8 FEBRUARY 2014 | ESTEROLIFESTYLEMAG.COM
LOVE is in the air! By that I mean the love of our beautiful community of Estero and the “Lifestyle” that we have all collaborated to build!
Here we are again, in the middle of our high season. Everyone seems to have returned from their respite up north (a little more challenging to escape from the wrath of winter this year), ready to recapture their part of paradise.
Our favorite philanthropic opportunities, festivals, shows, fundraisers, beaches, golf courses and tennis courts are all waiting to
provide a smorgasbord of activity. It doesn’t get any better!
The Florida Everblades and FGCU men’s and women’s basketball are in the heart of their seasons. And of course, spring training for the Minnesota Twins and Boston Red Sox is just around the corner.
Everyone is excited and optimistic about 2014. In this issue you can read the opinions of a number of our local real estate professionals and their assessment of the commercial and residential real estate market in our area. If you or your friends are considering changes this year… Now’s the time!
Also this month, we have provided a list of the many art festivals that capture our attention and imagination. These
festivals attract thousands to our area and greatly stimulate our economy.
There has been a recent surge in casual eateries to our area. Everything from butterburgers and custard to Ahi tuna burgers and craft beers. And coming soon is the new anchor tenant at the Promenade in Bonita Springs creating an old-world Italian marketplace.
And for golfers at every level we direct you to the new Alico Family Golf Center just off of Alico Rd. on Lee Blvd. Fun for both the beginner and experienced golfer.
Our dining feature this month takes you east… to a beautiful and quiet Asian-American gem, Cgrape Chef. Your mouth will water as you read about the delicious items of their creative menu.
Finally, I wish you a very Happy Valentine’s Day. I hope that you get to celebrate in your own special way with whoever is special in your heart or mind. Loving and being loved is essential to us all. Happy Valentine’s Day to my loving and beautiful wife, Ann Marie! May love continue to fi ll the air, not only this month, but year-round.
So until next month, enjoy the Lifestyle!

As concrete mixers continue their work on Culver’s restaurant along Corkscrew Road, those seeking a frozen treat can grab their own “Concrete Mixer” at the new Culver’s
location in Gulf Coast Town Center.Rooted in Wisconsin, this burger and frozen custard
eatery is moving into Southwest Florida fast, opening fi ve locations in the region within the last few months. Those from the Midwest may be familiar with the home of the ButterBurger.
Mike Derynda and Mark DuQuette, owners of the Gulf Coast location, have been waiting for the successful chain to come to the Sunshine State for a long time. DuQuette grew up with Culver’s in Michigan and previously managed the Estero Verizon store before joining Derynda in opening Culver’s. “There are so many people from the Midwest down here,” he says. “Mike and I always joked about doing a Culver’s here. I think people will go crazy over it.”
Where else can you get fried Wisconsin cheese curds instead of fries? The ButterBurger is made from a never-frozen beef patty, served on a lightly buttered and toasted bun, topped to order. Finish off the meal with a custard treat to get the full Culver’s experience.
Culver’s is quickly getting acclimated to the community,
partnering with the Florida Everblades Kids Club and tapping into the employee pool provided by its proximity to Florida Gulf Coast University.
Derynda also owns three Culver’s restaurants in Wisconsin, but hopes to make Southwest Florida his full-time home, as the weather is much nicer this time of year!
“We have been trying to get Culver’s to come down here the last three years,” he says, content to see the vision come to fruition.
Fellow Wisconsin native Mike Bresson also believes Culver’s will be a success in Southwest Florida. He is opening the Culver’s in Estero in April at 10300 Arcos Ave., near the new Goodwill Store.
Wisconsin premium ice cream and cooked-to-order burgers set Culver’s apart from other fast food eateries, he says. Along with ButterBurgers, the menu also includes chicken and roast beef sandwiches, North Atlantic Cod Filet, Grilled Rueben Melt and Pork Tenderloin.
Two other eateries have also opened recently at Gulf Coast Town Center. Burger 21 offers Certifi ed Angus Beef burgers and gourmet dogs with unique toppings. The Tex-Mex Haystack gains some height with its stack of fried onion strings, along with applewood-smoked bacon, Gouda and guacamole.

Burger 21 also offers chicken, veggie and seafood “burgers.” The Ahi Tuna burger stars sushi-grade ahi tuna topped with pickled cucumber, avocado, Sriracha, caramel soy, lettuce and tomato, all on a sesame bun. Top off the experience with a hand-dipped shake, float or sundae.
House of Brewz is sure to draw lovers of craft beer. It offers 150 drafts and 100 bottled beers, along with its own microbrewery. Bury Me Brewing Co. features a technologically advanced, three-barrel microbrewery and a brewmaster trained in all aspects of the industry.
A short jaunt down the road from Gulf Coast Town Center, the Alico Family Golf Center opened in January, offering entertainment and skills advancement for the whole family. The area is ripe with activity.
Kids and adults alike are learning the fundamentals of golf. The 30-acre site just west of I-75 also features a full driving range and mini golf course. With a clubhouse, restaurant and party rooms, Alico Family Golf Center is sure to be a popular place for gathering.
South of Estero, The Promenade is seeing more activity, in preparation for its anchor tenant to open near the
end of March. DeRomo’s Gourmet Market and Restaurant will consume 18,000 square feet
of the revitalized shopping plaza, offering an old-world style marketplace.
The restaurant will serve authentic Italian dishes, just like owner Francis Cuomo grew
up eating in the Bronx, as part of a large Italian family living near both sets of grandparents in the “real Little Italy.” Cuomo’s mother, Rose Ann, will help run the bakery, offering up homemade pies and cakes.
DeRomo’s marketplace also will include a fresh deli, butcher shop,
seafood counter, pastaria, wine seller and gourmet coffee and gelato shop. The
buzz is building as construction nears completion.
Other stores that have opened recently in The Promenade include several clothing retailers and specialty boutiques. Enchanted Ballroom has livened up the area, offering ballroom dancing lessons, group classes and dance parties.

22 FEBRUARY 2014 | ESTEROLIFESTYLEMAG.COM
For two days at a time, art festivals pop up, inviting the community to appreciate and explore through multiple mediums. They offer an escape from the ordinary and a foray into the
art world, without the pretentiousness of visiting a gallery.“At an art festival, you can walk up and meet the artist
who created the work and feel very comfortable,” says Barry Witt, longtime organizer of the Bonita Springs National Art Festivals. “It’s a good experience. You start with an empty park or street, and for two days, it becomes a major, major event. If you come back on Monday, it’s gone.”
National and international talent fl oods the scene, along with local artists who earn their place at the top of the art arena. Estero artist Robert Heier will showcase his unique style of photography at the Coconut Point Art Festival and the Naples National Art Festival this month, along with the Bonita Springs National Art Festival in March.
He calls his style “fauxtography” because the end product is barely recognizable as a photograph. Many visitors to his booth seem mesmerized, wondering exactly what they are looking at, he says. The original, romantic images from Europe and around the world become edgy and contemporary, bursting with highly saturated color to create a piece of modern art.
“I take the original image and blow it to smithereens and then put it back together,” Heier explains. “It’s a very soulful thing. It’s uplifting when you get something that you think is beautiful.”
Heier’s work has been featured in publications, galleries
and art shows across the globe, as well as lining the walls of the Embassy Suites Hotel of Kennesaw, Ga. He once kept a pace of about 20 shows a year, so he knows what he’s talking about when he says the Bonita Springs National Art Festival ranks among the best in the nation.
“The fi rst year I went to the show, my jaw dropped,” Heier says. “It was an amazing show. I’ve never seen some of the stuff Barry has in that show. I’m very honored to be a part of that cadre of folks.”
This month’s festival marks the 30th national juried art show in Bonita Springs.
“ We ’ v e a l w a y s focused on the highest quality we can get,” Witt says. “We are the original festival. We’re the festival that made the others come to town.”
The three Bonita Springs festivals are expected to bring in more than $100,000 for the Center for the Arts of Bonita Springs, with a new venue at Riverside Park.
Anne DeLaCroix is another Estero artist who will be participating in the March show. She also did the Estero Fine Art Show at Miromar Outlets in January. DeLaCroix uses recycled natural materials to create whimsical, aquatic art.
“I make fi sh wall art out of palm seed pods, fronds, palmetto leaves and all kinds of weird stuff I fi nd,” she explains.
Festival season is upon us in Southwest Florida, saturating the
local landscape in style.

In 2013, the local real estate market was starting to simmer, and 2014 looks to be
even hotter.“It’s cooking, and we
need to watch it closely because it’s about to boil,” says Stephanie Miller, a commercial real estate broker with Select Real Estate.
She and other local realtors are feeling positive about Estero’s future in both the commercial and residential real estate
sectors. New home construction is up, inventory is down and prices are steadily rising.
“Things seem to be getting on all cylinders now,” says Denis Noah, attorney with Henderson Franklin, specializing in commercial and residential real estate development. “We’ve seen a lot of the residential glut eliminated. Housing prices are up, and it appears a lot of the retail space is being fi lled in. I think offi ce space is still lagging somewhat, but I expect over the next year or so that it will improve dramatically.”
In the residential market, today’s buyers are confi dent, having seen a steady recovery. They aren’t getting the rock-bottom prices of 2011, but there are still opportunities.
“People know now the market has made its move, and this is going to be the last opportunity to get a bargain,” says Joe Pavich, Sr., broker/owner of Realty World.
While low inventory is driving prices up, banks are reticent, keeping prices in check with conservative appraisals, he adds.
“Inventory is low right now for listings, and days on the market are down drastically,” Pavich says. “It’s a buyer’s market if you have cash and can close quick.”
The rental market is still hot as people who lost their homes work to repair their credit. However, more people are shifting their mindsets back to homeownership, says Pavich.
“We’re starting to see the young families come out now which short-saled or lost their homes six or seven years ago,” he explains. “Now their credit is repaired, and they’re looking to buy.”
New construction is ramping up to record levels, especially east of I-75, where many developers purchased land

at bargain prices when the market crashed.
“New construction projects, especially in Estero, are popping up everywhere,” says Kevin Yankow, real estate broker with Key Real Estate. “Communities that began in 2005-2006 are selling out, while new communities are either getting started
or experiencing record sales. Most projects with development orders in place for 2014 have been cleared and are ready for construction. I think we’ll see even more new communities in 2015.”
The Hertz relocation is expected to further drive demand, as about 700 new jobs come to Estero in the spring of 2015. Some Hertz executives have already relocated, although most are choosing Naples, the location of Hertz’s temporary headquarters.
“Higher income executives with children seem to be gravitating toward Collier County,” says Pavich, pointing to a possible explanation. “It seems newcomers to the area are confused about Lee County’s school choice system.”
Local realtors can’t tell new residents where their children will go to school because Lee County has a lottery system, so neighborhood schools aren’t guaranteed. Pavich and Yankow both expect more Hertz employees to move into Estero closer to the 2015 opening of the new headquarters at U.S. 41 and Williams Road.
“We’re 15 minutes to some of the nation’s best beaches, 10 minutes from RSW (international airport), and in the middle of some of Southwest Florida’s best shopping, dining and entertainment,” Yankow says. “Red Sox fans can be at Jet Blue Park in 15 minutes, and my alma mater, FGCU, put the unoffi cial name for Estero – Dunk City – on the map. Even major corporations want to be in Estero!”
Off-season sales were stellar compared to recent years, he adds. “As we climb out of the depressed market, we are seeing a staggering number of buyers who’ve been waiting on the sidelines for signs of a real estate recovery,” Yankow says. “Those signs were visible toward the
beginning of last season and throughout this ‘off season.’ Record number of buyers are purchasing properties and entering the market.”
An extended “season” this year should also help residential sales, with winter storms up North driving snowbirds down early, and a late Easter to keep them here longer. Interest rates, fl ood insurance and new home construction prices are all predicted to steadily rise, making 2014 an excellent time to buy, local brokers say.
“The real estate market is always comprised of peaks and valleys, and everyone can agree we are climbing out of a valley,” says Yankow. “We’ve seen an average increase of fi ve-to-six percent in home values over the past year and should anticipate steady growth over the next few years.”
Pavich says he sees a trend in buyers who are interested in modest, resort-style amenities with lower association fees, rather than golf course communities. Local builders are picking up on this trend.
Shifts are also being made in commercial real estate, focusing less on offi ce space and more on residential development.
“This next year will likely usher in positive land use changes after careful planning efforts, which will encourage the framing of a future City of Estero -- the epicenter of Southwest Florida,” Miller says. “Consequently, pricing must move upward with desirability, which is attracting investors and residents to our area from all over the globe.
“It is my wish that these happy circumstances will open our hearts to those who are less fortunate so that we also continue to be a ‘giving’ community, which is the facet of Estero I love the most.”

Cgrape ChefAt home on the range—comfort food with an Old West twist
BY LAURA J. Cummings gates
Vietnamese-born chef Mai Harkness has proven she is versatile and crea-tive in her cooking, from
amazing Asian entrées to all-American breakfast favorites. “I cannot follow a recipe,” she admits. “Food is fun. It’s being creative.”
She worked for Darden Restaurants and several hotel chains in the Orlando area before opening a coffee and wine bar in Bonita Springs. Eager to get back into the kitchen, she launched a breakfast and lunch spot at the Fla-mingo Island Flea Market, offering an extraordinary dining option in an unusual location. Nowhere else in the market can you fi nd a lobster crois-sant, pot stickers or smoked salmon.
Mai shortly followed up with the opening of a fi ne dining restaurant in North Naples. Keeping the original name, Cgrape Chef also does catering, offering healthy menu items which are both fl avorful and eye-catching. About 90 percent of the menu is gluten-free, using rice instead of wheat-based in-gredients.
“We’re very health conscious, and we don’t like to over season,” says partner chef Paul Brenner. He uses minimal salt and pepper, choosing in-stead to fl avor meat and veggies with herbs, butter and wine.
Cgrape Chef is in its second season, tucked away on Imperial Golf Course Boulevard off U.S. 41 just south of Wiggins Pass. It’s a small, quiet locale, ensuring fi rst-class service. The chef cooks to order, working with any di-etary concerns and scaling up the heat as desired, for those who like it hot.
Although Mai is a culinary genius at Asian cuisine, she also knows her meat and potatoes, being married to an Irishman. Most dishes have an East-ern fl are, but you’ll also fi nd pot roast and pork medallions on the menu.
Cgrape Chef is open for lunch and dinner Monday through Saturday. The Flamingo Island location serves break-fast and lunch Friday through Sunday, 8 a.m. to 4 p.m. Stop by to treat your taste buds to something special, and step away from the ordinary.

01. STEAMED CHICKEN POT STICKERSBeautifully presented in a bamboo wicker box, these traditional Chinese dumplings are flavorful – and addicting. Our server, Tammy, confessed to devouring a dozen in one sitting! Also try the Oven Baked Spinach and Artichoke Rangoon, a deep-fried dumpling fi lled with creamy veggies and served with cucumber-wasabi sauce.
02. VIETNAMESE VEGETABLE SPRING ROLLWrapped in transparent rice paper, these spring rolls are gluten-free, making a tasty and healthful snack. Spring rolls are served with a wonderful, hot-and-sweet peanut dipping sauce. Add chicken, shrimp or lobster meat to make a meal.
03. MONGOLIAN BEEFStir-fried fi let and fresh vegetables are served over brown jasmine rice, saturated with a lightly spicy sauce to pleasure the palate! The chef cooked the beef to our desired doneness and offered four levels of heat for the sauce (We chose medium, which seemed to satisfy all at the table). Topped with bean sprouts, this dish is simply delicious.
04. CHICKEN PAD THAIThis dish is a favorite among fi ne food afi cionados, with its signature peanut satay sauce. Peanuts give fl avor and
texture to this dish, while the sauce presents just the right amount of heat while also adding sweetness. Pad Thai can be prepared with chicken, beef or shrimp. A must try!
05. WABASAKI SWORDFISHSwordfi sh is an unusual fi nd on local menus, so we took advantage of this chef’s special. Cgrape likes to vary its menus frequently, as the chef enjoys culinary creativity. The swordfi sh was well seasoned with a saki and wasabi sauce combined with melted butter for a succulent, melt-in-your-mouth seafood dish. Another popular from-the-sea dish is the Seafood Imperial, featuring shrimp, scallops and lobster meat over creamy mushroom risotto.
06. PEANUT BUTTER PIEDon’t miss this finisher for a fine meal at Cgrape. The peanut butter pie is unlike any other I’ve tried. It’s denser with rich flavor – and it’s even healthier than most because it’s made with honey instead of sugar. So you don’t have to feel bad about the drizzled chocolate or sweet whipped cream on top! Also try the Fudgy Brownie Mudslide for a truly decadent dessert. Crafted after Mai’s favorite drink at the beach, the Mudslide features a gooey brownie topped with tiramisu ice cream and drizzled with white and dark chocolate sauce. Sweet tooth satisfied!

Lifestyle adviceSPECIAL MARKETING SECTION
When I ask a couple of simple questions related to your health, this is what I have been told hundreds of time, “I have been taking my medications for the last 15 years with very little results.” The doctor’s reply is often “unfortunately you’re are getting older and you may have to live with it” Even though the Dr. has increased my medications all I have is more pain and complications. My blood pressure keeps going up and up!! When am I going to get well? The answer is never!! Unfortunately, every time we take a medication, the same pill deteriorates our organs more and more. I don’t think this is a great thing to look forward to.

You can trade up to a fresh new look – AND – put your older furnishings to good use – all at the same time.
Have you noticed that interiors these days seem to be a bit lighter and less heavy than the looks of the past 10 years or so? Those darker, heavily-carved pieces are giving way to a newer “transitional” style...one that creates a fresh feel with simpler shapes and lighter tones.
Often, transitional styles take their inspiration from the classics, keeping the essence of the original but simplifying the fabrics and fi nishes to create a “new” tradition – more livable, less stuffy – more casual, less stiff. Neutral tones and natural fi bers add a sense of
tranquility while the classic shapes provide a feeling of comfortable elegance.
Taking advantage of these design trends takes dedication and dollars – but the appeal of a refreshing new look is very strong. Achieving that look probably
requires both acquiring some new pieces and also parting with some old ones. Luckily, there is a practical solution for refreshing your style AND stretching your dollars...consignment furniture stores like The Posh Plum®.
Specializing in both sides of this economic equation, The Posh Plum® displays and sells lightly-used furnishings and accents consigned to be sold in their “posh” showrooms by their clients – and, in these same fully decorated showrooms in Bonita Springs and Naples, they offer their customers the opportunity to buy furnishings at signifi cant savings.
This creates an appealing home decor solution. People
who have furniture that they would like to replace can “consign” that furniture to be sold by the experts at The Posh Plum® – and people who are looking for new pieces to refresh their current look or furnish a whole new living space can
shop for “design” at prices far below the cost of buying “new” pieces. It is possible to trade-up or trade-in, depending on your needs.
“Our clients, on both the buying and selling sides, look to us for exceptional service and great style,” says Greg Hunt, general manager of The Posh Plum®. “Because we bring years of experience to the consignment process, we can offer exceptional resale value for our consignment clients along with exciting buys on designer-level furniture for our retail customers. It’s a win-win scenario for both.”
For the home decor shopper, the two Posh Plum® locations in SW Florida, the 10,000-square-foot showroom on U.S. 41 in Bonita Springs and the 12,500-square-foot showplace on Tamiami Trail in Naples, are each a treasure trove of changing styles – from sofas and chairs to bedroom furniture, dining styles, accessories, lamps, mirrors and beautiful accents. Finding
just the right style can be a rewarding shopping experience.
For the seller, the professionals at Posh Plum® offer the expertise and reassurance of knowing how to properly price and effectively display consignment furnishings to attract discerning retail customers and bring competitive resale value to the consignee. What better way to redecorate than to know your older pieces are working for you!
For any client interested in fi nding unique home decor styles and using their design dollars wisely, the answer may well be “consign and design” – furniture consignment showrooms like Florida’s fast-growing Posh Plum®.
