There have been multiple reports on Facebook of bulk trash out nearly 3 weeks before thenext pick-up. Please check the schedule on the next page BEFORE putting out trash.Bulk trash is not allowed out before Saturday night - Keep the community looking clean.

A lot of lost dogs are found by other residents - It seems Facebook is a good place to re-unite lost dogs and their owners.

The Facebook page is for residents only and is a great place to get a recommendation for lawn cutting, roofers, garage door repairmen, etc. but please note, it is not a place forbusiness ads or for realtors. Those ads/posts are regularly deleted and repeat offendersremoved.

The HOA Board in May contracted with SecureOne Security Services topatrol our community, patrol the parks after 10:00pm and to make suresports groups have permission to use the parks, note those parking onthe streets so that we can impose fines on violators, and monitor duringthe week against break-ins. The Gilbert Police department will also be inthe community at specified times to deter speeding and crime.

SecureOne also patrols Silverstone Ranch,Warner Ranch, AshleyPark, Artimina and other HOAs in the area.

Magnets will be distrib-uted to homeowners incase you have an itemto report. You can also call 602-841-0144.

If stucco or paint on common walls is damaged or miscolored due to overwatering on the homeowners side ofthe wall, homeowners will be billed 50% for those repairs. Please check or adjust your wall for wetness.

HOA RULES FOR WALLs/ABOVE WALLS -Cont.WHAT ARE THE RULES REGARDING ITEMS IN THE BACKYARD?If you have playground equipment, sheds, or any item that is above 6” above the wall and is visible from neighboring properties orthe street/common areas, you must have the approval of the neighbors and/or the HOA Architectural Committee for that equip-ment or structure (if visible from the street/common area). The Architectural Committee will ask if you have the permission ofneighboring homeowners.

WHAT ARE THE RULES REGARDING DAMAGES TO COMMON WALLS?In order to keep dues low to the majority of our residents, we have passed rules regarding responsibility for damages to commonwalls. The Board has long published and warned residents to inspect their irrigation and keep grass and trees away from walls tolimit damage due to watering and roots. We are not looking to punish homeowners, but solve problems costing the HOA thou-sands of dollars annually. Wall repair has become our most costly line item and it affects us all. If you have questions or would likea free water inspection, the Town of Gilbert does free water audits to save water and save you money.Call the Water Conservation Office at 480-503-6098 to schedule a free in-home appointment. The Specialist will go through allthe water-using fixtures of the house, including the irrigation system, and almost always come up with the answer to the questionof "where is all my water going"?

APPLICATION FOR DESIGN REVIEW All applications for changes to the exterior of your residence must be submitted to the Finley Farms South Homeowners Association’s Architectural Committee/Board of Directors. The Finley Farms South Homeowners Association’s Covenants, Conditions and Restrictions (CC&R’s) require that a homeowner obtain the prior written approval for any exterior alteration or addition to property within the Finley Farms South Community. Please note that approved applications must be completed in a timely manner. A project completion date is required on the Application. If additional time is required for you to finish your project, an extension request is listed on the second page of these forms.
