From DIY… ...to Professional Epoxy Flooring Installation

The cost of DIY and professionally installed epoxy flooring may be anywhere from $.50 per sq foot, to upwards of $30 per sq foot.

If one is trying to determine whether to DIY the project, or hire a contractor, one must first determine the total cost of new epoxy flooring, before plunging into self installation. What may seem simple and straightforward, can result in cost over runs at the minimum, and poor quality AND cost over runs at completion.

There are many variables which can determine the total costs. The following is a list of these variables:

Size of the area. Large wide open, separate rooms, working around equipment?

Amount of edges, or termination points, within the area (e.g.-walls, perimeter stopping points, edges of drains, etc.)

Type of system selected: Thin film coating system, decorative chip floor, troweled resurfacer, etc.

What thickness do you need? Range of thickness could be from 16mils to ½” thickness.

Condition of the existing substrate? Is removal of existing coatings, flooring required? Is the concrete in new condition. Does concrete have a spalled, rough surface, with holes,

chips, divots, scrapes? Is there chemical/oil saturation of the concrete?

Has the concrete passed both moisture tests? Moisture Vapor Emission Testing ASTM F2170 Concrete RH (relative humidity testing ASTM F1869) ASTM F 2170 Calcium Chloride Test < 3 lbs or less

vapor emission? ASTM F 1869 Internal Relative Humidity Test <70%

RH ?

If it fails either of these moisture tests, then a vapor mitigation system must be installed first. Cost of vapor mitigation system: $1.00 to $10.00 per sq foot depending on the actual vapor test results (amount of RH and vapor transmission)

COST OF MATERIALS: The price of the materials, with 10% extra for

“overage” Freight/shipping costs/ Heated shipping costs in winter? (Materials

must not freeze during winter transit) Sales tax on materials.

COST OF LABOR (If performing a DIY or professional installation)

Do you have sufficient trained manpower, for each stage of the work?

What is total cost of labor? How many days? How many men/day and hours/day (expect

there to be some overtime or holiday pay) Include cost of Insurance and benefits (workers

compensation, liability, auto)

COST OF EQUIPMENT AND SUPPLIES Surface Preparation rental equipment costs. Is a shot blaster needed, scarifier, diamond grinders?

SUPPLIES AND INCIDENTALS (Add 10% to total for these costs)

INSTALLATION SCHEDULE, FACILITIES, UTILITIES How many phases, mobilizations shall there be?

Add additional setup/breakdown costs for each phase.

Is there a dumpster for trash, or must one be rented? Is there plenty of electricity, or will a generator be

required? Is there plenty of overhead lighting, or do you need to

purchase temporary lighting? Is there a storage/ staging /mixing area available, or

will temporary facilities (trailer rental) be required?

These list of epoxy flooring costs is not to be

inclusive of all costs, but to provide general guidelines for job costing the project.
