As the leaves change color and fall on our sidewalks and streets, please be careful. We do not want anyone to get hurt. As colder weather approaches, your unit should maintain an inside temperature of no less than 56 degrees. This will help eliminate freezing pipes in your unit. If you plan to be away for an extended time or if your unit is empty, please consider asking a trusted neighbor to check your unit weekly. Please be sure to disconnect hoses if you have an outside spigot by your unit. Any damage caused by freezing water in the hose still attached to spigot is the responsibility of the unit owner. Holiday decorations: Temporary Holiday decorations may be displayed at units providing that nothing (pictures, displays, wreaths, lights, etc.) is attached to the exterior siding with nails, tacks, push pins or anything which may cause a hole of any size to be created on the exterior surface of the unit. Residents must not put up decorations earlier than ONE WEEK prior to a holiday. Decorations must be removed no later than the first weekend following the holiday. EXCEPTION: Christmas/New Year, where all decorations may not be put up prior to Thanksgiving, and must be taken down and put away by January 10th of the New Year. This includes holiday trees, wreaths, signs, bows, statues, figurines, etc.

Annual reminders: Autumn leaves, colder temperatures, holiday decorations:

CLUB 1201 LANDSCAPE REPORTThe trees, 185 of them, in the Club 1201 complex have received a trimming. We have had a lot of growth within the trees, a lot of branches that needed to be taken out, plus some thinning of branches. In other words, they were given a haircut. In addition, several trees that have grown close to buildings and gutters have been trimmed back.

We have finished pruning the landscape area. There will be some last minute work on perennials before winter. We continue to address the irrigation issues. We have had breaks in lines, nozzles, under-watering, and over-watering. We thank the people of Club 1201 for your patience and understanding of this issue.

To follow up on that, we are in a second year of a three year phase to replace the nozzles with MP rotation nozzles. The MP Rotator’s multi-trajectory revolving streams apply water much more slowly and uniformly than conventional sprays, especially after adjustments have been made to both the radius and arc on slopes and clay like soils. This allows water to soak into the landscape instead of running off and being wasted.In fact, independent audits have shown that water usage can be reduced by up to one-third of current levels when conventional sprayers are replaced with MP Rotators.

The Club 1201 Landscape committee would like to thank the Master Board for approving a fountain in the open common area. This is in the area by the volley ball court. We are including a picture for you to see what it will look like. The fountain will not be open where birds, and children can play in. It is a more flowing fountain than an open spray type. We feel this fountain will add a lot of ambiance to our landscape.

We hope you have enjoyed the beauty of our landscape this summer and look forward to see what the fall beauty will bring. Thanks for your support and interest in the landscape.

Social Committee (Putting the Club in 1201):

Happy Hour: Fridays from 5:00 p.m. until everyone is happy! Welcome to our no-host Happy Hour to socialize with friends, neighbors and enjoy a light repast. This event occurs in and around the Clubhouse, check with the office for the exact location.

Neighborhood Watch Committee: Neighborhood Watch static cling window decals are available in the Clubhouse. Also, remember to contact the office to take advantage of the trash can service if you will be unavailable to pull your garbage can in on garbage day. You will be responsible to call the office upon your return to retrieve your garbage can. You may wish to make note of the number on the can so you pick up yours and not your neighbors..

Repairs/Architectural Review Committee: All requests submitted for repairs to individual units or buildings are reviewed by this committee. Requests to change plumbing, wiring or heating that involve infrastructure within the walls or hard surface flooring (wood, vinyl, etc.) must be submitted to the Management Office. The office forwards the requests to the Repair Committee. After reviewing the request, the committee sends their recommendation to the Board of Directors for approval or denial. The homeowner will be notified of the Board’s decision. Requests received by the Management Office no later than the 1st Wednesday of each month will be reviewed by the committee at their regular monthly meeting (the 2nd Tuesday of each month)

Communications/Newsletter Committee:

Would you like to see the newsletter in full color? You will if you choose to receive the Gazette by email. You may sign up for this service by sending an email to [email protected] (please include your name for our reference). The newsletter is available on the Club 1201 website and in printed form in the Mail Centre. . The due date for articles to be included in the next newsletter is December 21, 2012.

VOICE OF THE VILLAGE:

Should I call 911 or the Non-emergency number?

If you see something suspicious while it is happening, you should always call the police to report the incident. Your suspicions may turn out to be nothing, but it is better to be safe than sorry. By calling the police, it will enforce that we are watching out for our community, and those who reside here, no matter the time of day or night. Remember, if you need to report suspicious activity happening now, call 911. If you are reporting suspicious activity after the fact, call the non-emergency number, 503-629-0111.
