Wood Creek 2011 1st Quarter Update

The activity in Wood Creek is consistent with other communities within our market area and price range. Below I havelisted some of the activity since January 1, 2010.

Throughout New Castle County, home values still have not stabilized. Compared to 2010, the competing market andWood Creek still see the home values decline. Our community has fared much better than most of New Castle County.Knowing that the overall real estate market has experienced lower home prices, and still low interest rates, now would bean excellent time to purchase a home. Use the rate chart below to calculate the mortgage payment required to purchasea home.

If your home is priced right and in the best possible condition, you will be one of the sold homes. Then you can takeadvantage of the buying power that is out there in the market today. If you would like to know what your home will sell forbased upon current market conditions, please call me.

Knowing the real estate market is very important in selling and buying a home. If you or anyone you know areinterested in buying or selling a home, please call Wayne M. West at 302-733-7073.

STATE REPRESENTATIVE MIKE RAMONE REMINDS RESIDENTS ABOUT CHANGESAT THE POLLY DRUMMOND HILL YARD WASTE DROP-OFF CENTER

Spring 2011

Dear Neighbor,

We are now several months into the new “universal recycling” plan for the state and many residents continue to havequestions about how this new plan will affect them.

The new universal recycling law took effect on December 1st. As of that date, the 5-cent refundable deposit on beerand soda bottles was replaced with a new 4-cent, non-refundable recycling fee. Set to expire in late 2014, the fee willfinance the creation of a new Delaware Recycling Fund. The Department of Natural Resources and EnvironmentalControl will issue grants and low-interest loans from the fund to help private waste-haulers and municipalities deal with theprogram’s start-up costs. According to an analysis by the Controller General’s Office, the program will cost a minimum of$16 million to initiate.

The law also requires every waste hauler in the state to offer curbside recycling to their customers in three stages, withthe first being to single-family homes by September 15, 2011. Many of you may have already started getting informationfrom your current waste hauler about what it plans to offer in terms of curbside recycling options.

I suspect this new system will take some getting used to and I encourage you to contact my office with any questionsabout this new policy. I will do my best to assist you in any way I can.

In the meantime, for those who take their yard waste to the Polly Drummond Hill Community Yard Waste drop-off site, please be advised that the hours of operation at the site have changed. The free drop-off center is located on PollyDrummond Hill Road about a half mile north of Kirkwood Highway and across from the entrance to the Judge MorrisEstate. Residents may drop off their yard waste on Friday, Saturday, Sunday or Monday only. The site is now closed onTuesday, Wednesday and Thursday.

With the legislative session about halfway through, I hope that you will not hesitate to contact my office with anyquestions or concerns about legislation before the General Assembly or about a district-related matter. I can be reachedat 302-577-8723 or by email at [email protected]. If you do not already receive my periodic electronicnewsletters, please email me or my staff assistant, Stephanie Mantegna ([email protected]), and we willadd your email address to our distribution list. In addition, please visit my Facebook page at “Support Michael Ramone”for updates on topics and events affecting the residents of the 21st District.

Thank you, as always, for your continued support as I represent your interests in Dover!

Sincerely,

Michael RamoneState Representative21st District

Love Thy Neighbor . . .We all know that it can be difficult at times to live in

close quarters with other people, and our neighbors areno exception. To ensure a healthy communityatmosphere in Wood Creek, we must do our best to getalong with all of our neighbors, regardless of ourdifferences.

If you have a problem with one of your neighbors, choose to be a mature adult by attempting to discussyour problem with yourneighbor in a civil andcalm conversation,BEFORE callingauthorities for assistance. If necessary, considerincluding someoneuninvolved to participatein the conversation as your mediator.

Our world could be a better place if everyone wouldlearn to openly discuss problems, rather than takeimmediate, and often unnecessary, legal action.
