Welcome to the 2016 Festival of Homes presented by

the Builders Association of South Central Oklahoma

(BASCO), and the Moore Builders Association.

BASCO is proud to have such a fantastic festival planned

during the City of Norman’s 125th year! BASCO has been serving and connecting local

members in Norman for 67 of those 125 years!

We have 43 homes on the tour, representing the leading contractors, subcontractors

and suppliers in the home building industry today. They have dedicated themselves

to the research and development of new materials, innovative building techniques,

energy efficiency in the home and constant changes

in design. They also develop relationships within

the industry that keep them in touch with local

trends, government regulations and sensitivity to the

environment. That is why it’s more important than ever

to take advantage of contractors and businesses that are

members of the Builders Association of South Central

Oklahoma.

Special thanks to our office Assistant, Jami Valdez. She

holds my hand through this process each year and I couldn’t do it without her creative

guidance and the great work she provides in the layout and design of this design book.

Many of our local builders and associate businesses have been involved in preparing

for this year's Festival of Homes. I'm excited to say we have a record-breaking 43 homes on the Festival tour this year— the largest number of homes ever! You'll find a great a variety of homes. There are custom homes for couples just starting out in their first home, as well as large luxury homes with the latest designs and features. We also have homes

suited to empty nesters who are looking for comfortable living in smaller square footage but with style and top-notch community features. If you are looking for the perfect home or needing ideas to plan your own, please visit some —or all—of the homes while you have the chance.

This year, BASCO collaborated with the Moore Home Builders Association to create a bigger and better Festival. We even have three show homes! One in St. James Park, built by 1st Oklahoma Homes at 2506 Birmingham in Norman. The other Norman Show Home is in Highland Village for which I am honored to be the Show Home builder, located at 3208 Terrace Park Trail. Thank you to the numerous contributors who helped me create this terrific home. Our third Featured Show Home presented by The Moore Home Builders Association and built by Affinity Homes, is located at 2008 NE 25th Street in the Siena Ridge addition.

Shop for your builder as thoroughly as you shop for your

home. The quality of your home will be determined by

the quality of the builder. Buying a new home is one

of the biggest and most important purchases you will

make in a lifetime. Here are a few tips on how to get

started:

MEET THE BUILDER Ask about the things that are

important to you. Ask to meet the person who would

be in charge of building your home. Think of this

meeting as interviewing the company. Look at floor

plans and talk about the home you want. How well

does this company listen? Are the builder’s suggestions

and comments helpful and relevant? Are your questions

answered clearly and completely? Remember that your

relationship with the builder will continue through the

warranty period, so choose someone with whom you

will be comfortable for the long term.

LOOK AT MODELS Look carefully, then return to

those you like and look again. Sit in each room, stand

in every corner. Sit on the floor and look up. Listen to

sounds that carry through the home. Notice how doors

and windows fit. Notice wood trim installation, and

paint and stain coverage. Examine the exterior. The

quality you are looking at is the quality the builder will

deliver.

Many factors must come together for you to be

comfortable with your builder—design, quality, price,

scheduling, and of course, location. Throughout your

exploration, comparing one detail after the next, you

keep coming back to the same builder. Phone calls are

returned promptly, questions are answered completely,

and information is forthright and clear. Suggestions

about your future home make sense, and the price is in

line with your budget.

COST PER SQUARE FOOT Accurate pricing requires

detailed specifications and input from suppliers and

trade contractors. Done properly, the process takes days

to weeks. Buyers who don't understand the complexity

of this process and the importance of clearly written,

detailed specifications sometimes compare floor plans

based on cost per square foot. For instance, buyers

comparing two homes that each include 4 bedrooms

and 3 baths might find one is built for $81 a square

foot and another for $92. However, the apparently

more expensive home might include a level of quality,

features, and materials justifying the higher cost--

items the buyers truly want.

Look for the sign of a Certified Professional Builder!

Through the years there has been frequent discussion concerning a more formalized and regulated compliance of these values through some system of licensing, registration or certification. The Professional Builders Certification is a comprehensive, specific designation that can help to distinguish home builders who have committed to higher standards of professionalism.

Even without licensing in the state, builders take extra steps to ensure they provide a quality experience and product to their home buyers by

becoming CERTIFIED.

All active members of the Oklahoma State Home Builders Association, either through local association membership, chapter affiliation, or via the at-large designation, shall be eligible to qualify for the Certified Professional Builder designation. Only those members in good standing who meet the qualifying criteria shall be allowed to display the Certified Professional Builder logo or to use such designation in any advertising.

All candidates must comply with appropriate Oklahoma statutes that concern Residential Contractors including Workers Compensation Insurance and General Liability coverage. Active Builder members are required to provide each homeowner a written warranty of not less than one year.
