FM CONSULTING is a prestigious company located in Marbella on the Costa
del Sol. It has more than twenty-two years of experience (Offering the best
since 1990) both as a local Real Estate Developer as well as in the Exclusive
Marketing and Sales of Developments, in addition to running its own real estate
agency (FM PROPERTIES). It has sold more than 1,800 properties in recent

As a Real Estate Consultant, FM has also gained wide-
ranging experience in the Sale of Real Estate and Hotel
assets to international investors, having successfully
implemented Asset Sale Plans across the world in
collaboration with the leading Real Estate and Hotel
Brokers. Plans aimed at international Institutional

In addition to our experience in the real estate sector, we would also like to
highlight our experience in Hotel Management and Operation of Real
Estate Projects. We have already done it in the past under the DON TICO
HOTELS brand name with three 3-key tourist apartment complexes in
Estepona and Marbella equipped with more than 1,400 beds.

In our Cortijo del Mar Development, we manage and operate a
number of units as 3-key Tourist Apartments under the Cortijo
del Mar Resort brand name with a Booking.com rating (the
world’s main Internet accommodation booking portal) of 9
points out of 10 in only one year of operations.
We have recently incorporated a new company dedicated to
Hotel Management and Operation and a new brand name,
FM YOUR VACATION RESORT. Through it we will
take over hotel management and operation at Cortijo del
Mar Resort as well as in an upcoming resort located in Cap
Cana in the Dominican Republic, along with any other new
projects we may progressively include in the future.

Fausto Martínez, Chairman of FM Consulting, began his extensive professional career in the Costa del Sol hotel industry by holding positions of utmost responsibility as the General Manager of the Hotel El Paraíso in Estepona and as the General Manager of the former Hotel Golf Plaza in Marbella.He founded FM Consulting more than twenty-two years ago and has presided this Real Estate Development, Consulting, Marketing and Sales Group since then, which also deals with third-party Developers’ Projects and Hotel Management and Operation. The company has garnered prestige and is renowned for its professionalism throughout the Costa del Sol.It has developed luxury Real Estate Developments like Velerín, Monte Paraíso and Monte Paraíso Country Club, as well as its current project Cortijo del Mar Resort. It has also marketed third-party Developments like the Costa Galera Country Club, Alcaidesa Green Valley and Jockey Village developed by Grupo Lábaro Inmobiliario, along with Selwo Hills 1 and 2, and Las Lomas del Conde Luque developed by Grupo Proibinsa and La Herencia de Casares.It has marketed and sold more than 1,800 housing units, essentially in international markets.From 2007 to 2010, he was the Chief Executive Officer of Grupo Lábaro Inmobiliario’s International Division and then went on to become the Chairman of Fortalia Investment Group, a single-member company belonging to Lábaro, to lead the Group’s internationalisation.He presently still heads his own company as the Chairman of FM Consulting, which is involved in marketing and selling its own Cortijo del Mar Resort Development, a luxury project of 250 housing units located between Marbella and Estepona.He is a Founder and Honorary Member of the Marbella Centre for Tourist Initiatives and is presently the Honorary Consul of Latvia in Malaga and Eastern Andalusia.

2. FM CONSULTING. THE TEAM
Juan Jesús Martínez, FM Consulting’s Business Development Manager, also began his career in the professional tourist sector by taking on highly important posts like Tourist Promotion Manager of Sociedad Estatal Organizadora de la Exposición Universal de Sevilla, Expo’92 (state-owned company responsible for Expo 92) and as Sales Manager of the companies responsible for reusing the Expo’s legacy assets, Partecsa and Parque Isla Mágica, S.A.He was then appointed to a job of maximum responsibility in Andalusian tourism as the Managing Director of Empresa Pública de Turismo Andaluz, S.A. This company depends on the Andalusia Regional Authority’s Department of Tourism and Sports and holds responsibility for the promotion of Andalusian tourism across the world. He headed a team comprised of more than 140 people with an annual budget of between €45 and €50 million.General Manager of the FM Consulting Group with responsibility for leading the real estate developments mentioned above. In 2007, he took on the position of General Manager of Grupo Lábano’s International Division and subsequently became the Deputy Chairman of Fortalia Investment Group, S.L. with responsibility for implementing the group’s internationalisation policies and strategies in countries like Poland, Bulgaria, Romania, Germany, Latvia, Portugal and Mexico.He has likewise been working as a Specially Appointed Advisor for Tourism to the Mayor of the Estepona Local Council.He is currently the Business Development of Grupo FM Consulting and also collaborates as an Advisor and Consultant in Tourist and Real Estate Investments at an international level with Investors and Developers through his own company Altair Group.He is a Member of the Board of Directors of You Brazil Property Partners V, S.L.

3.1. INTRODUCTION
Since Cortijo del Mar Resort’s hotel management and
operation were first put into place, we have doubled the
average number of visits compared to last year, with an
average of 90 visits per month. We have also doubled the pace of sales with an average of almost seven units sold per month at an average sale price of €310,000 per unit.
A total of 451 visits were recorded from January to October 2011, amounting to 45 visits per month.
With the start up of hotel management and operation, a total of 901 visits were recorded from January to October 2012, amounting to 90 visits per month, that is to say an increase of 450 visits in ten months or 45 visits more per
month, a rise of 100%.

3.1. INTRODUCTION
Comprehensive Services Proposal essentially

The Hotel Management and Operation as a Tourist Resort of
a specific number of units through FM Your Vacation Resort
offers you a professional Comprehensive Property Rentals
Management service by us taking responsibility for the
following services: product marketing, cleaning apartments,
basic maintenance, possibility of financing furniture, resort
organisation and management, welcoming and receiving
guests, etc.
Aims: to generate revenue through operations, to generate
traffic and life in the development and to generate housing
sales.
Feasibility study of Hotel Operation.
Feasibility study from the perspective of the real estate business.
Definition of a suitable business model for the three key players:
Investor - Developer - Hotel Manager.

Sale of a Development as a whole or in lots comprised of a certain number of apartments
on behalf of public or private Investors, either with volume discounts or to generate profits
through the assignment of their housing units for their hotel and tourist management by us as
a Tourist Resort.
Development of a specific Strategy in conjunction with collaborating experts to position
the Development as a Real Estate Product in keeping with right approach for the Investor’s
profile.
Agreements with International Real Estate Brokers.
Action Plan which includes the development, among other matters, of an Investor Dossier
or CIM (Confidential Investment Memorandum), placing special emphasis on the Russian,
Middle Eastern and Chinese markets, in addition to our traditional markets.
Preparation of Documentation to search for potential investors and managers.
We can rely on the advice and collaboration of two internationally renowned Hotel

Exclusive Development Marketing and Sale Agreement for retail sales, housing unit

Drafting and implementation of a Marketing Plan, placing special emphasis on the
Distribution Channel in the Costa del Sol and on the selection of the main Selling Agencies.
Marketing Plan on the main buying markets within today’s area of influence based on each real
estate product, including the Russian, Scandinavian, Belgian, Dutch, French and Middle
Eastern markets, apart from our traditional markets and new emerging markets.
Attention and Sales at the Pilot Flat and Sales Office in the Development (shared with
the resort’s reception).
Putting the “Try Before you Buy” formula into practice. Offering potential buyers the
chance to try and enjoy a stay at the Tourist Resort before purchasing.
