CODE ANALYSIS

The applicable codes are the 2016 California Building Code, 2016 California Energy Code, 2016 California Green Building Standards, 2016 California Electrical Code, 2017 Electrical Code Errata, 2016 California Fire Code, 2016 California Existing Building Code.

The proposed project consists of electrical equipment upgrades and structural reinforcement at existing roof photovoltaic panels as a part of on-going building maintenance.

The existing 13,344 square-foot building is non-sprinkled type III-B construction under current code, CBC section 602.3. The exterior walls are noncombustible, 2-hour assemblies. It is two stories and 35 feet in height.

The building occupancy is classified as S-1, per CBC section 311.2, Table 307.1(1) and section 406.8.

Allowable area is 17,500 per CBC Table 506.2. Allowable height per CBC Table 504.3 is 55 feet and allowable number of stories per CBC Table 504.4 is 2. Allowable area, are code compliant for S-1 occupancy in a Type III-B building.

A fire alarm system is not required, per CFC 907.2, as an existing building.
