEW FIRE RESISTIVE SHINGLES AND ENERGY EFFICIENT NEW WINDOWS. THIS OLDERSTRUCTURE WITH DEFERRED MAINTENANCE WILL BENEFIT GREATLY FROM THESE IMPROVEMENTS. THE MAXIMUM HEIGHT OF THE ADDITION WILL BE 35'-0" (CODE ALLOWED) AND THE HEIGHTOF THE EXISTING STRUCTURE IS 36'-2". THE REQUIRED USEABLE OPEN SPACE (300 SQ. FT.) WILL BE PROVIDED AT THE REAR OF THE NEW ADDITION ALONG WITH AN ADDITIONAL 1269 SQ. FT.OF LANDSCAPED AREA DISTRIBUTED AROUND ALL 4 SIDES. A NEW ENTRY WITH PAVED WALKWAY WILL BE INSTALLED ON THE SUNNY SIDE OF THE BUILDING, AND A COVERED BICYCLE PARKINGAREA AND SECURED TRASH ENCLOSURE ON THE NORTH SIDE.
*A COMPLETE NEW FIRE SPRINKLER SYSTEM WILL BE INSTALLED IN BOTH THE NEW AND EXISTING STRUCTURE.
*THE ANTIQUATED WIRING WILL BE REMOVED AND ALL ELECTRICAL SYSTEMS WILL BE UPGRADED TO CURRENT CODE STANDARDS.
*ALL PLUMBING COMPONENTS WILL BE REPLACED WITH NEW WATER CONSERVING FIXTURES AND CODE REQUIRED PIPING.
THE EXISTING ONE BEDROOM APARTMENTS (#1 AND #2) ON THE FIRST FLOOR WILL BE COMBINED INTO ONE THREE BEDROOM UNIT, AND A NEW 3 BEDROOM APT. ADDED AT THE REAR.THE EXISTING ONE BEDROOM APARTMENTS (#3 AND #4) ON THE SECOND FLOOR WILL BE COMBINED INTO ONE THREE BEDROOM UNIT, AND A NEW 3 BEDROOM APT.
