operative manner, in good faith and in spirit of
mutual trust and respect. This allows the creation of
long-term, mutually beneficial relationships and
allows the smooth running of projects, with end
results that exceed the expectations of all involved.
First Choice Build Group deliver Refurbishment and Fit-
Out projects across the UK for an array of blue chip
clients. We have extensive experience in delivering
projects under Traditional, Design and Build and Fee and
Construction Management contracts. We pride ourselves
in having developed the necessary skills to complete
projects within the budget and programme, to the
complete satisfaction of the client.
With dedicated multi-discipline staff, we have assembled
a team with vast experience gained from industry-wide
backgrounds including high-end residential, hotels,
bespoke property development and main contractor
projects. Members of our professionally qualified senior
management team have an average of 25 years
experience each, and between us we hold qualifications
in MCIOB, FFB, ARICS, FRICS, HNC (Construction), and
ONC (Construction).
At the heart of our team are our dedicated project
managers, quantity surveyors, site managers, and
support staff. We also have our own in-house interior
design and CAD capability, and we are able to offer our
clients added value through services such as
programming, marketing testing, feasibility studies,
buildability studies and value engineering. In addition we
have formed very strong links and relationships with
many expert external partners.
First Choice Build Group is ISO 9001 and ISO 14001
certified and hold accreditations from CHAS, Exor, and
Construction line. We have also been taken through RICS
Ska Rating, meaning we adopt industry wide
environmental good practice as a minimum, in every
project we work on.

capabilities.
Ian Cannings
Divisional Director
Ian heads up the construction activities of First Choice Build Group. Having spent the last 23
years in the construction industry, Ian has amassed a wealth of experience, particularly in the
fitting out and refurbishment of buildings. Ian has worked with many differing forms of
contracting and has a hands on style of leadership.
Ian’s relevant experience includes working on various in-store restaurants for clients
such as Littlewoods, John Lewis, Debenhams, Morrison's and in-store coffee shops for Marks
and Spencer. Ian’s experience also stretches to working on restaurants within the education
sector at South East Essex College, Barnet College and South Thames College. Ian was also part of the team who
worked on the Harvey Nichols restaurant in Leadenhall Street, London.
Ian’s retail experience covers projects for Primark, Marks and Spencer, Graff Diamonds, Boots, Littlewoods, John
Lewis, Debenhams, Morrison's and Safeway.
John Etherington
Contracts Surveyor
With over thirty years in the construction industry, ten of those within the commercial
aspects of interior fit-out, John is an extremely experienced individual who has knowledge of
all sectors of the industry, including commercial, retail, hotel and residential projects, up to
the value of £100m.
John has worked on relevant restaurant projects for clients which includes NH Hotels,
WPP, Subway and Davy Wine Bar. His retail experiences includes Jil Sanders and Kooples
Carnaby Street. He is also a member of the CIOB.
Andy Mason
Senior Project Manager
Andy has gained a wealth of experience in Project management from starting out with a large
M&E contractor carrying out refurbishment of stores for a major retail chain, Sainsbury's, to
working with First Choice on many prestigious buildings across London and the rest of the UK.
Andy is a confident, highly industrious Project Manager within the team with a ‘can do’
approach to all challenges, which allows him to consistently achieve positive results. Andy is
motivated by the need and desire to provide a first class service to our clients to create a
positive and long-lasting relationship.
Andy’s retail experience for Sainsbury's spanned six years and included the Sainsbury’s bakery refurbishment
roll-out programme. The re-fit of several large stores including Hornchurch, Locksbottom, Hayes and Biggleswade. The
security installation at Sainsbury’s distribution depots at Waltham Abbey and Hoddeston.

Jamie Day
Project Manager
Jamie is an experienced construction professional with over twenty five years working history
within the industry, ten of those in construction management roles. He has undertaken new
build, refurbishment and Grade I & II commercial fit-out projects, along with a high
specification residential refurbishment project at Queens Gate. Jamie understands the full
concept of Project Delivery and end user expectation. He is a competent and technically
aware construction professional who’s work is built on good construction principles.
Jamie’s relevant experience covers working on projects for Charles Russell - a fine
dining restaurant for partners, BDO Stoy Hayward, Allen & Ovary Partners Fine Dining and Lounge, Rotisserie Jules
Restaurants in Kings Road and South Kensington, The Square House Lounge and Cocktail Bar, Café Oz in Hamburg,
Germany, numerous pub refurbishments and conversions for Bass Brewery, a boutique designer shop in Walton Street,
SW1 and shop fitting numerous high street stores for clients such as Sunglass Hut, Tie Rack and Oasis.
John Blythe
Business Manager
With a background in fit-out and refurbishment, John has extensive experience in Hospital
projects, having worked in teaching hospitals in London. Projects included new ICU,
Operating and TOPS clinics, over 20 ward refurbishments works amassed over the last 40
years. Having acted as Director responsible for delivery of these schemes, John has also
worked on projects in the commercial, retail and residential markets.
John’s experience is vast and covers a Pizza Express restaurant in Canary Wharf, food
and retail outlets at South Plaza Gatwick, Sainsbury's at Hastings, Odiham and on the Isle of
Wight, various Homebase stores, House of Fraser on Oxford Street and a new build 600-seat restaurant for Ikea
Glasgow.
Matthew Sewell
Restaurant Consultant to First Choice Build Group
Matthew has amassed a wealth of experience in the restaurant industry, having worked in
numerous restaurants, both chains and independents, for his entire working career. Much of
Matthew’s experience covers menu development and kitchen/bar design from a Director’s
level, for his previous employers. His current role enables Matthew to consult on restaurant
and retail layout, construction, brand development and service styles.
Matthew has won numerous design awards for Pizza Express branches he has worked
on, including Civic Design awards. He has also won the Camra/English Heritage award for best
new pub design in 2006 and 2009.
Past projects include consultation for the following clients; Gourmet Burger Kitchen, Nando’s, Bella Italia, Café
Rouge, Tootsies, Paul Patisseries, Loch Fyne Restaurants, Zero Degrees Bar, Vivat Bacchus Restaurant and Bar, Laduree
Paris, Obika, Benihana UK and Busaba.

Project Overview
First Choice Build Group were selected by National Australia Group to refit their main nabCapital offices in Wood
Street, London. With a quick lead-in and start, this fast track strip and fit-out of their offices ran from mid September
to a completion by mid January.
Working closely with NAG over 3 floors to fully strip out and refurbish their offices, whilst they remained in occupation,
the project included new data cabling, services, kitchens and restaurant, office furniture and break out areas with new
partitions, ceilings and carpets.

This 6 week refurbishment and fit out of the Prudential Corporate Property offices at 1 Legg Street created a high
quality office environment which incorporates an open plan office with separate meeting and interview rooms and a
fully fitted kitchen area with restaurant seating.

ska ratingska ratingFirst Choice Build Group has been taken through the RICS
Ska Rating tool by Grigoriou Interiors - one of the
Development Partners of the tool. This is another
forward-moving initiative driven by First Choice Build
Group’s desire to constantly adopt improvements in
their business and services.
The knowledge and awareness gained on Ska Rating will
enable First Choice Build Group to achieve industry wide
environmental good practice as a minimum - one of the
first fit-out contractors to offer this service. The RICS Ska
rating is the newly launched environmental assessment
method for interior fit-outs and currently only for offices
in the UK.
The Ska Rating good practice measures enable First
Choice Build Group to share information and aims on
good practice with design teams and the supply chain in
a transparent and collaborative way, which will positively
affect the whole industry. Prospective clients and
industry bodies interested in working with First Choice
Build Group and be associated with leading businesses in
the industry will know that First Choice is a key active
player in the game.
First Choice Build Group is able to retrospectively self-
assess the environmental rating of projects on an
informal basis and then use this information as a
benchmark for improving the environmental
performance of future projects.
With the use of the RICS Ska Rating tool, First Choice
Build Group is providing all clients with an added value
service, offered on each and every project. We are fully
aware that our actions can influence the final Ska Rating
of a project. Rest assured the systems that we operate
meet the good practice standards laid down by Ska.
Elina Grigoriou, Sustainability Assessor
Elina Grigoriou is an experienced Interior Sustainability
Advisor. Her experience is predominantly in the
commercial sector and is currently retrospectively
assessing the fit-out of the RICS HQ on Parliament
Square.
Elina is a leading industry figure in environmental
change. Her support and involvement of the Ska rating
initiative has been instrumental in bringing it to effect.
She is a RICS Ska rating Development Partner and leads
the Technical Committee which ratifies the criteria and
tool, in addition to advising on the future developments
of the tool.
Ska Rating will help organisations make informed
decisions about fit-out projects in the context of the
growing importance of sustainability on the corporate
agenda and a burgeoning statute book. It is designed to
be of particular use for occupiers but has benefits for
other property stakeholders including landlords,
developers, consultants, fit-out contractors and the
supply chain.
The PM and Design Team need to be on board the
discussion process to provide design solutions that
enable the sustainable operation to function without
glitches. The Sustainability Consultant will work with
them to generate design ideas and guide them towards
the most environmentally friendly design solutions and
materials.
