2012. “We bought the property from new and it was a real combination of house

and location that sold it to us,” says James. “The house is spacious and modern and was built to

the highest of standards, and it incorporates top-of-the-range fixtures and fittings throughout as

well as modern features such as under-floor heating. It’s situated right on the edge of the village so

the setting feels very rural, however in reality we have everything we might want or need practically

on the doorstep so we’ve been able to enjoy the best of both worlds. The local transport links are

very good and we’re also in the catchment area for Tudor Grange Academy, which has been a real

bonus. In short, it’s a stunning family home that for us ticked all the boxes.”

“The house was brand new when we came here and absolutely gorgeous throughout. The layout has

a very open feel and all of the rooms are generously proportioned, so we haven’t needed to make

any major alterations, but over time we’ve done work here and there just to enhanced it further. The

developers had installed a beautiful SieMatic kitchen and we’ve expanded on it by adding more

units, a wine cooler and ‘mood’ lighting, which is great if we’re having a party. We also fitted out

the utility with matching units, had bespoke fitted furniture made for the two walk-in wardrobes

and we extended up into the loft area where we now have a very stylish guest suite. The house

was just lovely when we came here, but I feel the work we’ve done has taken it to that next level.”

“Another improvement we made was to the garden, which has been beautifully landscaped, and

actually the garden designer who carried out the work did such a fantastic job that not only does it

look amazing, but it’s also incredibly low maintenance,” continues James. “We have a lovely big patio

terrace just beyond the French doors that lead out from both the open-plan kitchen and the main

lounge, and then the rest of the space is mainly laid to lawn and edged with a mature border of

shrubs and trees. It’s a very family-friendly space that enjoys a good degree of privacy, and because

of our semi-rural setting, it’s also wonderfully peaceful here.”

“The open-plan kitchen, dining and living space is definitely a standout feature of the house,” says

James. “It’s perfect for modern family living, very practical and it’s also a super room to entertain in.”

“For us, one of the big draws of this particular location was the fact that the house sits in the

catchment area for Tudor Grange Academy, which is one of the most highly regarded schools in the

area,” says James. “However, we’re also just a short walk from the village, which has a good selection

of shops and amenities; we can be in Solihull in under fifteen minutes and Birmingham in under thirty

and we’re not far from the train station, so it’s an ideal location for a commuter.”

“I’m very passionate about cars so one of the things I’m really going to miss is our fabulous four-car

garage,” says James. “It’s been beautifully finished on the inside so it’s been absolutely ideal for

keeping classic cars.”

“The house has been an incredibly happy home, but it’s the setting that I think I’ll miss most when

we leave,” says James. “We’ve enjoyed utter peace and tranquillity and a wonderful degree of

privacy, but with the added bonus of knowing everything we might want or need is just a stone’s

throw away.”*

Historically part of Warwickshire, Solihull is one of the most prosperous towns in the English Midlands. In November 2013, the uSwitch Quality of Life Index named Solihull the “best place to live” in the United Kingdom. The motto of Solihull is Urbs in Rure (Town in Country).

Solihull’s name is commonly thought to have derived from the position of its parish church, St Alphege, on a ‘soily’ hill. The church was built on a hill of stiff red marl, which turned to sticky mud in wet weather.

Solihull probably came into being about a thousand years ago, as a clearing in the forest to which people would come to trade. The town is noted for its historic architecture, which includes surviving examples of timber framed Tudor style houses and shops. The historic Solihull School dates from 1560 (although not on its present site). The red sandstone parish church of St. Alphege dates from a similar period.

Excellent communication links with the M42 (J4 and J5) which provides access to the M40 providing motorway access to London, the M6 and the North West and the M5 and the South West. Birmingham International Airport is a short drive away, as well as the hub of the Midlands rail network, the newly refurbished New Street. Solihull train station provides direct access to London Marylebone.
